On arrival, please park on the driveway directly at the front of the main door, walk down the stairs and immediately turn right towards the main door where the key safe is conspicuously mounted by the main entrance. Only guests included in the booking are permitted to stay at the property. Any changes to the number of guests must be approved in advance. If you are travelling with children, please let us know before booking. Children must be supervised at all times to ensure their safety and to help prevent accidental damage to the property. By confirming your reservation, you agree to follow our house rules and accept responsibility for any damage, missing items, or additional cleaning required during your stay. Check-in & Check-out Check-in: From 3:00 pm Check-out: By 10:00 am Early check-in or late check-out may be available by prior arrangement, subject to availability, and is charged at £20 per hour. Parking Free private driveway parking is available for guests. Long-Term Stays For stays of 14 nights or longer, a mandatory light cleaning service takes place every two weeks. This includes a refresh of the property, replacement of bed linen and towels, and helps us maintain a high standard for all guests. A discounted charge of £55 per visit applies. During Your Stay: Complimentary starter toiletries (including toilet paper, shampoo, conditioner, body wash, and washing-up liquid) are provided. Guests should purchase additional supplies once these have been used. For stays longer than one week, please place bins out for collection and return them afterwards. Please help us reduce energy waste by switching off lights and reducing heating to 18°C when leaving the property. Keep windows and doors closed while the heating is on. The property operates a fair usage heating policy. The smart thermostat maintains a comfortable temperature of approximately 20–21°C. Please do not set the heating above 21°C. Please do not switch off or cover the living room radiator, as this may affect the smart thermostat. Netflix and other streaming services are available using your own personal accounts. House Rules: No smoking or vaping inside the property. No parties or events. No pets. No drugs, firearms, or illegal activities. No unregistered guests without prior approval. Local bookings may require host approval. No commercial use without prior permission. No mail or parcels should be sent to the property. Quiet hours are from 9:00 pm to 10:00 am. Please respect our neighbours by keeping noise to a minimum. Remove outdoor shoes before entering the property. Please do not enter the property with muddy or dirty shoes. Keep the property clean and use the bins provided. Do not disconnect the Wi-Fi, thermostat, or any equipment in the property. Guests are responsible for any damage caused during their stay. Charges may apply for lost keys (£50), damaged or missing towels (£15 each), excessive cleaning, or property damage. Before You Check Out Please help us prepare the property for the next guests by: Taking all personal belongings with you (we cannot be responsible for forgotten items). Locking all doors and windows. Turning off all lights. Washing, drying, and putting away used plates, cups, and kitchen items. Emptying the kitchen bin and disposing of perishable food. Returning the key through the letterbox.
