All bedrooms have smart TVs and are decorated with different themes. The kitchen, living room, and dining room are set up on an open-concept layout, facing the pool and backyard, so you can enjoy even more your moments with family and friends. For your convenience, there is Spider-Man themed bedroom on the first floor, with a king size bed, and a full bathroom right next to it. The other bedrooms are located on the second floor - Guest access Guests will have access to the entire house for themselves. It takes about 10-14 hours to fully warm up to 90º (maximum temperature for the pool). Let us know in advance if you want this option, so when you get to the house, the pool will already be heated for you. Most of our properties have private swimming pools. Guests' use of the pool is entirely at their own risk - The owners of the home, ASVH and our vendors accept no liability for any injuries and / or claims resulting from guests' use of the pool or its equipment & controls. Safety Alarms and / or fences are provided as required by Law and must not disabled or removed. The pool equipment, including heater, is professionally set and maintained for your stay - guests must not tamper with or adjust any of the equipment. While some homes may have night-time pool lighting, it is not an included feature in the rental. Therefore, swimming and spa usage after dark is not recommended and is strictly at guests’ own risk. Pools are professionally serviced weekly, and external screen doors must not be locked, our pool cleaner company has total access to the pool area weekly. A net & pole is provided for guests to remove bugs, leaves & debris as may be required between weekly services, particularly after rain showers. Please do not try open, any damage or theft will be charged to the credit card on file. - AIR CONDITIONING The AC unit controls both heating and cooling. The controls are programmed, but it may be adjusted if needed. For Cooling: Please avoid setting the temperatures below 70°F as this may cause the freezing of the unit. For heating: 74-76°F degrees should be comfortable for sleeping. - Bugs / Creatures / Critters Florida enjoys a sub-tropical climate - and as such has all sorts of bugs, creatures & critters. All homes are regularly professionally treated for pest control, but occasionally some may be found in or around the home, and are not cause for complaint. Their presence is no reflection on the cleanliness of the home. In most cases they are attracted by food / beverages & trash, and Guests are responsible for good trash management during their stay, and for keeping external doors and windows closed. * CHECK OUT Turn the lights and televisions OFF. Make sure the coffee pot is OFF. Make sure all the faucets are OFF. CLOSE and LOCK the windows and doors. Leave everything in the place you found it when you arrived. All the extra garbage during your stay and at your check out needs to be bagged and taken to the Resort dumpster. Otherwise an extra charge will be charged to the credit card on file. Trash collection rules will be sent with the reservation confirmation email. - Departure procedures you will need to: * Wash all pots and pans. * Take all trash from inside of the house to the bin in front of the house, or if you have an excessive amount of trash, find the community's dumpster (Please ask the guard gate or clubhouse for directions). * Rinse and place all dirty dishes inside the dishwasher, we would appreciate it if you load and run a dishwasher for us. - PROPERTY CLEANING AND MAINTENANCE Cleanliness has always been top of mind for hosts and guests, but it’s even more critical as we all aim to reduce the spread of infection. According to the CDC, it’s possible for someone to contract COVID-19 by touching a contaminated surface—like a doorknob or light switch—and the virus may live on some surfaces for several hours or even days. That’s why it’s essential to clean and disinfect frequently touched surfaces often, especially between reservations. The property will be cleaned before your arrival and again on your departure, but we recommend that you leave the house in good cleaning conditions and organization during your stay and at your check out. Otherwise we will charge a fee of USD $250 to the credit card on file. Additional cleaning can be requested within 48 hrs and it depends on our cleaners' availability . - Requests for Repairs: REPAIR ISSUES: Should any equipment malfunction or maintenance issue occur; we will