As evening settles in, you gather indoors by the indoor fireplace, settling into a calm rhythm of conversation, games, and shared time across multiple levels of the home. Sleeping arrangements With five bedrooms and space for up to 14 guests, the home is designed to balance group comfort with privacy. The loft serves as a bright, open bedroom with a king bed and its own adjacent game area. On the main level, three bedrooms include two with king beds - one being a primary suite with an ensuite bathroom - and a third with two queen beds and direct access to the screened-in porch. The lower level features a bunk room with two full-over-full bunk beds, offering a flexible setup for families or groups. Three full bathrooms are distributed throughout the home, along with bathroom essentials and laundry access with a washer and dryer. Living spaces & entertainment The main living room is centered around tall ceilings and expansive windows, with comfortable seating and a TV for relaxed evenings indoors. A second living area downstairs functions as a dedicated movie room, creating a cozy space to unwind. Entertainment continues in the game room with a pool table, arcade games, a basketball game, a game console, and board games, while the loft offers an additional game area for more casual play. Kitchen & dining The kitchen is positioned just off the main living areas, creating an easy flow for preparing meals and gathering together. A dining table seats up to 12 guests, with a breakfast nook accommodating four more, making it easy to share meals or linger over conversation. A coffee maker, coffee, and wine glasses are provided for relaxed mornings and evenings. Outdoor space Even in the cooler season, the screened-in porch offers a sheltered place to take in the wooded surroundings. The hot tub is available year-round, providing a warm place to unwind after a day exploring nearby trails. A fire pit and outdoor furniture create an inviting setting for evenings outdoors, while a BBQ grill and outdoor dining area are also available. Amenities & features The home includes Wifi, a dedicated workspace, central air conditioning, central heating, an indoor fireplace, and ceiling fans. Family-friendly features such as a Pack ’n play/Travel crib and high chair are available, along with self check-in using a smart lock. The property is pet-friendly and offers free parking on premises for up to four vehicles. A shared outdoor pool is available during set hours, and guests also have lake access and resort access nearby. Location Set within Massanutten Resort, the home places you close to hiking trails, lakes, and local attractions while still offering a sense of privacy among the trees. Trails and lakes are just minutes away, with the resort a short drive and Grand Caverns within easy reach. Other things to note We are pet-friendly! Pet fee is $50 per pet, per night, max of 5 pets. Pool Pass (Available only between Memorial Day and Labor Day): You’ll need the Pool Card and pay $6 per guest, per day (cash only) to access the pool. Kids 5 and under are free. The pool card confirms you’re a welcome guest but doesn’t cover the daily pool fee. Pool access is permitted for up to 14 people, which aligns with the maximum number of guests allowed at the home. This property includes security features, such as Schlage smart locks and Ring floodlight cameras, for your safety and peace of mind. Smoking: Smoking or vaping of any kind is strictly prohibited inside the home or on the property. A violation of this policy will result in a minimum $250 fine to cover deep cleaning and odor removal. MASSANUTTEN VILLAGE COMMUNITY RULES This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests enjoying their retreat. 1. NOISE - Quiet hours: 10:00 PM – 7:00 AM. - Keep noise indoors during these hours. - No excessive noise at any time, as judged by MPOA or its assigned agents. 2. PARKING - Keep all tires off the road. - Don’t block fire hydrants or park in front of another property without written approval from your host. - Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840) - No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is available with written approval from your host. 3. OUTDOOR FIRES - High wildfire risk area! - No open fires. - No unattended fires. - No firepit use during quiet hours (10:00 PM – 7:00 AM). - Firepits and grills may be restricted during local emergency conditions, check MassanuttenVillage . com or electronic sign at entrance for updates. 4. ALCOHOL - No open containers on roads or in common areas. 5. PETS - Leash always required when outside. - Clean up after your pets. 6. TRASH - Do not place garbage/trash outside, including screened-in porches, decks or carports.
