Cozy & spacious 1-bedroom/den private guest suite

Located in a quaint neighbourhood of Cedar Valley in Mission, our home is a short drive from US border & Abbotsford Airport, beautiful lakes, stunning waterfalls, mountain hiking trails, historic sites, dining, wineries & farm tours. Conveniently near a bus stop & only 5 minute drive to a commuter train station connecting you to downtown Vancouver. With one queen size bed & full size sofa bed the suite sleeps 4 comfortably. Fully stocked with all the essentials. Be aware we have a toddler & dog. The space The guest suite is a spacious 1,072 square feet (99 square meters) basement. It has a private entry accessible via smart lock/pass key and is complimented by a lit staircase and walkway. Inside you will find enough space to sleep 4 comfortably. The bedroom is equipped with a queen size bed and a built-in closet. Inside the closet you will find hangers, steamer, iron and ironing board, heater, fan, as well as an organizer. This room has a window above the bed and has blinds for privacy. With nightstands and lamps on each side of the bed it makes a perfect place to unwind and relax. The living room is a spacious 12 x 15 foot (4.6 x 3.6 meter) area, which is attached to an additional 7 x 8 foot (2 x 2.5 meter) flex/den space with a small dresser. This area is perfect for extra space or setting up a children's play area. The living room has an electric fireplace and a HD 43 inch (109 cm) Roku smart TV. Enjoy complimentary guest access to popular streaming services such as Netflix, AppleTV, Disney+, Amazon Prime, RokuTV, YouTube, VEVO and more. You can also use the Web Video Caster app and cast any video from your phone (app download on your phone required). Please do not add any subscriptions, make in-app purchases, upgrades or change the TV settings. Enjoy playing some video games on a PlayStation 3 console, located in the bottom brawer of the dresser in the living room. There are also a few board games in the same drawer. Monopoly, puzzle, Jenga and playing cards are there for you to enjoy. If you feel like reading, we some books on the shelf in the dining area. The large sofa bed has the ability of seating 3 adults or 2 adults and 2 kids comfortably. With a full size mattress pull out bed it makes a perfect secondary sleeping option. A large window with blinds allows you to choose between natural light or privacy. Both sleeping areas are stocked with pillows, comforters, linens and additional blankets. The bathroom is a standard size toilet, sink with mirror and cupboard underneath. The bathtub is equipped with a shower and curtain. Fully stocked with shampoo, body wash, conditioner, hand soap, toilet paper, blowdryer and towels. Across from the bathroom is the laundry room with a full size washer and dryer. Laundry detergent pods and fabric softener dryer sheets are provided. A full size kitchen is stocked with all the necessary essentials for enjoying some home cooked meals and will make this place feel like your home away from home. It has a full size fridge and freezer, 4 burner stove and oven, microwave with a built-in fan, airfryer and a dishwasher. To get your day started you will find a coffee maker or aluminum stovetop espresso maker, electric kettle, tea steeper and toaster. Coffee grinds, tea, sugar, salt and pepper, cooking oil bottled water, popcorn and a soft drink are also provided at no charge. Basics such as plates and bowls, cups and glasses, cutlery, pots and pans, knives, kitchen utensil set are just among the few things you might find useful. A bread maker and blender are also available for you to use. Additionally, you will find dishwasher detergent pods, hand soap, dish soap, scrub sponge and brush, as well. The dining area has lots of space and can seat 4 at the table. Enjoy some music on the WiFi speaker while you're preparing food, having a meal, playing some board games or simply having conversations. At the entrance you may find a handy wardrobe to hang your coats and jackets and a place to leave your street shoes. The door gives you access to a small patio area to enjoy some fresh air. A lit staircase and additional lights in the backyard will make it easy and safe to access during the dark hours of the day. You will have a few options where to park. The guest suite comes with one complimentary parking spot on the driveway next to the garage. Additional, free street parking is available and arrangements can be made should you need the second parking spot in the driveway. Guest access You will have full access to the entire lower floor of the building, except for the furnace and our cleaning and supplies rooms. Private entry with a keyless smart lock/keypad gives you a quick access in and out of the suite. The backyard will be all yours should you wish to spend some time outside. A concrete walkway will lead you to a fence gate, which is right next to the driveway. Other things to note Before you book we would like you to know who we are and what to expect when you visit. We are a family of 3 with a friendly 10 year old Alaskan Malamute dog named Abby. Abby will never bother you unless you would like to come and say hi yourself. She loves meeting new people and getting belly rubs, but for your safety she will either be inside upstairs or behind a gate on the upstairs balcony. We always strive to provide the best lodging experience for our guests and would love to know how we can improve. Please leave your comments and suggestions in our guestbook. Your privacy and need for quiet time is of the utmost importance to us. We have a toddler upstairs, but will make all necessary arrangements to not make unnecessary noise. Our quiet time will be between 9 pm and 7 am, however the house rules do allow for normal noise levels until 11 pm.
