The space THE HOUSE & PROPERTY Escape to BoHo Farm House, a newly renovated luxury retreat featured in PureWow’s “15 Pet‑Friendly Airbnbs Near NYC.” Designed from our years of experience hosting guests in our film/photo studio and managing multiple properties, this 3‑bedroom, 3‑bath sanctuary sits in the scenic Hamlet of Accord. Perfect for a romantic escape, a weekend with friends, or an unforgettable family vacation. The Scandinavian-style ranch mixes clean modern design with mid-century flair. Vaulted whitewash wood ceilings create an airy feel, and the decor exudes modern yet comfy charm. Enjoy natural light flooding the open living spaces, offering picturesque views of the 8-acre property. Cozy up by the indoor fireplace, enjoy a soak in the tub, or prepare a meal in the chef’s kitchen. Outside, you’ll find fire pits, out door games, a stream side gazebo, BBQs, and a seasonal pool. We’re dog-friendly, with a spacious, fully fenced area around the home where your pup can roam safely. A $100 pet cleaning fee ensures a spotless stay for future guests. Ski & Snowboard: Spend a day on the slopes—Belleayre, Hunter, and Windham are all within a scenic drive for skiing, snowboarding, or tubing. STAYING IN Sometimes the best plan is no plan at all. Slow down and savor the serenity—discover the grounds, lounge with a book, or build a snowman. Cook in and then cozy up by the fire pit for s'mores. At BoHo Farm House, we've created an oasis of luxury and relaxation. Whether you seek tranquility or adventure, this property offers the perfect balance for your desired escape. Guest access The entire property of 8 acres is for your use. This includes the immediate area around the house that is fully fenced in, the maple forest, and fields. Please respect our neighbor's property by not crossing onto their land. Please keep dogs on leashes when outside the enclosed fenced area around the house. The house is very private and you have the entire property to yourself. The only people who might come by are maintenance staff for essential tasks like mowing the lawn or cleaning the pool and we will do our best to arrange this at the most convenient time for you. While the house is not fully equipped for handicapped access, it is wheelchair friendly with a few lifts up some steps. Early check-ins and late check-outs are complimentary provided there are no prior bookings on your dates. Confirmation for these can only be given the evening before after 7pm of your stay, so please message me if interested after that time. If your travel plans hinge on early check-in or late check-out, it's advisable to book an extra night to guarantee availability, potentially at a reduced rate. Please note, if we do grant a free early check-in or late check-out, we reserve the right to accept last-minute bookings that may require you to revert to the standard check-in/check-out times listed. You will be promptly notified in such cases, so please be prepared to check out from the standard checkout time onwards.. Pool Availability & Water Temp Info:
 Our pool season usually runs from April through October, but the water temperature always depends on the weather. July 1 – August 31: -The pool heater (a “heat pump”) is set to 84°F. -On most days, it can raise the water temp about 10–15° above the outdoor air temperature. -Since it works by pulling heat from the air, cool nights or chilly days can keep it from reaching the full 84°. -Remember: the “average temperature” is based on both day and night temps. Before July 1 & After Sept 1: -The water temperature will vary more with the weather and is unlikely to reach any higher than the average (day/night) air temp. -Even if the heater is on (at the owner’s discretion), it may not always feel “swimmable” to everyone. Other things to know: -The pool is large (30,000 gallons), so it can take a couple of sunny, 80°+ days to warm back up after cooler weather. -The heater only runs during the daytime. -Setting the thermostat higher than 84° won’t heat the water faster—it just makes the system keep trying, even if the weather won’t allow it. -We don’t use gas heaters because they cost about $10/hour to run (one weekend once used a $600 tank). The heat pump is the most sustainable and fair option for everyone. In summary:
