This is a home in a residential neighborhood. Maximum occupancy for event is 19. What events are allowed? Perfect for wedding Accommodations , dinners , family reunions, soft birthday get together, business and inspirational conferences . Please message me for approval of event wanting to have . Host must have list of all guest and what type of events is being hosted before event day. $300 non-refundable fee for all events will be sent after booking if stay needs to be an event venue. Minimum 1 night stay with cleaning fee whether accommodation are needed for over night . Clarksville Downtown Central Stay . Please note that this property does not include cable TV. The TVs provided are Smart TVs with Roku, which allow you to stream content through apps like Netflix, Hulu, Roku Channels, and more using your own login credentials. We guarantee one TV at this location. When available, we may provide additional TVs as a courtesy, but this is not guaranteed and depends on inventory and scheduling. If a listing offers cable TV, it will be clearly listed under the amenities section as "Cable TV." Bookings over 30 days agree to a monthly maintenance inspection and cleaning to keep stay extend. This monthly additional fee is 60 dollars requested every 30 day sent through a request to pay on the platform. This scheduled maintenance is 1 to 4 days after each 30 day stay . - Guest access - The space -mattresses on all beds with different comfort levels. -Ceiling fan in living room -Blinds in all rooms -Onsite washer/dryer Guest access Guests have access to the entire home and the front yard and door only . We can offer an early check-in for $10 per hour, when available. Late checkouts are not possible. This is a self-check-in property. You will receive a personalized 4-digit door code for the duration of your stay. This door code will be provided the morning of the reservation. Other things to note 🌟ACCIDENTAL DAMAGE INSURANCE🌟 We kindly ask you to respect our home and treat it as your own. However, we know that things might get damaged or broken by accident. Please relax as all our homes come with $500 ACCIDENTAL DAMAGE INSURANCE. Let us know and we can get it taken care of at no expense to you. Please remember that you’re staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on-site 24/7. There is absolutely no access to the basement. Guest must provide dog bedding/crate and towels to wipe off wet paws . -Dogs are not allowed on furniture or beds. -Do NOT leave your dog unattended. All dogs left in property for more than 5 minutes must be put in crate or taken with . ( if services animals , please follow all guidelines to include no animal is left alone at any time in home and other rules. ) -If guests’ dog sheds, please brush dog outside daily. -As a courtesy to others, guests will walk their dog to the road before allowing them to relieve themselves. -Guests must pick up after their dog and discard waste properly. If you forget your Plastic bags may be found in the panty. -Dogs are NOT allowed to be washed in the sink , bathtub or showers. -Guests must find a local pet groomer or outside area to wash pet if needed. -Please notify us of any accidents or damage. • -Guests are responsible for cleaning up any “accidents” their dog has caused inside. Please notify us of any accidents or damage immediately so we can fix any issues before our next guests arrive. • We ask that you vacuum and clean up messes at the end of your stay. • The “Accidental Damage Insurance” does NOT cover pet damage. County Leash Law: it is a violation of ordinance for humans to allow their dogs to run free in unincorporated areas of the county. The ordinance requires that if a dog is off its owner’s premise, the dog must be on a leash. Guests are required to pay for any damage their dog causes. One washcloth/towel provided for each guest listed on the reservation. No laundry detergent provided. Travel size toiletries available to get you started. We suggest bringing toiletries for reservations 2+ days. No extra linens or blankets provided. If more guests are joining your stay, let us know to update the reservation so that we may leave prepare the home accordingly. There is no cable tv. The tv is a smart TV with Roku Channels. This means you can stream movies, channels, Netflix, Hulu, etc. A listing with cable tv will have "Cable TV" listed as an amenity. We do not de-ice or shovel the driveway during winter months. The thermostat has parameters set. The heat will go no higher than 74 Degrees Fahrenheit and the A/C (cooling) will go no lower than 72 Degrees Fahrenheit. Thank you for being a courteous and responsible guest and we hope you enjoy your stay! 1. PHOTO IDENTIFICATION is required for security and liability purposes. Please submit a driver’s license (or an equivalent ID) . Once the ID is received, the door code will be activated. 2. NO VISITORS, GATHERINGS, PARTIES OR EVENTS are allowed on our premises. We are happy to accommodate all our guests, however, for legal and insurance purposes we cannot allow unauthorized visitors, gatherings, or events. All guests, including friends or family who will be in the home at any point, are required to be listed as additional guests at the time your reservation is made. Guests who allow unauthorized persons on-premises will accrue a $100 fine per unauthorized guest and the unauthorized person(s) will be considered trespassing. Prior to instant booking, locals are required to contact the host for these reasons as well. 3. No SMOKING in property includes smoking cigarettes, vaping, or use of illegal drugs. Guests may smoke in designated area outside . Please do not discard cigarette butts on the premises. Violation of smoking rules accrues a $500 fee. 4. NO DRUNKEN OR DISORDERLY BEHAVIOR on-premises. We want you to enjoy your stay with us but ask that all our guests conduct themselves appropriately as to not disrespect our home and neighbors. The host reserves the right to remove guests in violation of this rule and a refund will not be granted. 5. NO TAMPERING/REMOVING SURVEILLANCE CAMERAS on-premises. All our homes are equipped with exterior security cameras to ensure the safety and cooperation of our guests. Please do not tamper, block, or remove cameras. Guests who violate this rule will be removed immediately; their reservation canceled without refund. 6. DAMAGES & EXCESSIVE DIRTINESS will accrue additional fees for the guest. Please try to leave the home in the condition it was in when you arrived. Our cleaning fees are set based on a ‘courteous guest', therefore excessive dirtiness and /or damages to the home or property will result in additional fees. Per AirBnB guest terms of service section 4.1 “you are responsible for leaving an accommodation (and related personal property) in the condition it was in when you arrived”. 7. LATE CHECKOUT will result in $50 fees for every 30 minutes the guest persists on premises after checkout. The standard checkout time for any reservation is 11 am. Our cleaning crew is scheduled to service homes between reservations; therefore, we ask guests to cooperate with check-out/check-in times. 8. PET POLICY: We allow a maximum of 1 pet (including service animals) per reservation for our pet-friendly homes and apartments . Our cleaners will NOT pick your pet waste from the yard. GUESTS MAY NOT RECEIVE MAIL to the reservation address. Please do not list any of our rental home addresses as your place of residence. 10. THIRD PARTY BOOKINGS, or reservations made by an individual on behalf of others, will accrue an additional $500 refundable deposit to be paid after confirming the reservation. The driver’s license of the person that reserved the listing along with a driver’s license and phone number of at least 1 member that will be staying in the listing will be submitted to the listing agent. 11. GUESTS ARE RESPONSIBLE FOR FEES ACCRUED PERTAINING TO ANY VIOLATION while on our premises. Any damages made by guests, their friends, family members, or pets will be subject to additional fees that exceed the “Accidental Damage Insurance” of $500. 12. PLEASE LET US KNOW OF ANY ISSUES. We strive to provide all our guests with a positive experience and are dedicated to doing just that. We live close by and ask that if you have any concerns during your stay to please reach out to us, we’ll be happy to help resolve any issues and ensure you have a pleasant stay. 13. RELEASE OF LIABILITY. To the fullest extent permitted by law, you (guest/s) agree to defend, indemnify and hold harmless MPower Group, Natasha and Joshua Parker . its/their officers, directors, agents, and employees from and against any and all claims, suits, liens, judgments, damages, losses and expenses. Your cooperation with our House Rules is appreciated and although most of our guests are courteous and responsible during their stay, we wish to give full disclosure of our policies ahead of time. Incidental Cleaning Fees: - Additional fees for smoking indoors: $250 You’re welcome to smoke outside the property in designated outdoor areas. We kindly ask that you clean up afterward and properly dispose of cigarette butts to help keep the space tidy and pleasant for everyone. - Vomit/bodily fluid or waste $250 - Illegal drug paraphernalia $250 - Glitter or confetti: $200 - Unauthorized pets $200/per pet CANCELLATION POLICY: We have a flexible refund policy which offers a refund if cancel 24 hours before checkin or No refund if select “no cancellation “ offer to save an additional percentage off. ***WE DO NOT REFUND FOR UNUSED NIGHTS*** We recommend all guests purchase Traveler's Insurance. **Smart Thermostat Notice:** This property is equipped with Wi-Fi-enabled thermostats that help us monitor HVAC performance and prevent equipment damage. If an issue is detected, we will attempt to contact you before taking any action. If we do not receive a timely response and believe there is a risk to guest safety or the HVAC system, we reserve the right to dispatch an HVAC technician to the property as needed.
