Other things to note ✅ Rental Agreement & Guest Requirements • A signed rental agreement is required prior to check-in. This must be submitted through our secure third-party verification portal as part of the guest verification process. • Per the North Carolina Vacation Rental Act, acceptance of the agreement is confirmed by payment, signing, or taking possession of the property. • Guests under 25 may be subject to a refundable $1,000 deposit. We follow the age guidelines set by the booking platform, and guests 18+ are welcome to book. • Reservations made within 24 hours of check-in must provide ID immediately or may be canceled without refund. ⏰ Check-In & Check-Out • Check-in: 4:00 PM • Check-out: 11:00 AM • Early check-in (1:00 PM) may be available for $150, pending availability. • Unauthorized late check-outs will incur a $250 fee and do not extend your stay. 🔇 Quiet Hours & Noise Monitoring • Quiet hours: 10:00 PM – 8:00 AM (city ordinance). • No loud music or disruptive noise at any time, indoors or outdoors. • Violations will result in a $500 fine per incident and may lead to immediate cancellation without refund. 👤 Guests & Occupancy • Only registered guests are permitted on the property at any time. • No visitors, parties, or gatherings without prior written approval. • Exceeding approved occupancy or hosting unapproved guests may result in a $400 fine or removal without refund. 🐾 Pets (Pre-Approval Required) • Pets allowed only with prior written approval and pet fee payment - $40/pet per night. • Maximum: 2 dogs only (no cats). Breed, size, and age required pre-arrival. • Unauthorized pets: $350 fine. • Pets must stay off furniture and bedding. • Excessive hair, stains, or damage may result in additional cleaning fees up to $300. 🚫 No Parties or Events • Parties, events, or large gatherings are strictly prohibited. • Unauthorized events will result in fines up to $1,000 and immediate termination without refund. 🔐 Security & Safety • Exterior security cameras (e.g., Ring) are installed for safety and property protection. • Cameras monitor exterior areas only. • Tampering with or disabling security equipment will result in a $500 fee and immediate cancellation. 🚭 Smoking • No smoking or vaping indoors. • Outdoor smoking permitted only if waste is disposed of properly. • Smoking indoors will result in a $500 deep cleaning fee. 🚘 Parking • Parking is permitted only in the driveway or designated areas. • Parking on grass or blocking access areas is prohibited and will result in a $300 fine. 🛜 Internet & Streaming • Complimentary Wi-Fi provided. • Guests must log out of personal streaming accounts before checkout. • Illegal downloading or streaming may result in a $500 fine per occurrence, and guests agree to indemnify the host. 🧼 Damages & Cleanliness • Guests must report any damage or issues immediately. • Charges may apply for damage, missing items, or excessive cleaning. • Furniture and household items must be returned to original locations. • Any item forgotten on the property is the guest's responsibility. If recovered by our team, it can be shipped at the guest's expense plus a logistics handling fee. Supplies: • Guests must provide their own firewood, charcoal, or propane (where applicable) • Grill propane refills may be reimbursed with receipt • Report any malfunction immediately 🗑️ Trash Disposal • Trash must be bagged and placed in designated outdoor bins. • Overflowing or loose trash will result in a $75 per bag removal fee. ⚠️ Liability Disclosure • The host is not liable for any injuries, harm, or damages occurring on the premises of any kind. This includes but is not limited to: drowning or water-related incidents at the lake, children left unsupervised, damage to personal belongings or vehicles, or any harm caused by third-party rental companies or other individuals on the premises. • Ongoing property maintenance may occur during your stay, including lawn care, sod watering, or grass cutting in the morning hours. • Guests may be required to sign an electronic rental agreement acknowledging these house rules and this disclosure prior to check-in. 📌 Final Note By booking, you agree to all house rules.
