As you step inside, you'll be greeted by the grandeur of tall ceilings and breathtakingly large windows in the living room and main bedroom, providing an abundance of natural light and a spacious feel. The open-plan living room and fully equipped kitchen space are perfect for entertaining, with pots and pans supplied to ensure a seamless and stress-free cooking experience. There is a dedicated dining area for 4 guests. The main bedroom is a spacious double, while the second bedroom features a large single bed, perfect for one adult or two children. The beds are set with fresh hotel-quality linen. The bathroom features a wonderful bath and fluffy towels, where you can indulge in a long and relaxing soak. Complimentary toiletries are also provided for your convenience, ensuring that your stay is nothing short of absolute comfort and luxury. You'll be sure to appreciate the sophisticated decor and neutral tones throughout, making it easy to relax and unwind. Take a step outside to discover the delightful spacious garden to the rear, perfect for a tranquil escape or an outdoor time with friends and family. The house will be professionally cleaned and set up to Hotel standards before you arrive. I hope you enjoy your stay here! Guest access You will have total access to my place so please treat it as your own and respect it. I aim to make each of my guests comfortable by allowing everyone to enjoy my place in its entirety. Other things to note I provide complimentary fresh linen, towels, and toiletries (shower gel, soap, shampoo) for your stay! Please note that ADDITIONAL linen costs £30 per pack. Message me if you need it and I will tell you where it is stored or arrange a delivery. For additional cleaning please contact me as well. I can accommodate late check-in after 9 pm for a fee of £30. Whilst I will not be available in person, I engage the help of a professional management company, so you can be sure that your stay will be flawless! Please kindly confirm your arrival time at least 24 hours in advance. If you don't do so, I cannot guarantee your check-in at the requested time. Late check-out requested in advance is available at £30 per hour. The latest check-out time is 1 pm. Unauthorized late check-out will be charged £50 per hour. Smoking is strongly prohibited, penalty 500GBP - No parties or events, quiet time from 11 pm. - No eating in the bedrooms. - No outside shoes inside the property. - No unregistered guests or visitors allowed. -The maximum property capacity is 4 people. - No eating or drinking in bedrooms. Please enjoy your meal in the dining room. - Dispose of rubbish in the main trash bin. - Make sure to turn off the lights, air conditioning, and any electronics when you leave the house. - Don’t forget to close the windows and lock the door. - Maximum one load of washing per week stay - Report any damages and/or breakages in a reasonably timely manner. Damages exceeding the security deposit amount must be paid by guests and will be reported to Airbnb. - Wash the dishes, and throw out all the house rubbish into the main outside bin before checkout. Dishes should be rinsed and food debris scrapped off into the bin before loading to the dishwasher rinse aid should be topped up/salts added if indicated. - Please take care of the furnishings. You have to pay for damages that exceed the security deposit. - Please don’t rearrange the furniture
