The space Our vacation home in San Stino in an idyllic location is actually two houses that are directly next to each other without having a connecting door: a smaller house and a larger "Anesso Rustico" Amenities of the "Anesso Rustico" The Annesso Rustico is actually the "main house" with 50 sqm on the ground floor and another 30 sqm on the upper floor. Downstairs is a single large room with kitchen, dining area and living area. An open staircase leads upstairs to the gallery, where there is an open sleeping area with two beds and a large bathroom. Kitchen: fully equipped with fridge, freezer, sink, espresso machine, milk frother, dishwasher, microwave, stove, oven, wood-burning stove. Dining area: beautiful large table made of walnut wood with six chairs (two more chairs are available upstairs, the table is large enough for eight). Living area: rustic sofas (two-seater, three-seater and armchair), table and Internet TV. One exit to the south terrace with barbecue fireplace, view of the fields, two exits to the west terrace. For the terraces there are two tables and ten chairs, several sun loungers or chairs. Bedroom: One large double bed, two bedside tables; another single bed, extendable to a full double bed, dresser (no wardrobe!), Yamaha e-piano. Bathroom: bathtub (shower only possible in squatting!)toilet, bidet, sink, small shelf and cabinet above and below the sink. Amenities of the smaller house In the smaller house with 33 sqm there are two separate bedrooms with two double beds, bedside tables and wardrobes, in one room there is still a small desk, and a smaller bathroom with shower, toilet, bidet, sink, small shelf and cupboards above and below the sink. Other amenities: dishes, cutlery, glasses, cups, a pan, a large and a small pot, parasols, clothes rack, Wi-Fi on request, large trampoline, photovoltaic system with 3 kWh peak; Around the houses are extensive terraces, to the south, southwest and west three large, interconnected, with a wide view over the fields to Caorle (sometimes there is a great fireworks display), in front of the small house a smaller terrace overlooking the west into the garden and on the east side a narrow strip. Large parking lot right by the house for two, otherwise also three, with maneuvering up to five cars. NEW in 2024: Electricity from our own production through a photovoltaic system with 3 kW peak (without storage) Location: The cottage is located at the southern end of the village of San Stino di Livenza in the district of Sette Sorelle, in the middle of wine or cereal or corn fields in an absolutely idyllic and quiet location. Next door are friendly Italian neighbors. Otherwise no buildings, no neighbors, just peace and quiet…! Even our children (13, 19 and 21 years old) and their friends praise and enjoy the peace and seclusion there. Despite the seclusion, there is Wi-Fi on request and even a baker who delivers fresh baked goods on order on weekdays Mon-Sat (around 10 / 11 am). A Shiatsu therapist also comes to the house on request (also offers Shiatsu on the beach in high season…!) This beautiful property is available for families as well as couples. Youth groups, bachelor parties, and all parties / celebrations are not welcome. Thank you for understanding! Distances: San Stino town center: 6 km, there are numerous supermarkets, cafes, restaurants, pizzerias, butchers, ice cream parlors, pharmacies, doctors, etc. Caorle: 19 km / 15 min. (Attention, speed cameras in both directions between bar "La Contarina" and Ristorante "La Rotonda"). Here it has a beautiful old town right by the sea and great, very gently sloping beaches to the west ("spiaggia ponente", rather narrow) and east ("spiaggia levante", much wider, with an uncultivated part ("spiaggia libera") at the very end – our tip: wild beach on the edge of the cultivated part, then you have the generosity of the free beach without having to do without the infrastructure of the cultivated part... Spiaggia di Brussa: 33 km / 34 min, there is a wild beach in a nature reserve, parking and showers at the end of the road, there are also food trucks and usually also "flying merchants" who sell drinks and snacks Portogruaro: 20 km / 20 min, picturesque town with mill directly on the river Lemene, great for strolling. Tip: get exceptional pizza creations at Casa Benetti and eat right on the river bank overlooking the mill! Venice Piazzale Roma: 64 km / 45 min. (Attention, speed cameras on the dam to Venice in both directions!) Treviso: 50 km / 45 min. Designer Outlet Noventa di Piave: 23 km / 20 min. – our favorite with Tommy Hilfiger, Ralph Lauren and many others! Palmanova Outlet Village 64 km / 45 min. Udine: 82 km / 1 hour Trieste: 110 km / 1h 20 min. (Tip: make a detour to Slovenia to refuel at Monfalcone, then drive "back" via Opicina to Trieste or park for free in Opicina and take the tram or bus down to Trieste with a great view) The amenities are the way we like them. So everything is there in the kitchen for cooking, such as spices, oil, salt, coffee, toilet paper, so that you don't actually have to buy a basic set of items first - as is often the case of vacation homes.
