POOL CLOSED JUNE 9th - 12th, 2026 FOR MAINTENANCE 2 BED / 2 BATH beautiful condo in highly desirable in Zona Romantica. Adults ONLY (21+) Centrally located condo, 2 blocks to the beach and in the center with all the bars and restaurants! A bonus... we are in the flat area with no hills! It is equipped with a beautiful balcony, smart TV, comfortable beds, high speed internet, a roof top pool with bar service and gym you don't want to miss!! 4 guest max. LGBTQ friendly! Smoke free! The space -Our unit with two bedrooms and two bathrooms with a comfortable King Size and Queen Size beds. 4 guests TOTAL for this unit. No additional overnight guests are allowed with no exceptions. Unit available only for adults 21+ -A beautiful balcony that seats 4, a full gym on the rooftop and the most amazing roof top you will encounter! -The gym has a maximum capacity of people and guests must pre-register directly at front desk to check for available times. This is done on a daily basis, there are no reservations ahead of time. -The regular schedule for the rooftop pool is from 8 am to 10 pm from Monday to Sunday. The pool is closed on Wednesdays until 1pm for maintenance. -The rooftop bar is currently open daily from 12:30pm - 7:30 except for Wednesday’s when it opens at 1pm due to the rooftop cleaning schedule. As a reminder, the bar is not open to the public. It is strictly for owners and renters. Renters’ visitors can’t use the bar for liability reasons. Drugs and/or illegal substances are not allowed in the building. If found, you will be reported to authorities and immediately evicted from the building. Short term renters are required to wear a wristband or bracelet for the duration of the stay. All visitors must leave a photo ID at the front desk at the time of registration, and must wear a wristband while in the building. The renter/host must be present at the reception desk when registering visitors. The Rooftop Bar is open daily from 12:30 - 7:30 pm, except for Wednesdays when it opens at 1pm due to the rooftop cleaning. The Rooftop Bar is only available to owners and renters (people staying in the building), and it is not open to the public or open to visitors of renters for liability reasons. Owners and renters can start a tab and pay at the end of the day with cash or by credit card, or you can pay as you order. Owners and renters are free to bring their own beverages to the rooftop. It is NOT mandatory to use the bar service, but it is available if you want it. -Guests booking must stay in the unit. Guests can't book for other people, family or friends, per Airbnb's rule -Front desk staff will deny access to the group if the booking guest doesn't stay for the entire duration of the booking. Guests will have to send our property manager, the full name of the total of guests that will stay in the unit during or at any length of the stay. Their names will have to be sent to front desk at least 3 days before arrival. The security staff will ask for matching IDs for the names listed in the booking. No exceptions. Three level water filtration system in the entire building. We have a large smart TV in the living room. Guests must input their own credentials for the different apps available for streaming services. - SMOKE FREE, this applies for the unit, INCLUDING the balconies, as well as the common areas. - No pets allowed, no exceptions. The building won't allow any renters to bring their pets. (Only residents who live permanently in the building can have their pets in their units, but not in the common areas.) Service animals are only allowed if they have a certificate issued by the Mexican government. Credentials from another country, do not comply with the local laws. The building won't accept any service animals that don't have a Mexican issued certificate. Guest remains liable for any and all damage caused by people or dog. Under the ADA, service animals must be harnessed, leashed, or tethered, unless these devices interfere with the service animal’s work or the individual’s disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal, or other effective controls. The animal must be under control of the handler at all times therefore never left alone at any time. If we discover a guest has misrepresented a pet as a service animal, we reserve the right to seek financial restitution, report fraudulent claims to government authorities and to evict the guest(s) without further notice. In the latter case, there will be no right to a refund for unused rent. In 2022, both Airbnb and the Airlines no longer treat Emotional Service Animals as Service Animals. If you have an ESA, you can book a pet friendly property and pay the applicable pet fees. No keys to lose or to return! This property provides secure, keyless entry with an August Smart Lock. You can lock and unlock the door using a unique virtual key or personal entry code issued to you for the duration of your stay. - The cleaning fee is for the cleaning service at check-out, only, regardless of the length of the stay. If the guest requests an additional cleaning, there will be an additional fee upon request. The request needs a 24 hour notice and will depend on availability. We have a strict cancellation policy: Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in. Alterations within 14 to 7 days before check-in will have to be done through a cancellation at 50% and starting a new booking. No alterations to booking alllowed within 7 days before check-in. No alterations to booking allowed during the stay, no exceptions. Please don't lean or touch the handrails at all, the glass panels could potentially break under pressure. In our unit, please be mindful of the furniture and objects that might be left out over night. Preferably, don't leave any objects in the balcony and don't lean or touch the glass as extreme precaution. We have never had an issue with our balconies or handrails, but given the nature of the material, we prefer to act with extreme caution to prevent accidents. The guests assume all liability and responsibility in case of injuries or fatalities that could occur during their stay in the unit or the building. The guests accept this by booking this property. Guest access Guests will be able to use the entire unit. It sleeps a maximum of 4 guests. The common areas are available to all 4 guests, including gym, pool, spa, lobby and club house at the rooftop. Other things to note -Guests booking must stay in the unit. Guests can't book for other people, family or friends, per Airbnb's rules. -Access will be denied to the group if the booking guest doesn't stay for the entire duration of the booking, with no refunds. -Only guests with previous reviews and stays. -Guests will have to send the full name of the total of guests that will stay in the unit during or at any length of the stay. No exceptions. - ABSOLUTELY NO SMOKING, this applies for the unit, INCLUDING the balconies, as well as the common areas. -The mini split units work on two different modes: DRY and FAN. The DRY mode cools the air and eliminates the humidity in the air, which helps cooling the space faster than a regular AC (cool) mode. The FAN mode only moves the air in the unit at its