It is replacing beams along the front of the building along the balconies. This will have an impact on existing and upcoming reservations at our condo. Although we hate that this disrupts our guests this year, we are excited that in the end our condo building will look amazing. Even with the construction, we still have an amazing unit and are just steps from the ocean. Timeline: The work on our stack (second stack) is being done now with an expected date of completion of June 26, 2026. Guest Expectations: Today - 6/26/26 - during this time frame, there will be scaffolding that partially blocks the view of the ocean from our unit. The balcony will be inaccessible during this time period. There could be workers on the balcony and there will construction noise. ** This is the current timeline, they hope that it *might* be finished by June 12th, but given that we are already delayed, I am going to assume that 6/26 is the best date right now. I will update as I get more information. 6/27 and beyond - High Season - thankfully, our stack is projected to be finished during July and August, and our unit will go back to having a view and full balcony access. However, the next stack over will be worked on, and construction noise can be heard during working hours. Safety: Keeping our building up to standards is our top priority, therefore, our HOA decided it was necessary to do this project. The engineer said that the building is safe and only recommends no balcony usage during the time when our stack’s balconies are being repaired. Full time residents are still in the building. Compensation: (these prices have already been adjusted in the price you see, no additional compensation will be given) We are very disappointed that this project is going to cause interruptions in our 2026 rental season. However, we are willing to compensate guests based on this inconvenience. Maybe it can be a blessing in disguise for guests who normally can’t afford an ocean front unit that although there might be a little noise, they will still see the glistening ocean and be just a few steps away from the beach. Guests who choose to book during the time that work is being done on our stack - they will not have balcony access and there will be scaffolding up - we are offering 50% off our regular prices. Guests who choose to book during the time when our stack is not involved, balcony access will be available, and view will not be partially blocked, we will offer 25% off our regular prices. Guest access Guests will have access to entire unit, pool (seasonal), grilling area, parking, private beach access area for condo residents and their guests. **** Guests will not have access to the balcony during the period of time, expected from 3/15/26-5/15/26 that balcony repairs will be done. Other things to note For 2026 Year - work is being done on our building, prices already reflect this, please make sure you understand and agree before booking. We provide linens and towels with your stay! We also have starter pack with shampoo, conditioner, toilet paper, and paper towels. Transparency: As of 2024 (this will rise in 2025). Many places in NC beach rentals require guests to either rent linens or bring their own. We have found that renting linens is a high added expense for guests, and most guests want linens included. We cover the cost of purchasing and updating our own linens, and we only ask guests to pay the nominal fee that we get charged to launder those linens. Our 2026 cleaning fee that we pay cleaners is $185 and the fee we pay to launder our own linens is $100, so we only ask guests to cover these fees, we do not inflate cleaning fees. We also ask that you please consider rental insurance, especially if you are renting during hurricane season. We refund according to our refund policy, but that probably won't cover you for weather related cancellations.