make every effort to have it repaired as soon as possible. Problems in the rental homes will be handled in a timely and professional manner but are subject to availability of vendors and contractors. - PROCEDURES: If you experience a minor problem in your unit, one that does not require an urgent repair as defined below, please direct your request for repair to the agency with which you booked your reservation. If you experience an issue that requires an urgent repair, please contact AMAZING STAY VACATION HOME to resolve the problem. Urgent repairs fall into two categories: essential urgent services and other urgent repairs. Essential services repairs include broken Air Conditioning, a burst water service, broken hot water system, sewerage leaks or dangerous electrical faults. Other urgent repairs are those that are not an essential service, but might cause damage to the premises, injure a person or cause undue hardship or inconvenience to the guests, like appliances or electronics not working. Once you notify AMAZING STAY VACATION HOME of the need for an urgent repair, we will take action to contact a suitable repairer and arrange for them to fix the problem. ASVH has 24 hours to do this if the repair is needed to a defined essential service, and 48 hours for any other urgent repair. The repair may not happen within this time but AMAZING STAY VACATION HOME will make an appointment with the repair technician to fix the problem. ASVH will then ensure that the repairs are carried out as soon as practicable after the arrangements have been made. In case of maintenance problems, please report as soon as possible If there is an emergency which threatens the life or health of an occupant, or the imminent destruction of the property itself, please immediately contact emergency services at 9-1-1. - Pets Unless specified on the reservation, confirmation, pets are strictly prohibited at any property. Any evidence of pet occupation will result in a forfeit of the damage deposit in its entirety. The Owner accepts no responsibility for any allergic reaction or other conditions arising from occupancy of the property. The designation of “No Pets” does not indicate there have not been pets at the property at some time. For Pet Friendly Homes Charges and Deposit conditions: If you haven't done so yet, please let us know if you are bringing a Pet. How many Pets? Pounds? and Breed? Pet Weight max 35 lbs / Maximum 2 small pets - Pet Cleaning Charge "Additional" varies from houses size: 4 cbedroom $75 (per pet) entire stay Any damages caused by the Guest's pet(S) to the property during the staying it's Guest's responsibility. Charges are processed or requested after booking. -NO PARTIES No Parties are allowed (the definition of party is any gathering which has any visitors other than the occupants listed in the receipt. - Homeowner Associations Most vacation homes are in communities with HOA rules that must be complied with. In all cases, noise from music, outdoor activities, swimming and spa usage will be toned down by 9:00 p.m. or to dusk. Parking on the street is restricted in most communities, please obey the signs. No excessive noise will be allowed after 10:00 pm to be determined by the neighbors. No Kegs are allowed in any areas. No debris can be left in the outdoor areas. If the Licensee and or occupants are found to be in violation they may be evicted and will billable for any costs associated with the eviction including but not limited to the cost of a security company to remove the Licensees and or loss of the entire refundable deposit at the Licensor's sole discretion. Under no circumstances will AMAZING STAY VACATION HOME be liable for any impediment to the use of the resorts' amenities or clubhouses, swimming pools inclusive, whether due to maintenance, weather or force majeure. AMAZING STAY VACTION HOME (ASVH) RESERVES THE RIGHT TO CANCEL ANY RESERVATION AT ANY TIME DUE TO SITUATIONS OUT OF OUR CONTROL Security Deposit For Rentals Over 30 Days ( Up to 180 days). The Security Deposit in the amount of [CUSTOM_SECURITY_DEPOSIT_FOR_RENTALS_OVER_30_DAYS] shall be held by the Management company without liability for interest and as security for the performance by Guest of Guest's covenants and obligations under this Lease, it being expressly understood that the Security Deposit shall not be considered an advance payment of rental or a measure of the Management company's damages in case of default by Guest. Unless otherwise provided