GUEST IDENTIFICATION REQUIREMENT: All guests must provide valid identification (passport or government-issued ID) before arrival or within the first 24 hours of check-in. *Failure to provide this required information will result in immediate cancellation of the booking without any refund, and guests will be required to vacate the property. *Additionally, we reserve the right to report non-compliance to Airbnb and local authorities. 2. MAINTAIN PUBLIC/PRIVATE HYGIENE: + Do not litter. + Do not leave clothes or shoes outside your room/apartment (except in the laundry basket for service). + Please leave used towels on the bathroom counter. Do not use towels as rugs or throw them on the floor. *Any stubborn stains (non-washable) on bed sheets, blankets, towels, sofas, etc. will require an additional fee to be replaced. *We cannot reuse towels left on the floor (for any reason) for the next guest, so guests who damage towels will be charged for new towels. 3. NO SMOKING/NO ILLEGAL SUBSTANCES: + For the comfort of all guests, smoking is strictly prohibited in the apartment/building. * An additional fee will be applied if our cleaners detect a smoke odor as ozone treatment will be required to remove the smoke odor. + The possession, use or distribution of illegal substances, including drugs or any controlled substances, is strictly prohibited on the property. * An additional fee will be applied. Guests will be reported to Airbnb and Government officials; will also be immediately evicted and permanently banned from the property. 4. NO PARTIES/GIFTS: In order to maintain the peace of the property and out of respect for our neighbors, we do not permit unauthorized parties or gatherings. *Any such activity will be subject to fines and your reservation will be canceled without refund. 6. QUIET HOURS: Please observe quiet hours from 10pm to 7am. In the event of excessive noise, you will receive a warning. *Further violations will result in fines and/or eviction without refund. 7. UNDISCLOSED PERSONS: Friends and family members (not listed on the booking) are welcome to drop by, BUT NOT stay overnight. *Any undisclosed guests not included in the booking will be charged half the nightly rate per person per night. 8. UNDISCLOSED PETS: Pets are not allowed unless explicitly stated on your booking. *Any undisclosed pets will be charged. This fee will be charged separately for any damage to the apartment caused by pets. 9. EARLY CHECK-IN/LATE CHECK-OUT: Our check-in time is AFTER 2pm and check-out time is BEFORE 11:30am. Please follow the check-in/check-out times. *Early check-in and late check-out must be notified to us at least 1 hour in advance and we will charge you for the excess based on your requested time. *Unauthorized early check-in or late check-out will be charged one night per hour. 10. DAMAGE COMPENSATION: To ensure the integrity of the property in the apartment and building, we will apply a compensation policy depending on the extent of damage assessed by a qualified staff. The customer will be responsible for the full cost of repair/or purchase of new products. 11. SHORT-TERM AND LONG-TERM RESIDENCE NOTICE: - For long-term stays (over >28 days) there will be a 20% discount. Therefore, the price WILL NOT include electricity and water. - For mid-term stays (over >7 days and under <28 days) there will be a 5% discount and the price includes electricity and water. (*) CLEANING AND LAUNDRY SERVICES (for LONG-TERM guests): - Room cleaning: 2 times/week (from 8:00 am to 5:00 pm - except Sundays and Holidays). - Laundry service: 70,000 VND/7kg basket/time. Laundry will be returned within 48 hours. Please notify us at least 1 day in advance for arrangement. - Bed sheet change: Once/week. *Important note: - Please do not leave valuable or fragile items that cannot be machine washed or hand washed. - Please prepare your own personal amenities such as toilet paper, shower gel, shampoo, toothbrush, towels, etc. ***Utility fee: - Electricity: 4,500 VND/kWh (calculated according to consumption for long-term stays). - Water: 150,000 VND/person/month (fixed price for long-term stays). - Drinking water: 50,000 VND/19L bottle.
