Move trash bins by curbside Thursday evening for Friday’s pickup. Please move them back inside after pickup. ** Automatic Pool Cleaners • Please do not remove the pool cleaner robot from the water while it is operating, as this may stop circulation and damage the pool system. • Do not turn off the pool surface cleaner. If you take it out during the day, kindly place it back in the water before midnight so it can clean the pool surface on schedule. **Pool guy visits for pool cleaning typically Mondays/Tuesdays and Thursdays (pool guy enters from side gate to outside pool area). Pool lights out at midnight. **We are not responsible for lost or missing items, please double check all your belongings prior to check out. House rules: 1. **NO SMOKING POLICY** Smoking is strictly prohibited inside the house. Please use outdoor areas if you wish to smoke but ensure not to litter or make burns. Additional charge will apply for cigarette litter and/or damages. You will be fined $500 for inside smoking. 2. **Respectful Noise Levels:** We value our neighbors' peace and quiet. Please keep noise levels to a minimum, especially during nighttime hours. Due to City of DHS Ordinance no outside music is allowed and quite hours are 10pm-8am. Per City of DHS noise monitoring device is present in outdoor patio and you will be alerted if noise level passes above 75 Db threshold. Please note that you maybe fined at your own expense if police is dispatched for loud noises and you will be asked to vacate the property immediately! 3. **Theft and Damages** We kindly ask our guests to treat the property with respect. In the event of theft or damages to the property caused during your stay, you authorize the owners upon inspection, to charge your credit card to cover repair or replacement of property. 4. **Excess Trash** Additional charges of $150 will be incurred if excessive trash such as silly string, glitter, confetti, water balloon remnants, pet hair or any small particle debris is left behind, which requires extra time and effort to clean up. 5. **No glass in pool area** Absolutely no glass in the pool area and no littering in the pool. 6. **No fireworks** No fireworks of any kind are allowed on the property. 7. **Pet Policy** Help us stay dog friendly home by following these rules: Limit of 1 dog under 20 pounds. No cats and no other pets are allowed. Keep it off beds and sofas; it should sleep in provided pet bolster beds. Walk it to the street for its needs, and no urinating on the property. Dog waste must properly disposed of. Dog is not allowed in the pool and needs owner supervision at all times. There's a pet fee of $75 per dog per day. Please make sure to clean any dog hair left after to avoid additional charge of $150 for excess pet hair. Also please be aware that damages from pet could lead to fees of up to $1500. 9. ** No Partying** No partying is allowed at the property at all times for the peace and privacy of our neighbors. If partying is suspected, guests will be required to vacate the property immediately without a refund. Additional daily fee of $50 will apply for extra guest above capacity limit of 12. Maximum 4 extra day time guests. 10 **Early Check-Ins & Late Check-Outs. Standard check-out is by 11:00 AM. • Late check-out may be available at $75/hour, only if there’s no same-day check-in. • Early check-in may be available at $50/hour, subject to availability. All requests must be approved by host in advance and are only confirmed once payment is received. Payment is due within 24 hours of approval. Unauthorized early check-ins or late check-outs will incur a fee of $100/hour. 11. ** We are committed to energy efficiency. To help us conserve energy, the thermostat is set to operate within a comfortable range of 72-78°F. 12. ** Unauthorized Guests The maximum number of overnight guests allowed is 12. No more than 2 daytime visitors are permitted without prior approval. Violations will result in a $60 per unauthorized guest, per day charge, or may lead to immediate removal from the property without a refund. 13. For the safety reasons, charcoal grilling is not allowed on premises. There is a gas grill available on site. 14. No illegal substances or use are allowed on the property. Grounds for Immediate Termination of Stay (No Refund) In accordance with Airbnb’s Terms of Service and Community Standards, violation of the following rules may result in immediate removal from the property without refund, with Airbnb support notified: 1. Unauthorized Parties or Events – Hosting parties, gatherings, or events not approved by the host. (Airbnb prohibits “disruptive parties and events.”) 2. Unregistered Guests – Bringing additional overnight guests without prior approval. (Airbnb requires all guests to be registered on the reservation.) 3. Unauthorized Pets – Bringing pets without host authorization. 4. Smoking or Illegal Substance Use – Smoking inside the property, or possession/use of illegal drugs. (Prohibited under Airbnb’s rules on illegal activity.) 5. Property Damage or Tampering – Causing intentional damage, tampering with pool/spa equipment, or disabling safety/security devices (smoke detectors, CO alarms, security cameras, etc.). 6. Illegal or Dangerous Activity – Any activity that violates local laws or endangers the property, guests, or neighbors. 7. Disruptive Conduct – Excessive noise, harassment, threatening behavior, or violation of community rules. (Airbnb requires “respect for neighbors and the community.”) 8. Failure to Communicate – Ignoring host communications regarding urgent safety, property, or rule-related matters. (Airbnb requires “responsive communication with hosts.”) By booking this property, you agree to abide by these rules and understand that violations may result in immediate termination of your stay without refund, in line with Airbnb’s Terms and Policies. CLAIMS AND ASSUMPTION OF RISK ("Waiver & Release") Utilizing swimming pool carries inherent risks, including physical injury and, in extreme cases, death. Pool Area Users agree to: 1. Assume all risks related to their use of the pool, even if caused by the landlord’s negligence. 2. Take sole responsibility for any injuries, losses, or damages they may suffer while using the pool. 3. Indemnify and hold harmless the landlord from any claims, demands, or costs arising from their use of the pool, even if caused by the landlord’s negligence. Furthermore, this disclaimer: • Releases the landlord from any past, present, or future legal actions related to pool use. • Specifies that this release applies to personal injury, property damage, or wrongful death, regardless of the cause. • Acknowledges the individual’s full responsibility for any risks. • Is binding on the individual, their spouse, heirs, assigns, and children. The individual acknowledges having read and understood this waiver and release. It emphasizes that the waiver is broad and governed by California law. If any part of it is deemed invalid, the remainder remains in effect. Legal proceedings related to this document would occur in Los Angeles County, California.
