Across the street (five minute walk) from the University at Buffalo South Campus and the University Metro Rail Station. Train ride lengths: -11 minutes to downtown campus/Allentown -13 mins to Shea's Theatre/convention center -20 mins to KeyBank Arena/Canalside Niagara Falls is 30-35 mins by car. I usually rent to 1-2 people who use the guest bedroom, but have additional space available in my finished attic. The space The house is 4 Bedrooms and 1.5 Bathrooms and occupied by a mid-30s male college professor and a little cat. Hardwood floors and historical details throughout. The guest bedroom I usually rent out has a queen-sized bed with a memory foam mattress. If you have additional members of your party, I have a finished attic with a queen-sized memory foam mattress currently on the floor (still deciding on furniture), a queen-sized aerobed, a couch, and additional floor space if you bring your own air mattress. I also have a couch in the living room. Please note that there's only one full bathroom in the house that you'll share with me. I keep it spic n' span and there's an empty medicine cabinet for your stuff, though, so it shouldn't be too inconvenient. Please also note that I work hard to be as environmentally friendly as possible. I almost exclusively use energy-friendly lights and appliances and eco-friendly cleaning products and consumer goods. As part of that effort, I try to minimize my use of heat and air conditioning. During the summer, I set the thermostat to 76 while I’m home in the evenings and 74 while I sleep. During the winter, I set it to 65 while I’m home in the evenings and 60 while I sleep. I really appreciate your effort to help me protect our environment. If you would like to rent out the entire house, I have a separate listing for that. Guest access There is a guest bedroom on the second floor right next to the full bathroom. Guests can access anything except for the master bedroom and my home office (i.e., bedroom, bathrooms, living room, dining room, kitchen, basement w/laundry, finished attic, and garage). During your stay I am happy to give you some tips for what to see and do while you're here, show how to use the metro rail, etc. You can probably talk me into showing you some of my favorite spots around town if you want a tour guide or just some company. And I’m more than happy to take you curling. Other things to note I'm currently working on peeling all the wallpaper and painting the walls, so the walls are a little bare. Everything will be clean when you show up, though.
