The front door opens onto a boot room, downstairs cloakroom toilets and continues into a gorgeous tiled hall. Downstairs provides large entertaining and living spaces with an open floor kitchen, dinng and living room, with underfloor heating, American fridge freezer, Sage coffee machine, kitchen island and dining table for 10. highchair and 3 toddler booster seats provided. Washable Ruggable rug under kitchen table… spills happen! The kitchen, living room, study and bedrooms have gorgeous hill top views over the Chilterns. The living room has a sofa, armchairs and Smart TV. The drawing room has a peaceful environment, with a seating, a piano and a log burner, perfect for a book or evening drinks. The playroom is well stocked with children books, lego, toys (0-5s) and crafts to keep little ones busy and entertained. A utility room provides washing, drying and ironing facilities for guests. Water softening system fitted, and lavender and geranium shampoo/conditioner and body wash by Faith in Nature provided and all cleaning, dishwasher and laundry products and cloths from environmentally friendly brand Smol also provided. Hair dryers in each bedroom. There are two separate staircases leading up to the first floor, with the master bedroom, a super king size bed, ensuite with a large bathroom, a huge separate shower and roll top free standing bath with views over the garden. Upstairs, there are three more double bedrooms, one super king and two king size, a family bathroom with bath and shower over bath, and an additional shower room and toilet and finally a nursery bedroom with black out blinds and the option of any two of a full size cot, toddler bed or single bed available. A travel cot is also available on request. The garden is large, with three lawns, a far area currently under landscaping, a sundeck/terrace and patio and garden furniture. Large gas BBQ available- ask before for gas supply. There is also an outdoor fire pit on the patio. The property has easy road access off the M40, with 5 parking spaces on the front gravel. Nearest stations are Oxford or Thame and Haddenham (20 minute drives), and the Oxford Tube Coach (Thornhill Park and Ride) is a 5-10 minute drive away. Stress free access into Oxford city centre via Thornhill park and ride. Guest access “Lazy Sunday” late checkout option at 3pm for +£250 to make the most of a 2-night weekend stay! Whole property with parking for 5 cars on a gravel drive out the front. Further guest parking at rear of garden for additional 5 cars. Other things to note **Village pub Michelin guide The Bat and Ball now reopened under new management with great food and atmosphere! The pub is a 5 minute walk from the house, with a playground on the adjacent rec ground for little people. Checkout the nearby Hollands Farm Weddings who run celebrations (out of earshot) in their gorgeous marquees or Tipis on the other side of the valley. We also hire out our 5x8m white professional marquee (£350 to hire + £150 optional to erect) for casual weatherproof family events, but not a primary wedding venue. No stag parties. Small celebrations welcome with prior discussion. Considerate quiet after 10pm to avoid disturbance to our village neighbours please. Additional parking at rear of garden. All bedrooms are up one flight of stairs.
