The space All of the bedrooms are very nicely sized with en-suite bathrooms. The house is very comfortable for a large group. As each bedroom feels like a primary. The sitting room with sofa couch is counted as a 5th bedroom, but shares a bathroom with the Primary room. Works very well as a family suite or girlfriends suite for 2-4 to share a bathroom. The bathroom has a water closet, 2 sinks, a claw foot tub and separate shower and is very large. Fun fact: We’ve had 2 movies filmed at the house! Beneath the Darkness and The Son. Texas Monthly just put out an article about films in Smithville. Come stay and go on the film tour! We are on the map! Guest access Entire home Other things to note We do consider dogs depending on the situation. Please inquire in advance to be pre approved and to pay a pet cleaning fee. Unauthorized pets will be charged a $500 violation fee. Our rates are for 10 guests only. We do allow events over 10 guests with pre approval, a signed event agreement and fees. Please inquire in advance. Any event held with more than 10 guests, without our permission, pre planning, an event agreement and payment will be charged a $1500 event fee, as well as automatic cancellation of the current reservation, with no refund. If an event is held that is different than what is agreed on, the fee is $2000 , plus cancellation of reservation, with no refund. We do not heat the spa during the warmer months.
