We now have 9 hole Frisbee golf, cornhole and more outdoor games coming soon! In the fire pit cove we have beach chairs, pop up tent, inner tubes for relaxing in the river and much more! Enjoy a peaceful and luxurious stay in our spacious lower level home. It’s your own private space. This luxury walk out basement home is set on the beautiful Ashtabula River with several access points to the water. Enjoy 3,000 feet of river to the east and west. This 1400 square foot space has all the amenities. Lots of outdoor spaces with picnic tables at the falls, hanging swings, patio furniture and a grill. See the water fall, mini cave and our rock beaches. We now have a new hot tub that seats 7 guests. Experience the magic of the river from the crows nest deck. Please note: The main house upstairs is the owners residence and will be occupied by them most of the time. It is possible to hear our footsteps or our dogs occasionally upstairs at random. There is no noise ordinance for guests. Enjoy and have fun! We do not share any space with your lower level home. It is 100 percent private, blocked off, locked and completely secure. We do have 3 small dogs that are very friendly but they stay inside our fence most of the time. Your pets and service support pets are always welcome. No fee for pets. Please note: We are now required to charge a bed tax which shows as a “Management fee percentage”. The only potential shared space is outside the garage area and the river. We service the hot tub early in the morning but you can specify a specific time if you want. We have a backup generator for power outages and we plow the snow in winter. For your safety we have one security camera for the parking lot area. There are 7 beds. 8 guests can fit comfortably. If sharing beds, they can accommodate up to 12 guests. We are a few minutes just off the highway. Only 2 minutes from the famous Smolen-Gulf covered bridge/Indian trails park and Brants apple orchard. Not far from Geneva on the Lake and SPIRE institute. Close to the Harbor, Walnut Beach and Lake Shore Park. See the magnificent Lake Erie with boating and fishing access. Visit our local wineries and enjoy downtown shopping. See the local museums, covered bridges and historical sites. We hope you enjoy your stay! Guest access All access for downstairs home only and all outdoor areas. Other things to note Small children should be monitored when walking close to the falls edge or roped off lighted area due to steep drop off. No guests are allowed to cross the safety ropes. No climbing or sitting on deck railings. Our hot tub will be at 99 degrees. Upon arrival you may change the temperature to your needs and leave it at that temp during your entire stay. Please monitor children in the hot tub. Thank you
