The space All of the bedrooms are very nicely sized with en-suite bathrooms. The house is very comfortable for a large group. As each bedroom feels like a primary. The sitting room with sofa couch is counted as a 5th bedroom, but shares a bathroom with the Primary room. Works very well as a family suite or girlfriends suite for 2-4 to share a bathroom. The bathroom has a water closet, 2 sinks, a claw foot tub and separate shower and is very large. Fun fact: We’ve had 2 movies filmed at the house! Beneath the Darkness and The Son. Texas Monthly just put out an article about films in Smithville. Come stay and go on the film tour! We are on the map! Guest access Entire home Other things to note Our rates are for 10 guests only. We do allow events over 10 guests with pre approval, a signed event agreement and fees. Please inquire in advance. Dogs must be pre approved and added on the reservation as well as a pet cleaning fee paid. We love dogs but have very strict rules for them to be welcomed as guests. They must be trained and know how to behave, be bathed or groomed, before check on, nails filed or dremeled, stay off of all furniture(including beds) not be left alone, be cleaned up after in the yard and be on current flea/ticks meds. We don’t want you to bring your dog unless you plan to treat it as a family member on your vacation/holiday/ celebration/work trip/staycation..what ever it may be. If you don’t plan to spend all of your time with your dog and include it in your stay, then please leave it with a pet sitter in your own home or a place it’s familiar with. We do not heat the spa during the warmer months.
