Relax and enjoy an exciting evening in the new gaming and movie area. ~ TPT #21436972 ~ The space This vacationer's dream offers 2,900 sq ft of living space on a 9,600 sq ft lot ~ Plenty of space for up to 17 guests (see descriptions below) Enjoy the pool and hot tub, lounge in the sun, experience breathtaking lake and mountain views, plan a cook-out, get cozy by the fire pit with a glass of wine, or take a walk downtown for some delicious dining options. The possibilities are endless! Please note: Our guests are welcome to use the pool and spa during QUIET HOURS, provided occupants can maintain quiet conversation, turn music to low, and avoid loud activities. We are able to offer this to our guests if everyone reviews and follows 'House Rules'. Please make sure you understand all information included in Quiet Hours, 'House Rules', code enforcement & violations prior to your arrival. We are always available to answer any questions. As a reminder, temperatures can get up to (and often over) 115-120 degrees during peak season (April through September), and we are able to turn on the a/c unit a few hours before your arrival. However, if you are requesting a complimentary early check-in, please be prepared to either pay an additional fee for an early check-in prior to 2:30 p.m. or opt to request the a/c be turned on in the morning at an additional cost. Our rates are very competitive with other properties of this size in the area. As we all know, utility costs are rapidly rising, and we are unable to have the home cooled to an optimal comfort level upon arrival without increasing our booking rates or offering this with a fee for early check-in requests. Please inquire about options for this prior to arrival dates. Check out our "Guest Guidebook" or feel free to request suggestions & recommendations. A link to the "Guest Guidebook" will be included in your self-check-in email as well. The kitchen is fully equipped with everything you'll need to whip up your favorite recipes during your stay! All stainless-steel appliances are complimented by a Keurig, a coffee maker, and a Crock-Pot. (Oil and some spices provided as available and guests are welcome to use items left by prior guests, as well). PLEASE EXAMINE INFORMATION & PHOTOS CAREFULLY FOR OPTIMAL SLEEPING ARRANGEMENTS. This allows for the following: 1. Up to two adults in each King and Queen beds (4 beds) 2. Up to six adults in bunk beds; Full-over-Full (4 beds). Two adults may sleep together in the 2 lower bunks (MAX weight 375 lbs.) + 1 adult per-top bunk (MAX weight limit for top bunks is 175 lbs.) 3. Or up to two adults in each King and Queen beds (4 beds) OR 8 children in bunk bed sets; 2 top bunks + 2 bottom bunk (4 beds) + One adult or child in a twin rollaway bed and one teen or child on the cot, as well as 1-2 babies or 1 toddler in the Pack-n-Play. 1. Upstairs Master Bedroom 2 - green sheets and green throw, tree art above the bed, and a sitting area with white chairs near the closet. 2. Upstairs Bedroom 1 - white duvet cover with white and blue pillows and a blue dresser. (Upstairs) 3. Upstairs Master ensuite bathroom / Bathroom 2 - visible tub and a basket with essentials such as make-up remover towels. (Upstairs) 4. Upstairs Common area bathroom / Bathroom 1 - visible sink and towel bars w/ topiary art on the wall. 1. Downstairs bathroom - walk-in shower with tan tile and glass brick shower wall. 2. Downstairs Bedroom's 3,4,5 share the downstairs bathroom. Free Wi-Fi is offered, as well as a washer & dryer, all linens, and bath & pool towels. We also like to provide a STARTER SUPPLY of shampoo/conditioner, and laundry detergent, trash bags, etc. This allows our guests to travel just a little lighter and will compliment your stay nicely. Once supplies are used, guests will need to replenish their own supplies for the remainder of the stay. Guest access Guests will enjoy a self-check-in via Smart Lock. Additional information will be provided via email on the morning of guest arrival. We are unable to guarantee earlier check-in times prior to the evening before guest arrival. Please inquire and management will make a note; however, all earlier check-in requests, as well as late check-out requests, are subject to approval based on housekeeping staff scheduling, maintenance, and back-to-back guest arriving/departing on the same day. Earlier than 2:30 p.m. is an additional fee of $50 for each hour early (1:30-2:30 = $50, 12:30-1:30=$100, and so on). All guests are required to review 'House Rules' posted on this site, in a "Welcome Correspondence" and/or in the self-check-in email. There should also be a bound House Manual onsite in the common area near the entrance. Guests will be asked to sign a rental agreement prior to arrival as well. An email will need to be provided for this task. If you are interested in heating the pool and spa, please reach out to management. There is an additional fee as follows: Pool @ $150 per day (partial stay payment not permitted) Spa @ $ 50 per day (partial stay payment not permitted) * Propane for BBQ and fire pit not provided. Guests are welcome to use any propane at the property for both the BBQ and the fire pit. However, it will be up to the guest to refill the fuel if it needs refills during their stay. In turn, guests are prohibited from taking leftover fuel home with our tanks. Use what is there, leave what you procure, and so on. Guests are respectfully required to clean the Grill / BBQ before departure if it has been used during the stay. Housekeeping will charge an additional $50 - $75 to clean the Grill / BBQ and this will be passed to the booking party if the guests check out without cleaning the Grill / BBQ and removing the grease from the bottom of the unit. A claim the grill was dirty upon arrival must be submitted via photo within 1 hour of arrival to validate the report. Other things to note This property is equipped with security cameras on the exterior of the property. These devices follow strict guidelines set forth by Airbnb.
