Zephirine Cottage

A Victorian villa in historic Roslin. Adjacent to Rosslyn Chapel, Roslin Glen woodland & gorge as well as the Pentland Hills. Buses are direct to Edinburgh (45-55 mins) and connect with the airport tram & trains. The airport is 20-25 min drive away. Newly renovated. Lounge with TV. Well-equipped kitchen. Modern bath & overhead shower. Quality bedding on two beds & fold-down bed. Mature garden. Patio with table & chairs. Walk to Rosslyn Original Inn restaurant & grocery stores. The space Zephirine is a two-bedroom ground floor flat which was completely refurbished three years ago, with new central heating powered by an air source heat pump. The kitchen and bathroom still feel new. It is also my home which will hopefully give you a home-from-home experience. It has its own small garden at the front and a mature rear garden. Neither garden is enclosed and there is an open alley at the side of the building, so is not suitable for dogs or small children. The kitchen The kitchen contains a fridge-freezer, washing machine, dishwasher, electric induction hob, a variety of pans (induction-hob compatible), toaster, microwave and a full range of cooking and baking implements (including electric whisk and blender). There are various mugs, glasses and crockery. There is a cafetiere, teapot, tea-float and various jugs and pots. And a whole shelf of herbs and spices you are very welcome to use. The garden French doors open out from the kitchen onto the small patio with a garden table and four foldable chairs. The patio is particularly sunny in the afternoon and evening. There is a herb garden immediately adjacent to the patio so you can pick your own herbs, including fresh mint and chives. The garden contains a variety of shrubs and fruit trees. There is also a bench at the bottom of the garden that gets the sun most of the day. You may be here as the plums, currants and gooseberries ripen. You are welcome to help yourself to quantities that are only consumed on the premises. The bathroom The bathroom contains a modern wide bath. The bath is higher than your usual bath (about 60 cm high). The Victorian style shower is over the bath, meaning that there is no walk-in shower and therefore those with mobility issues may find this too difficult to get into. The shower has two curtains to envelope the whole bath/shower area. For each guest, there is a fresh 100% cotton bath sheet/towel and hand towel. The bedrooms The back bedroom contains a double bed, a sizeable built-in wardrobe and chest of drawers. The mattress is firm and pocket sprung with good padding. The front bedroom has a single bed with a new mattress that again provides orthopaedic support with pocket springs and padding. This room also has a desk with an adjustable ergonomic chair, desk lamp and six electrical sockets with USB ports. A good-quality guest bed can be set up for a fourth guest in the living room. BEWARE: it has a soft mattress and is fine for children, young men and those who sleep deeply. It may not be suitable for everyone in your group. It fits in the corner behind the table by pulling the table towards the fireplace and is therefore out of the way. The beds are made with fresh Egyptian cotton bed linen with cotton or cotton-rich duvet covers. Although the beds are made up with anti-allergy pillows, there is a choice of feather-filled pillows as well. The duvets are goose-down but again there are anti-allergy duvet options and various tog ratings, so you needn’t lose sleep. Please let me know in advance should you require anti-allergy bedding. Bedding is washed with anti-allergy liquid (Fairy Sensitive). Both bedrooms and the living room have curtains with blackout linings, which are not as complete as having blackout blinds but certainly darken the room. Each bedroom has its own hairdryer. The Living Room The living room has comfortable armchairs and sofa with feather-filled scatter cushions and a TV. There are reading books, games and little coffee tables. An oak table with chairs is useful for writing and games. EPC Rating C (December 2022) Guest access You have the whole property with access by the front door and patio doors. However, note that the alley that leads to the back is shared with my neighbours; therefore after your first entrance through the patio doors, please use the front door for access to the street. Although overlooked by neighbouring properties, the garden is peaceful and has a sense of privacy, especially at the far end. All the neighbours are very respectful and quiet. Other things to note There are no cleaning fees General cleaning is included in my fee. However, guests are requested to make sure all dishes and crockery are washed (either on the drainer or washing in the dishwasher) before they leave. Remember I have upstairs neighbours As this is a Victorian villa, there is a flat above with its own entrance. I have lovely upstair neighbours who are respectful with music, noise etc. I therefore request guests be respectful of the upstair neighbours. Keys are the security to this place If the keys are lost during your stay, I will need to charge for replacing both the key and the lock.
