We’re delighted to share our beautiful waterfront retreat with guests looking to relax, reconnect, and create lasting memories with family and friends. We hope you’ll feel completely at home during your stay and enjoy everything our property has to offer. Nestled on 6 private waterfront acres in the scenic Kingston Peninsula, New Brunswick, our home overlooks picturesque Kingston Creek and sits directly across from a protected bird sanctuary, making it a peaceful escape surrounded by nature and wildlife. For boating enthusiasts, we’re located just a short distance from the well-known “Bedroom” on Kingston Creek. We like to think of our property as a private resort, offering many of the amenities you would expect at a tropical getaway—without ever leaving New Brunswick. The Space The home comfortably accommodates up to 12 guests and features: * 6 spacious bedrooms * 3 bedrooms with private ensuite bathrooms * Fully equipped main kitchen with dining area * Second full kitchen in the pool house/recreation area * Large indoor and outdoor gathering spaces * Seasonal outdoor swimming pool * Two hot tubs * Private beach access * Waterfront decks and seating areas * Exercise space Seasonal Pool Our outdoor pool is typically open from June 1 until the Monday following Labour Day, weather permitting. If the pool is important for your stay, please confirm availability with the host before booking. Location Our property is located in a quiet rural area, offering exceptional privacy and beautiful natural surroundings. Please note: * Cell phone reception is limited in the area. * High-speed fibre optic internet is available throughout the property. * Wildlife sightings are common and are part of the unique experience of staying here. The property is accessed by a long, steep driveway. During periods of snow, ice, or inclement weather, an all-wheel drive (AWD) or four-wheel drive (4WD) vehicle is strongly recommended. During Your Stay When you reserve our property, you are renting the entire home for your group. While we respect your privacy, we may briefly attend the property during your stay to maintain the pool and hot tubs, ensuring they remain clean, safe, and fully operational. We are always just a phone call or message away if you need anything. Important House Policies This is NOT a party house. We have zero tolerance for: * Parties or events of any kind * Bachelor or bachelorette parties * Excessive noise * Unregistered visitors or overnight guests Only guests included on the reservation are permitted on the property. To preserve the peaceful environment for our neighbours and future guests: * No smoking. * No vaping. * No cannabis use anywhere on the property. * No illegal drugs or illicit substances. Failure to comply with these policies may result in immediate termination of your reservation without refund. Please review our complete House Rules before booking. Safety Information For the safety and security of our guests and property: * Exterior areas of the property are protected by video surveillance. * There are no cameras inside the home. Water Safety This property includes: * A swimming pool with a deep end * Two hot tubs * Waterfront and beach access Children must be supervised by a responsible adult at all times. Guests use all amenities and recreational areas entirely at their own risk. By booking this property, guests acknowledge these inherent risks and agree that the owners are not liable for accidents, injuries, loss, or damage arising from the use of the property or its amenities. Bring Your Own Watercraft While we do not provide canoes, kayaks, paddleboards, or other watercraft, guests are welcome to bring their own and enjoy launching from the property’s beach access. Guest access Enjoy complete privacy with private bedrooms, private kitchens, private bathrooms, and private laundry facilities throughout your stay. The deck and pool are exclusively for guests staying at this property. The Level Three Experience is a spacious, self-contained three-level home featuring: * 6 private bedrooms * 5.5 bathrooms * 2 full kitchens * Multiple living and lounge areas * Private deck and seasonal pool * Access to beautiful grounds and a shared beach Please note that the beach, beach access road, and shoreline are shared common areas and may also be used by the property owners or guests staying in other accommodations on the property. Other things to note Enjoy exclusive use of the entire home, deck, and pool during your stay. The beach and the access road beside the home are shared common areas and may be used by other guests staying on the property and/or the owners. Our home is located in a peaceful rural setting with high-speed fibre optic internet. Cell phone service can be limited depending on your provider. A home phone is available for guest use if needed. To help you settle in, we provide a starter supply of: * Bed linens and bath towels * Pool and beach towels * Dish soap, dishwasher tablets, and laundry detergent * Dish towels and cloths The kitchens are fully equipped with essential cookware, dishes, and utensils. If you require a specific small appliance or kitchen item, please ask before your arrival, and we’ll do our best to accommodate you. Please note that we do not provide food items, condiments, plastic wrap, foil, or similar pantry supplies. If your children require specific flotation devices, we recommend bringing them with you. We have a limited selection available, but cannot guarantee the size or type you may need.
