Spacious walk-out basement apartment w/ shared HOT TUB! This 2 bedroom, 1.5 bathroom space has tons of room to spread out and relax - in front of the 65" 4k TV, in the hot tub surrounded by trees and with some views of the city, or in the spacious bedrooms, including one King bed. In the kitchenette you can prep basic meals and be ready for a day of adventure, or stay home and have a foosball tournament. Only 4 min from the freeway and countless local attractions no matter the time of year! The space NOTE: DECEMBER 12 - 16: We are having new tile installed in the space above this one. The tile setters may be working between the hours of 7 am and 6 pm, and there may be some noises during that time. We hope this is off-set by the fact that there will not be anyone there during the evening/night! Please let us know if you have any questions regarding work during these dates. Please read “DISCLAIMERS” below under “Other Things To Note.” This delightful space is one of 3 spaces in a large home in the beautiful foothills of Draper. Each space is separated by a locked door for complete privacy from the other Airbnb Guests. The space is a spacious walk-out lower level of a large home in the Beautiful Draper foothills. Surrounded by big mountains you'll be able to see all the way across the valley to Salt Lake City from the backyard. The entire space is bright with large windows into the back yard. The space features 2 large bedrooms. The master bedroom is large and has a fantastic King bed. Inside the master is a half bathroom with a large vanity. The second bedroom is very comfortable with another great queen mattress, good sized closet, and a large window looking out to the back yard. For additional sleeping capacity we have provided 2 rollaway twin beds (just like what you might get at a hotel). These have full bedding and you are welcome to put them wherever you'd like. Relax away a long day in the hot tub surrounded by trees and with some views of the city below. The hot tub is shared with other guests. The space has a kitchenette with the basics. It includes a cook top, small fridge, microwave, coffee maker, toaster, pots and pans, dishes, and other utensils. There is also a dining room table which seats 6. While not large or extravagant, it is much more than you would find in a hotel and is perfect for some guests. If you need a larger, more complete kitchen, check out our other listings in this house. The space does not have its own control of the Heating and cooling. There is a fireplace in the space which can be used if it is too cool, as well as several space heaters. Being that this is a walk-out lower level, it is usually on the cool side. The space has doors to 2 unfinished rooms. We don't included these as part of the space, but wanted to make you aware of them. One of the unfinished rooms has a washer and dryer in it. The washer and dryer are stocked with laundry supplies for you to use during your stay. Renting a car during your trip? Check out our Tesla Model 3 and Chevy Bolt rentals through Turo. With an included EV Charger at our house you'll get free gas, and not have to deal with a rental company. We also offer free delivery to the space, so the car will be there waiting for you when you arrive. Airbnb won't let me post a link, but reach out to us for more info. EV CHARGING - We love electric vehicles and are happy to offer EV Charging to our guests at no charge. The connectors are J1772 and will work with all vehicles with the exception of Tesla needing an adapter. You will have access to 1 of 3 chargers which are all linked and share 9.6 kW. If there are 2 or 3 cars charging (very rare), the current will be split between them. If a single car is charging it will have the full 9.6 kW available. PARKING - The parking is limited but manageable. Parking for the space is allowed 3 cars maximum. There is no street parking. If you bring 3 cars, you must park two (2) of them 2-deep in the FAR LEFT garage bay i.e. left, smaller garage door, and one car in front of that garage door. Please reach out to us with any questions about parking! NO EVENTS ALLOWED - If you break the rules and hold an event (defined as more guests entering the space than the reservation was made for or more cars than the allowed 3 without pre-approval), you will be charged a $1000 fee, which is comparable to the fees for non-exclusive local event centers (and much lower than fees for exclusive private event rentals). SMOKING - Smoking and vaping are not allowed indoors. Fine for smoking or vaping indoors is $1000 or actual damages, whichever is higher. ATTORNEYS FEES - By booking the space, you agree to pay all applicable penalties specified above and any damage you cause, plus reasonable attorneys fees if payment for damages or penalties is not prompt (within 30 days of stay). Other things to note Disclaimers: —Parking is manageable but please be careful—see “House Rules” for your parking space and parking instructions. This property has three separate living spaces and separate parking arrangements for each living space. Careful parking will avoid “fender benders” or damage caused by your vehicle, for which you will be liable and financially responsible if it occurs. No street parking. —Please ensure ceiling-mounted and wall-mounted smoke alarms and CO detector, have working batteries and are functioning properly. Contact Amanda if in doubt -Airbnb guests agree to assume the risk of any injury or damage to you or your property (including but not limited to examples below), except for damage caused due to gross negligence by owner or managers. —Examples: Booking this property means you agree that at least the following risks are your responsibility and are not due to gross negligence by owners or managers: any slip and fall (please watch your step on any slippery pavement, grass, tile in the shower, or any other slippery surfaces), any injury from automatic garage door (keep yourself and others away from garage door when it is opening or closing), any injury from freestanding items on selves, or armoires or furniture having a tip-over risk (keep children away), carbon monoxide poisoning (a CO detector is in the hallway, please ensure it has working batteries and is functioning properly, contact Amanda if in doubt), fires (please ensure smoke alarms are working and have batteries, contact Amanda if in doubt), acts of nature including but not limited to earthquakes, landslides, floods, lightning strikes, deer or other animals, insects, poisonous or “sticker-sting” plants, steep or rugged terrain in the north section, actions by third parties.