by mandatory non-waivable law or regulation, the Management Company may commingle the Security Deposit with the Management Company's other funds. The Management Company may, from time to time, without prejudice to any other remedy, use the Security Deposit to the extent necessary to make good any arrearages of rent or to satisfy any other covenant or obligation of Guest hereunder. Following any such application of the Security Deposit, the Guest shall pay to the Management Company on demand the amount so applied in order to restore the Security Deposit to its original amount. If Guest is not in default at the termination of this Lease, the balance of the Security Deposit remaining after any such application shall be returned by the Management Company to Guest. If the Management Company transfers its interest in the Premises during the term of this Lease, the Management Company may assign the Security Deposit to the transferee and thereafter shall have no further liability for the return of such Security Deposit. - Limitation of Liability and Hold Harmless ASHV AND THE PROPERTY OWNER SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, PUNITIVE, OR CONSEQUENTIAL DAMAGES, OR ANY LOSSES OF ANY NATURE ARISING FROM THE SUBJECT MATTER OF THIS AGREEMENT. THE MAXIMUM LIABILITY FOR ANY DAMAGES ARISING OUT OF OR RELATED TO THIS AGREEMENT, WHETHER IN CONTRACT, TORT, OR OTHERWISE, SHALL BE LIMITED TO THE AMOUNT OF MONEY PAID TO OR RECEIVED BY OWNER UNDER THIS AGREEMENT. GUEST SHALL HOLD MVH HARMLESS FOR ANY AND ALL CLAIMS ARISING OUT OF THE SUBJECT MATTER OF THIS AGREEMENT. FURTHER, AND MORE SPECIFICALLY, MVH, THE PROPERTY OWNER, AND ANY HOMEOWNERS ASSOCIATION SHALL NOT BE LIABLE FOR INJURIES OR OTHER DAMAGES INCURRED AS THE RESULT OF GUEST'S USE OF THE SWIMMING POOL. SWIMMING IS AT THE GUEST'S OWN RISK. CHILDREN MUST BE SUPERVISED AT ALL TIMES. ABSOLUTELY NO DIVING ALLOWED. - Power, Water, Phone, Internet, Cable Outages & Appliance breakdowns With the Florida weather, it is not uncommon to experience utility outages that are beyond our control. Likewise, appliances in the home, including (but not limited to) A/C units, pool equipment, TV's, Wi-Fi, kitchen appliances, etc.. may break down. In such an event, ASHV will make every effort to have equipment repaired and services restored as soon as possible. No refunds will be given for any outages, breakdowns or equipment failure - Damage / Security Deposit If you “leave the home as you found it”, there really should not be any problems. Our post guest inspection typically is within 48 hours of a departure. Each homeowner may have specific requirements regarding the security deposit, which Regent adheres to, otherwise, a security deposit via credit card is required for each reservation. Although it is rare, as most guests are good guests, any problems (loss/damage) will be reported back to the homeowner, and/or to the booking agent, and/or charged to the security deposit and an email notification will be sent to the departed guests within 3 days of the departure, including documentation and photographic evidence as applicable. The Renter agrees to the deduction of the cost of any loss / damage that occurs to the home and its contents during the course of the rental, from any refund due. Should damage occur in excess of the Damage / Security Deposit held, the Renter shall be liable for the excess costs including recovery costs and legal expenses if required. This policy may differ with reservations made through affiliated partners or listing websites. In such cases, the Damage / Security Deposit policy displayed on the listing and notified at the confirmation of the reservation through the listing website at the date of booking applies. - ADDITIONAL CHARGES MAY APPLY In the event the owner / property manager has to send someone out to fix, repair or for extra cleaning. Yes, all pools and the lazy river are heated all year round. * What are the pool hours? The pools open at 9 am and close at 9 pm daily. * What are the minimum height restrictions for the waterslides? Riders must be at least 36″ tall and only one rider at a time. * Are there activities at the Resort? Yes, activities change monthly and there are extra charges for some. You can view the current month’s calendar of activities here. * Does the Mini-Golf cost extra? Yes, mini-golf is $5/kids and $7/adults. * How much does the Kayak rental cost? $15/30 mins or $20/hour. * What time does the Tiki Bar and Ice Cream Shop open/close?
