*Groups over 8 people please contact me before booking* • Paved road to the house • Perfect for families and friends • 100ft/30m private beach • Panoramic terrace overlooking lake with seating for 12 • Fully equipped kitchen • 3 beds and two twins 》20mi/32km to Flores 》30mi/48km to Tikal The space The house is a group of three units, one with two bedrooms (with fans), a shared bathroom and a kitchen, and two units with larger bedrooms (with A/C), their private bath. → The road is now fully paved to the house. Bus stops in front of the house 6+ times a day. → 20 steps to go down to the house from the parking, and 30 steps to go down to the beach. No wheelchair access. → You will find a 5 gallon water filter for drinking and filling up your bottles. → Internet is a bit slow as we don't have a landline nearby. Bring your movies and entertainment. → 1 mile from stores with basic food, 20 miles from supermarket. → We sometimes have unreliable electricity so if a shower or appliance stops working please let us know! ROOM 1, THE CAVE → 20sqm / 220sqft → Most privacy of all rooms on property → Partially buried with stone walls, making it cool year-round → 8 sqm French door that offers a gorgeous view over the lake → A/C → En-suite bathroom → Queen ROOM 2, THE LITTLE CAVE → 12sqm, 125sqft → Half buried with thick stone walls → Separated like room #1 → En-suite bathroom → A/C → Queen → Front sitting area with L-shaped sofa, hammock, and table ROOM 3: → 12 sqm, 125 sqf → Shared bathroom w room #4 → In main house → 2 single beds → Fan → Garden and partial lake view ROOM 4: → 8sqm, 80sqft → Queen bed → Fan → No view BEACH AND DECK: The private beach is 30 meters /100ft wide, it has a deck with a couple of hammocks, and the water is generally crystal clear except on rainy days. The best sunsets are from October to February. The lake is around 25C/80F degrees year round so you can swim at any time. It is safe for kids. INTERNET For the average activity, our internet is sufficient. Usually 1Mbps down, 4Mbps up. However, for live events or certain types of streaming, it may lower quality. OCCASIONAL POWER OUTAGES Sometimes, the power goes out. Only 3-4 times a year is it for more than a couple of hours. If a tree fell on the line after high winds, it could be the whole night. We have candles for that. Please don’t burn the candles for decoration, you may be in the dark if power goes out. This affects the whole area, we report to the electric company but can’t do much more about it. You will get the same situation everywhere else in the area and since this is out of our control we are unable to provide refunds if it happens. Guest access You get the full house, kitchen, private beach and no one will be around except for cleaning staff if you need. Other things to note • Bring all food from Flores, we provide filtered water • INSECTS: While we are in the jungle, we've taken measures to keep them away from your area. Each room has mosquito nets on the windows. Mosquitoes are less common that in Tikal thanks to the lake breeze, if you leave food out you might get insects. Same if you leave the lights on all night, bugs are attracted by light. • We use a water pump to fill a water tank from the lake. There is no city water. If you are out of water you will need to flip a switch to fill the tank and turn it off 30 minutes later. You can do it once a day to keep the tank full. GROUPS UNDER 8 PEOPLE: You are renting the house featured in the pictures, with 4 bedrooms. The house is all yours, the beach is all yours, aside from the staff you won’t be around other people. GROUPS OVER 8 PEOPLE: If you are just 9 people, you can add an extra mat from outside and put it in the house. However, after 10 people, you will be crammed. Up to you.