current conditions. The unit will automatically turn off when it detects no presence in the space or if the windows/doors are open for each space. In the summer hot months, the unit will automatically switch to summer mode and will self-regulate to achieve cooler temperatures. The unit is optimized to conserve energy, the doors and windows need to be closed, and it can't be changed. Please do not unplug any of the sensors for the AC system. -Please provide with an email address so the property manager can contact you via email, since they are not in the app. -Drugs and/or illegal substances are not allowed in the building. Please keep in mind that the temperatures of operation are meant to be comfortable but not 'cold'. -We no longer have a safe in our unit. The air near the ocean does a lot of damage to the mechanisms in the safes we have had and to avoid potential problems, we will no longer provide one. It really is not necessary as the only people who access the unit during the length of a stay are the guests unless they invite people over or they approve of a repair if needed. -There are times when the building requires last minute maintenance or repairs. We will always try to let you know as soon as we are informed about these jobs, but sometimes the administrtion has to get the work done without any notice at all. This might interfere with some common areas and their use. This is something out of our control and does not affect our pricing in any way. When the HOA tells us about an upcoming scheduled work, and guests have not booked yet, we will inform them about the change of conditions before they book so that they are aware and can make the decision. But when the booking has already been made and the HOA programs a maintenance work during their stay, we won't be able to do anything about it and our pricing won't change as it is part of the way things work in an HOA and condominum building. POOL PROTOCOL ORDER • HEALTH • RESPONSIBILITY • CARE 1) It is not allowed to move the FURNITURE or mount more than the assigned one, without exception. 2) Use of PERSONAL WHITE TOWEL in lounge chairs and other furniture at all times. GYM PROTOCOL ORDER • HEALTH • RESPONSIBILITY • CARE 1) Only FOUR People will be allowed maximum due to code restrictions. 2) You must sign and reserve space in the log. WAIVER AND RELEASE OF LIABILITY In consideration of the risk of injury while participating in RENTING THE PROPERTY (the "Activity"), and as consideration for the right to participate in the Activity, I hereby, for myself, my heirs, executors, administrators, assigns, or personal representatives, knowingly and voluntarily enter into this waiver and release of liability and hereby waive any and all rights, claims or causes of action of any kind whatsoever arising out of my participation in the Activity, and do hereby release and forever discharge Salvador Blumenkron and Theresa Bailey, owners of the rental property in the listing booked through Airbnb located at LOFT 268, Puerto Vallarta Jalisco, in the present listing, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors and assigns, for any physical or psychological injury, including but not limited to illness, paralysis, death, damages, economical or emotional loss, that I (and companions during my stay) may suffer as a direct result of my participation in the aforementioned Activity, including traveling to and from an event related to this Activity. By renting the property the guest(s) hereby acknowledge that they are voluntarily renting the property and are aware that any risks associated with the building or property, which may include, but are not limited to, physical or psychological injury, pain, suffering, illness, disfigurement, temporary or permanent disability (including paralysis), economic or emotional loss, and death. The guest(s) understand that these injuries or outcomes may arise from their own or others' negligence, conditions related to travel, or the condition of the location. Nonetheless, the guests assume all related risks, both known or unknown to the guests, including travel to, from and during the stay. The guest(s) agree to indemnify and hold harmless the property owners against any and all claims, suits or actions of any kind whatsoever for liability, damages, compensation or otherwise brought by the guest(s) or anyone on their behalf, including attorney's fees and any related costs, if litigation arises pursuant to any claims made by the guest(s) or by anyone else acting on their behalf. If the property owners incur any of these type of expenses, the guest(s) agree to reimburse the property owners in full. The guest(s) acknowledge that the property owners, their directors, officers, volunteers, representatives and agents are not responsible for errors, omissions, acts or failures to act of any party or entity conducting a specific event or activity on behalf of the guest(s). The guest(s) acknowledge that renting the property and this Activity, may involve a test of a person's physical and mental limits and may carry with it the potential for death, serious injury, and property loss. The risks may include, but are nor limited to, those caused by the terrain, facilities, temperature, weather, lack of hydration, condition of participants, equipment, vehicular traffic in the surroundings, and actions of others, including but not limited to, participants, volunteers, spectators, visitors, event officials and/or producers of events. The guest(s) acknowledge that they have carefully read this "WAIVER AND RELEASE" and fully understand that it is a release of liability. The guest(s) expressly agree to release and discharge the property owners and all of their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors and assigns, from any and all claims or causes of action and the guest(s) agree to voluntarily give up or waive any right that the guest(s) otherwise have to bring a legal action against the property owners for personal injury or property damage. To the extent that statute or case law does not prohibit releases for negligence, this release is also for negligence on the part of the guest(s), their agents, and employees. In the event that the guest(s) should require medical care or treatment, the guest(s) agree to be financially responsible for any costs incurred as a result of such treatment. The guest(s) are aware and understand that they should carry their own health insurance and travel insurance. In the event that any damage to equipment or facilities occurs as a result of the guest(s) family's willful actions, neglect or recklessness, the guest(s) acknowledge and agree to be held liable for any and all costs associated with any actions of neglect of recklessness. The guest(s) accept and enter legally to this "WAIVER AND RELEASE" at the moment they book the property. The guests need to let the Administration knows (3 days) prior to their arrival, as well of the NON-PERMANENT OCCUPANTS (income or visits) and attach the FORMAT of the Responsibilities sheet. The TEMPORARY OCCUPANT must fill out the Registration and Liability Disclaimer FORM. if you do not comply with the regulations and the use of common areas will be prohibited.
