Please see all our listings to check availability. Each rental has designated "private spaces" that are offset from each other and unique in their own way. Each rental has its own grill and fire pit. Each rental is a separate structure from one another. This one is the back side of duplex with private covered hot tub and patio equipped with picnic table. Other things to note 🏡 Property and Shared Amenities • This is a dog-friendly property. • The cabin is located on shared acreage with another Airbnb rental. • The seasonal stock tank “cowboy” pool is available from May through September. • The tornado shelter is located on-site and is shared with guests staying at the other rental. • The hot tub, firepit, and charcoal grill are for this cabin. • Guests must bring their own charcoal for the grill. • Traveling with a larger group? The second cabin on the property may also be available to accommodate additional guests. ## 🔑 Self Check-In This property uses a self-check-in system. By booking, guests confirm that they are willing and able to follow the provided check-in instructions. We recommend arriving before 10:00 PM whenever possible so assistance is more readily available should you experience difficulty accessing the property. ## 🕚 Check-Out Standard checkout is strictly by 11:00 AM. Late checkout requests must be submitted at least 24 hours before departure and are subject to the cleaning schedule and host approval. Unauthorized late checkout will result in a fee of $50 plus $1 for every additional minute. Before leaving, guests must: • Place all trash in bags and dispose of it in the designated bins or trash area. • Remove linens from used beds and leave them in a pile on the floor. • Leave unused beds as they are. • Load used dishes into the dishwasher and start the cycle when a dishwasher is available. • Wash used dishes and leave them to dry when no dishwasher is available. • Return furniture and household items to their original locations. • Close and securely lock all windows and doors. Excessive trash or an unusually untidy property may result in additional cleaning charges beginning at $75. ## 🧹 Cleanliness and Property Care Guests are expected to leave the cabin in a condition similar to how it was found at arrival. Additional cleaning or damage charges may apply for issues including: • Unwashed dishes • Dog urine or excessive pet hair • Stained linens, furniture, or carpeting • Cigarette butts or smoking debris • Excessive trash • Rearranged furniture • Debris left in the hot tub or pool • Damage beyond normal wear and tear Please do not move furniture from its original position. Some pieces are secured for safety, may damage the flooring, or require additional labor to move. A fee beginning at $175 may apply when furniture must be returned to its proper location. ## 🐕 Dog Policy Dogs must be approved when required and must remain leashed while outside. Guests are responsible for immediately picking up and properly disposing of all dog waste. Bringing an unauthorized dog or bringing a dog into a property that does not permit pets may result in a $500 fee, plus any additional cleaning or damage costs. Service animal handlers are also responsible for removing all animal waste from the yard before departure. ## 🚗 Parking Rules Guests must follow all property and local parking regulations. The following are prohibited: • Parking or driving on the lawn • Blocking neighboring driveways • Parking on neighboring properties • Parking at nearby churches without permission Driving or parking on the lawn may damage underground plumbing or WiFi lines. Guests may be charged for inspections, repairs, towing, or other expenses caused by parking violations. ## 🚭 Smoking and Odors Smoking or vaping of any substance is prohibited inside the property. This includes cigarettes, cigars, marijuana, and vaping products. Evidence of smoking, burns, cigarette butts, smoke odors, or other residual odors may result in cleaning and deodorization charges. A standard odor-remediation fee of $500 may apply when professional treatment is required. ## 👥 Guests, Visitors, and Parties All overnight guests, children, and daytime visitors must be included in the reservation. An additional nightly fee may apply for reservations with more than six guests. The property may not accommodate more than four people above the confirmed reservation total at any time. Unreported overnight guests may result in a charge of $50 per person, per night. Parties and unauthorized events are strictly prohibited. Violations may result in removal from the property, cancellation without refund, and additional fees. ## 🚫 Prohibited Activities Illegal activity is not permitted anywhere on the property. This includes illegal drug possession or use, underage drinking, and solicitation of illegal services. Professional photography, commercial filming, or other commercial property use requires advance written approval. Unauthorized professional photography or filming may result in a minimum $500 fee. ## 📹 Security and Privacy Exterior security cameras are installed for insurance, liability, and property-security purposes. The cameras monitor exterior areas only. There are no cameras inside the cabin. ## 📦 Forgotten Items Guests are responsible for personal belongings left behind. When an item is found, it may be shipped through FedEx Ground at the guest’s expense. A $55 handling fee, plus shipping costs, applies to returned items. The host is not responsible for belongings left at the property. ## 🛠 Maintenance and Property Access The host or property team may access the property when reasonably necessary for: • Emergency situations • Suspected illegal activity • Safety or liability concerns • Repairs • General maintenance • Keeping systems and amenities in working order Whenever possible, guests will be notified before non-emergency access. ## ⚠️ Damage and Rule Violations Guests are responsible for damage caused by themselves, their visitors, children, or animals. This includes repair or replacement costs, additional cleaning, lost income, refunds, or discounts provided to future guests when damage or rule violations affect a later reservation. Unauthorized guests, smoking, fraudulent reporting, parties, or other serious house-rule violations may result in a $500 fee per violation and immediate cancellation without refund. Open communication is encouraged. Please contact the host promptly when an issue occurs. ## 🛎 Reporting an Issue During Your Stay Guests must report significant property issues on the day they are discovered so the host has a reasonable opportunity to inspect and resolve them. Examples may include: • A materially unsafe condition • A major utility disruption • A significant listing inaccuracy • A material advertised amenity that is missing or not functioning The host will make reasonable efforts to correct reported issues. When an issue cannot be resolved, any compensation offered will be based on the nature and duration of the issue and cannot exceed the amount received by the host for the reservation. Issues caused, worsened, concealed, or reported late by a guest may not qualify for compensation. ## ✅ Acceptance of House Rules By completing the reservation, guests agree to: • Follow the self-check-in instructions. • Observe the strict no-party policy. • Follow parking, pet, smoking, occupancy, and checkout rules. • Permit reasonable host access for emergencies, safety concerns, repairs, or maintenance. • Pay applicable charges resulting from damage or broken house rules. • Accept that serious violations may result in immediate termination of the reservation without refund.
