Access to the house is by climbing two steps from the covered atrium of an 1800s stately home on one of the city's most important streets, Corso Umberto I, 58. Room layout: The apartment consists of an entrance on the lower floor that leads to the kitchen, the bathroom and the large living room with a sofa bed. From the living room, going up the stairs, you enter the room used as an office with a sofa bed, from which you finally enter the bedroom. Our target guests: Guests of this apartment love to travel in comfort and do not like small hotel rooms or B&B rooms where guests of other rooms are perceived, all without sacrificing centrality. Furnishings: Among the furnishings and accessories in the apartment you will find: - window blinds - a washing machine with a dryer function; - a large refrigerator with freezer; - a professional desk and chair for working; - a security door; - 55-inch 4K smart TV with AirPlay; - hot and cold air conditioner; - a normal oven; - microwave oven; - anti-noise glass with a mosquito net to ventilate without being disturbed by insects. The apartment offers all the necessary amenities to make you want to return to this cozy and ideal place. The kitchen and living room are equipped with two large windows that ensure excellent natural lighting and ventilation. Guest access The entire apartment will be at your complete disposal and will be exclusively for you. Other things to note For stays of 31 days or more, Italian law requires the signing of a temporary lease agreement and its registration. Here's what's useful to know before booking: • Minimum duration: 31 days, as required by the legislation on temporary leases. • Requirements: You must be an EU citizen or have a valid residence permit or visa; the law does not allow rentals for periods exceeding 31 days if these requirements are not met. • Reason for temporary stay: at the time of booking, you will be asked to indicate the reason for your stay (e.g. work, study, etc.), which will be included in the contract with the relevant evidence as required by law. • Contract registration fees: 2% of the rent as a registration tax (minimum 67 euros, divided between the host and the guest), plus 32 euros for stamp duty and 100 euros for registration costs, to be paid at check-in. • Professional weekly cleaning: optional service at 50 euros per week for two people, including a change of linen. • Tourist tax: not applicable for stays longer than 30 days, as they are not considered tourist use; however, registration of the contract remains mandatory.
