The Dollhouse Studio Two

Digital nomads, look no further. This compact, thoughtfully designed studio is in a residential neighborhood about a 20-minute walk from the center. Designed for longer stays, it features excellent storage, a fully equipped kitchenette, and a small but ergonomic desk and chair for comfortable remote work. A drop-down dining table allows you to host a guest. Dogs welcome. Screens on windows and doors. NO PARKING. The space The property includes four studio units downstairs and one larger apartment upstairs. The interior walls are constructed of thick cinder block, which helps dampen noise between units. Studio Two opens onto a shared hallway and a lush, shared patio, which it shares with two other studios. Guests staying in the upstairs apartment also pass through the patio when entering and departing, so you may occasionally see or hear others using the shared space. Studio Two is a good fit for guests who appreciate a quiet, communal setting and are comfortable sharing outdoor areas. Guest access Enjoy stunning views of Antigua's three volcanoes from the shared terrace, or relax at one of the bistro tables on the patio downstairs. The washer and dryer are at the back of the patio area. Please be considerate of others who may be resting. The terrace is open to everyone staying in the property, unless reserved in advance. Your studio only has room for a minibar, so you share a supplemental refrigerator on the patio with Studio two. Other things to note TEMPORARY CONSTRUCTION NOTICE A neighboring property is currently undergoing a full renovation. This work is intermittent but can be loud. It takes place during weekday business hours only. Lunchtime, evenings, nights, and early mornings remain quiet. Reliable Internet There are two separate Wi-Fi networks with different providers for redundancy: • One up to 100 Mbps • One up to 30 Mbps Each router is connected to a one-hour UPS, so short power outages usually won’t interrupt your connection. This setup works very well for remote work and video calls. Quiet Hours & Early Mornings Quiet hours are 9:00 PM to 7:00 AM. I wake up at 4:10 AM to teach, and the dogs on the property may bark when new people arrive, which can disturb sleep for other guests. If you arrive during quiet hours, please be especially mindful of noise. Filtered Drinking Water (No Bottled Water Needed) The property has on-site water filtration, and the tap water is safe to drink. There is no need to buy bottled water. Reusable containers are provided, and guests are encouraged to use the filtered water to help reduce plastic waste in Antigua. No On-Site Parking (Please Read) There is no parking at or near the property due to the narrow residential street. If you have a car, please park at the parqueo across from the Candelaria basketball court (Q50 per night) and take a tuk-tuk (about Q20) to the property. For a smooth arrival, we recommend parking first rather than attempting to drive directly here. Airport Arrivals Some Uber drivers prefer not to drive down this street. If you’re arriving from the airport, let me know in advance and I can arrange a private driver who knows the location well, often for less than Uber. Local Noise & Holidays This is a lived-in Guatemalan neighborhood. You may occasionally hear vendors calling out or children playing during the day. Firecrackers and fireworks are common on holidays — especially Christmas and New Year’s Eve — so those nights are rarely quiet.
