This stunning modern townhouse is just a short stroll away from the city centre, Ancoats & Northern Quarter, Piccadilly Garden, Piccadilly Rail Station, and more. It's the perfect base for exploring Everything Manchester has to offer, with two spacious bedrooms and plenty of living space, making it ideal for families, couples, or small groups of friends. The space The ground floor of this townhouse is dedicated to an open-plan living and dining space, furnished with comfortable seating and a dining table for five. The kitchen is fully equipped with all necessary appliances, including an oven, gas hob, microwave, fridge-freezer, dishwasher, etc., making it perfect for preparing meals at home. Upstairs, you'll find two tastefully decorated bedrooms. One bedroom features a comfortable double bed, while the other has a king-size bed. Both bedrooms have ample storage space for your belongings. The modern bathroom boasts a bathtub, toilet, and sink. Downstairs, the sofa could be pulled out to become a sofa bed for one guest to sleep comfortably. The townhouse is equipped with all the necessary amenities to ensure a comfortable stay, including free Wi-Fi, a coffee machine, a Smart TV with Netflix, and fresh linens and towels. Moreover, an EV charger is also available for guests who wish to charge their electric vehicle during their stay; please note that extra charging fees apply. Parking- the house comes with a free drive-way parking, and for guests who have extra velchiels to stay, on street parking permit could be provided for a little cost. Located in the tranquil part of Ancoats, the townhouse offers picturesque views of a stunning canal and plenty of green space. Besides, great restaurants, bars, and shops are only 10 minutes away. With excellent transport links, you can easily explore other parts of the city and beyond. Guest access - The whole house, apart from some locked cupboards. - Driveway - EV charger (please inform the host in advance if you wish to charge your electric vehicle during your stay; extra fees of £35/per day apply to EV charging at the property). Other things to note This is my home, which I open to guests while I'm away. I have locked some cupboards to store my personal belongings, but guests are welcome to access all areas of the house that are not locked. Since this is a private home situated in a residential neighbourhood, I ask that guests follow my house rules and be respectful to my neighbours and the community. [Parking] The driveway accommodates *two small cars or one large van* which is free to access. If you need extra space for parking on street, please contact the host to arrange visitor permits for £2 per day for each vehicle needs parking on street, this is due to the neighbourhood has a resident-only parking scheme. For your peace of mind, please lock your vehicles at night and keep belongings out of sight. [EV charger] Please inform the host in advance if you wish to charge your electric vehicle during your stay; extra fees of £30/day apply to EV charging at the property. Example: EV charging extra cost is £90.00 for a 3-night stay. [Security Cameras Disclosed] For safety measures, one security camera has been installed at the front of the property, looking onto the driveway at the front entrance. This security camera has been installed and applied with a privacy policy which will not monitor guests' private spaces (e.g., bedrooms, bathrooms or common areas used as sleeping areas). [Key Security] Guests are advised to keep the key safe and secure during their stay. In the event of losing the key, guests will be responsible for the emergency key delivery and replacement, incurring a total charge of £150. [No Animal Policy] To ensure the comfort and safety of all our guests, especially those with allergies or aversions to animals. We have a strict no-animal policy in place. Guests found violating this policy by bringing animals onto the premises will be subject to an extra cleaning fee. [Late Checkout] Please notify us in advance if you require a late checkout — we’re happy to help if availability allows. Late checkout is charged at £25 per hour, and must not go beyond 2:00 PM. Any unauthorised late checkout may result in an additional penalty of up to £150 to cover disruption to our cleaning schedule and potential impact on incoming guests.
