Located in the Itaguá district, our apartment is 350 meters walk from the most charming waterfront in the city, with the best restaurants, shops and activities for children such as the Aquarium, Tamar Project and the Museum of Marine Life. The condominium is familiar, with a swimming pool in the terrace. The apartment is complete, with a gourmet balcony, air conditioning in the 2 bedrooms and also in the living room! The Wi-fi is ideal for home-office. Covered garage for 1 small car. The space With dedicated Wi-Fi, you can work from the apartment peacefully. Located in the heart of Ubatuba, the best Ifood options, bars and restaurants are here. With a large living room, kitchen and integrated gourmet balcony, our apartment was designed to welcome your family with the same affection and comfort that we like to receive ours. Equipped kitchen, new furniture and appliances, air conditioning and ceiling fans in the 2 bedrooms (1 suite) and also in the living room. The apartment comfortably accommodates up to 6 people. If you rent for 6, then 2 people will sleep in the living room on 2 extra mattresses we offer. There are no blackout curtains in the living room. The best beaches in the city are close by, such as: Tenório (6 min), Praia Grande (9 min), Perequê Açu (10 min), Vermelha do Centro (10 min) and also the northern beaches, which are known for preserving natural beauty, such as Vermelha do Norte (19 min) and Itamambuca (25 min). Guest access You can use all common areas of the condominium. SWIMMING POOL: from 8am to 10pm Closed every Tuesday from 8am to noon DOCUMENTS: We will be asked for Full Name, ID or CPF from all the people who will be staying, as well as vehicle model, color and license plate. This information is important to clear the entrance at the gate. Without this information, entry will not be allowed. Check-in: Paula, our host, will contact you to arrange the delivery of the keys, which should occur from 3 p.m. to 8 p.m. If you need to arrive after 8 p.m., or even at dawn if necessary, you will be charged R$60.00, which will be paid directly to Paula. Other things to note By making the reservation, you agree to all the terms below, and you cannot claim to be unaware: TOTAL GUESTS: Please include the total number of guests in the reservation so that Airbnb can calculate the correct amount of the stay! TOWNSHIP TOURS: It is not allowed to receive visitors. Only people who are listed in the reservation may have access to the property. If we identify the presence of additional persons, a fine of R$1,000.00/day/person will be charged. PETS: We do not accept pets of any size in this property. If we identify the presence of animals, a fine of $1,000.00/day will be charged. -> If you have a pet, check with the host so they can refer you to another property. AMENITIES: We provide enough toilet paper and hand soap for the first day, so you can arrive quietly and organize yourself. We do not replenish these items. BED LINENS: We offer bed linens and covers according to number of guests. We do not offer bath towels and face. Extra bed linen will be charged R$200.00 for the full kit (2 sheets, pillow and covered) QUALITY: We check all appliances, air conditioning, utensils and amenities before 100% of check-ins. -> If something breaks please let us know quickly so we can reset it right away and you can continue using it. For your comfort, do not wait for your stay to end to let you know something has broken. COMMUNICATION: We strive to always be available and respond within 15 minutes, but we do not guarantee an immediate response between 8:00 pm and 7:00 am. ELEVATOR: The apartment is located on the second floor, with access by elevator. GARAGE SPACE: This apartment has 1 parking space, demarcated and covered, for small car. FINES: Fines for non-compliance with the condominium rules will be fully passed on to the person responsible for the reservation. QUIET TIME: Silence between 10 p.m. and 8 a.m. During the day, sound in volume that does not bother the other residents. The condominium is family-owned. 🚭 NO SMOKING.: Smoking is not allowed inside the property, not even on the balcony. If detected, a fine of R$1,000.00/day of your reservation will be imposed. SAFETY Maintain access gates and doors always closed to prevent accidents. When leaving the garage, wait for the full closure of the gate, for security reasons. If it is open, a fine may be imposed by the condominium, which will be fully passed on to the person responsible for the reservation. WINDOWS AND AIR CONDITIONER Disconnect air conditioners and fans WHENEVER you are not in the property. Close windows and doors, preventing damage from rain or sudden winds. EXTERNAL DUCHA City Hall use the outdoor shower in the entrance courtyard to wash your feet and accessories before entering the building. WET CIRCLE AROUND THE COMMON AREAS Please do not circulate wet through the common areas of the condominium, such as elevators and corridors. It is prohibited. FORGOTTEN ITEMS Check out your belongings before leaving the property. Make sure you're not forgetting anything or taking something from the property by mistake. We take no responsibility for items forgotten in the property. BIKES There is no bike rack. Bicycles cannot remain in the parking lot or in the common areas (subject to a fine imposed by the condominium). If you have any questions, please check with your host. MINORS Minors are not allowed, unaccompanied with their parents. SHORT-TERM RESIDENTIAL LEASE This is a residential property rental, governed by the Tenancy Law (Law No. 8.245/1991). We are not a hotel or inn, so we do not offer lodging services (breakfast, room service, etc.). We do not refund amounts due to problems with third-party services, such as water supply, electricity, internet, elevator failure, among other items that, when renting a residential property, the tenant understands are subject to unforeseen events. RUA DE UBATUBA: The lanes in the town of Ubatuba are bumpy and when it rains too much, they can flood. WATER SUPPLY Ubatuba is a city of 100,000 inhabitants that receives more than 3 million tourists at once on some dates, such as (but not limited to): New Year and Carnival. This can cause water shortages THROUGHOUT the CITY for a few days. The condominium has well sized water tanks suitable for the maximum occupancy capacity of the building, but it does not always. Therefore, when making a reservation for highly sought-after dates, know that you may not have water on a few days of your stay, not only in this building, but throughout the city. -> We do not reimburse reservation amounts, motivated by lack of services provided by other companies, such as public water supply for example.
