The ultimate group getaway!!! CAPER Camp is nestled in the heart of Black Rock Mtn. State Park! The property boasts two cozy cabins, each with their own hot tub and fire pit. A pickleball court between the cabins and a sauna. With 5 king bedrooms and a bunk room, this dreamy retreat has space for everyone to relax and unwind. Whether you're hitting the trails by day or stargazing by the fire at night, this oasis is the ideal setting for your next advent The space Two modern, updated cabins sit on a private 3 acre tract of land surrounded by creeks on either side. The lower cabin and the new upper cabin are about 100 yards from each other. A newly paved (May 2024) driveway connects the two cabins. The lower cabin is original to the property and built in 1940, it was purchased from the original family and renovated in March of 2021. The cabin now boasts a vaulted ceiling in the comfortable, cozy living area that is open to the newly equipped kitchen complete with brand new appliances. The space comfortably sleeps 6 adults or 4 adults and 3 kids with two king bedrooms and a queen over queen bunk room. The main attraction of the lower cabin is the outdoor area that takes full advantage of the amazing mountain setting within Black Rock State Park. The walk out back yard is equipped with an extra large hot tub, fire pit, dart board and grilling area (with pass through window to kitchen) all with incredible mountain views. The upper cabin (lovingly called the "Treehouse") is set up on the hill, taking full advantage of the mountain views. This custom built modern cabin boasts ceilings ranging from 9' to 12', a state of the art kitchen with Samsung Bespoke appliances and large bedrooms each with king size beds and Pendleton blankets. Outdoor living is abundant with perhaps the most amazing aspect of the home, a 16' x 40' deck with a gas fire pit, sauna, hot tub, dining table, and direct connect gas grill- all with incredible mountain and treetop views. There are two full bathrooms, one ensuite master bath with a tub and shower and an additional full shower bathroom shared between the other two bedrooms. The space has plenty of room to comfortably sleep 6 adults with a loft play area for the kids that has a single foldout bed suitable for a child. Breathable 100% cotton sheets along with memory foam mattresses on all beds are sure to allow for the dreamiest of slumbers. Several reading areas were thoughtfully placed to ensure that cozy cabin feel including a children's reading nook in the loft as well as a reading chair in each of the 3 bedrooms. For those working remotely, the home has great cell service for all providers and Verizon wi-fi. The incredible location within the state park allows for hikers to access the James E. Edmonds trail from the cabin’s front door. This is the main trail of the state park and connects to the entire 11+ mile trail system of the park. Whether you are looking for some R&R or planning on an active, adventurous trip to the mountains of North Georgia...this must be the place! A Few Things to be Aware of: ** To see even more reviews of these cabins, please see their individual airbnb listings located on the host's profile page.** Guest access Access will be given to the entire property and both cabins. A unique keypad code to each cabin will be given at check in. There is ample parking at both cabins and between the two cabins. Other things to note HOT TUBS: The hot tubs are available for your use at YOUR OWN RISK and provided as an added perk for our guests. Please know that we do our VERY best to maintain a clean hot tub, but we CANNOT guarantee so due to the sensitive nature of the water levels. The condition of the hot tub can change from guest to guest depending on use. Please help us maintain a clean hot tub by using the outdoor shower before entering and ensure that the floating chlorine stays in the water. Please keep the hot tub at 90 degrees when not in use. The hot tub must remain covered when not in use. PET POLICY: We LOVE pets (hence our Lab photobombing most of the photos!) and invite you to enjoy this space with your beloved companion(s); however, in order to ensure the longevity of the cabin for years to come, there are a few rules: Pets are allowed with a maximum of 2 per cabin. Please indicate when booking that you plan to have pets. A fee of $150 total and will be added to the reservation to cover the extra cleaning/maintenance costs. Please ensure that the pets are with you while you are away from the cabin or crated if staying at the cabin while you are away. Pets may not be left unattended on the deck or outside. Failure to disclose pets on the property will result in loss of security deposit. WATER SOURCE: The cabin water supply is Spring fed. A UV light filtration system was installed to ensure the cleanest, freshest mountain water. INDOOR FIREPLACES: The indoor fireplaces uses clean-burning bio-ethanol fuel. While it still provides heat, it does not give off any smoke or fumes. As a courtesy, we will provide 1 bottle/night of fuel (4-6 hr. burning time). The fire will extinguish once the fuels had been fully burned out. ***Absolutely NO other materials (wood, food, etc.) allowed in the fireplace. OUTDOOR FIRE PITS: We welcome you to use the outdoor fire pit area at the lower cabin for a wood fire. While we cannot guarantee that there will be stocked firewood, there is usually some firewood left from other guests. If so, it is on the grilling deck and you are welcome to it. Should you have any left over, please consider leaving it for future guests. If you need more, the Black Rock State Park campground store, a mile up the mountain, sells it for $5 per bundle. Please never leave your fire unattended and be sure the fire is out before retiring for the night. There are hoses located at the spicket next to the fire pit and on the back of the cabin near the hot tub. The outdoor propane fire pit in the upper cabin can be turned on via the ignitor on the side of the fire pit and the valve at the propane tanked should also be turned to the on position. Please never leave your fire unattended and be sure the fire is turned off before retiring for the night. Also- please DO NOT roast marshmallows or any other food over the fire pit. CEILINGS: The ceilings in the lower cabin (with the exception of the vaulted living room) are original to the home and measure under 7'. While we believe this provides a cozy, cabin experience, we think it is important to note for our taller guests.
