Security Deposit: 500 euros Other things to note Terms and Conditions for the Provision of Temporary Accommodation Services 1. For last-minute reservations, less than 72 hours before the check-in date, you must contact our office before booking. 2. The person responsible for the reservation must be at least 30 years old and must remain in the reserved accommodation throughout the stay. Identification documents for all occupants will be requested upon arrival. Clever Details reserves the right to confirm that this is being respected during the stay, under penalty of immediate cancellation of the service without refund of the amount paid and security deposit. 3. The following are not allowed: 3.1 Exceeding the occupancy of the property. The maximum occupancy of the property is mentioned in the the listing. 3.2 Animals are not allowed in the accommodations 3.3 Inflatable pools or other equipment that is not included in the property are not allowed. 3.4 The use of electricity for charging electric cars or similar is not allowed 3.5 Smoking is not permitted inside the properties. 3.6 In the event of suspected non-compliance with points 3.1, 3.2, 3.3, 3.4 and 3.5, Clever Details reserves the right to confirm this by accessing the property without prior notice. Failure to comply with the aforementioned points, to be confirmed by Clever Details, will result in the immediate cancellation of the Local Accommodation service, without refund of the amount paid for the accommodation and security deposit, and the guest will be obliged to leave the property immediately. 4 The guest must commit to respecting the Noise Law, in accordance with Article 24 of Decree-Law No. 9/2007, as well as condominium rules if applicable. 5 To confirm the reservation, a deposit of 30% of the total stay will be requested. The deposit must be made within 48 hours of the date of our confirmation email. The remaining 70% must be paid up to 6 weeks before the day of arrival, under penalty of cancellation of the reservation and application of point 9.1 of these terms. We have the following payment methods available: MB Way, ATM reference, credit card, bank transfer. 6. Properties are inspected by the cleaning and maintenance team before each occupancy. A cash deposit will be requested on the day of check-in to cover any damage caused to the property and/or condominium, as well as fees applied for non-compliance with the rules at the time of departure. The total amount of the deposit will be returned to the customer if there is no damage to be registered or fees to be applied. In the event of an accident during your stay, please report it to us immediately. If the damages exceed the amount of the security deposit, the customer will be responsible for them. The amount of the deposit is mentioned in the listing for each property. 7. The minimum period for stays: 7.1 From September 1 to June 30: 5 nights 7.2 From July 1 to August 31: 7 nights 8. Prices 8.1 The prices shown are per property and per night and are subject to change without prior notice, however after a reservation is confirmed and the confirmation deposit is paid, the prices agreed at the time will always be valid and maintained. 8.2 Prices include changing towels every 3/4 days, this change is made by the guest. Surface cleaning and linen changes are made for stays of 10 nights or more. Maintenance, water, gas, electricity and the use of any equipment that is part of the property description presented by CleverDetails, such as air conditioning, internet, safe and/or swimming pool are included in the rate. 8.3 All prices include VAT at the current rate. 8.4 Pool heating (where available) and excessive water consumption (e.g. use of inflatable pools that are not permitted, car washing, carelessness in leaving taps running) and electricity (in the case of continuous use, without interruption of air conditioners/heaters in the absence of guests) are excluded from the rates. 8.5 The supply of electricity to third parties and equipment not belonging to the properties, namely electric vehicles, motorhomes, refrigerated vehicles, among others, is expressly prohibited, under penalty of non-return of the deposit. In Vilamoura there are several points for charging vehicles. 9. Once the reservation has been confirmed and the confirmation deposit has been paid, the following fees will apply in case of cancellation: 9.1 Up to 6 weeks before the arrival date, the deposit will not be returned (non-refundable reservation) 9.2 Less than 6 weeks until the date of entry, the full amount will be charged. 9.3 Changes to dates will only be accepted if the same number of nights is maintained, however a fee of 43.05 euros will be charged for each change. 9.4 Reduction of the number of nights is considered cancellation and points 9.1 and 9.2 apply 9.5 Changes of properties are considered cancellations. 10. The collection of the keys on the day of arrival and the delivery of the deposit must be made at our office located at Avenida Tivoli, Edifício Algamar loja 6, Vilamoura. All information will be provided as well as directions to the property. On the day of departure, a Clever Details representative will go to the property to receive the keys and inspect it. 11. Occupancy of the accommodation on the day of arrival (check-in time) will be between 4 p.m. and 6 p.m. Outside normal working hours, the key is delivered to the property and a late arrival fee will be charged as follows: 11.1 from 6 p.m. to midnight – 35 euros 11.2 between midnight and 1 a.m. - 50 euros 11.3 between 1 a.m. and 9 a.m. – 100 euros (subject to availability) 12. Check-out time is until 11 a.m. Any change to the dates and times of departure and arrival must be confirmed by CleverDetails. On the day of departure, time is limited and the punctuality of our customers is important. If there is a delay without prior notice and without confirmation from Clever Details, a percentage of the amount per night will be charged to the deposit. 12.1 Between 1 and 2 hours late 50% 12.2 More than 2 hours 90% 13. The properties are self-catering. Upon arrival, Clever Details provides two rolls of toilet paper per bathroom and a garbage bag in each bin. No items are replaced, and it is the customer's responsibility to provide all detergents and consumables (e.g. toilet paper). The property must be left tidy and minimally cleaned and 3 important points will be checked at the time of delivery of the deposit: 13.1 Barbecue and/or oven, if used, must be cleaned or a 20 euro fee will be charged from the security deposit; 13.2 Clean kitchen, dishes washed or in the dishwasher, or a 20-euro fee will be charged from the security deposit; 13.3 No garbage should be left in the property or a 20-euro fee will be charged from the security deposit. 14. CleverDetails, Lda. cannot be held liable for any anomaly that may occur in the property or in the common areas of the building, provided that the consent or intervention of the condominium management company is required for its resolution. Example: Swimming pool, TV signal, elevators, construction, plumbing... 15. CleverDetails, Lda. cannot be held responsible for any object stolen or missing from inside or outside the property, as well as objects forgotten after check-out. If any object is forgotten upon departure, the guest is responsible for sending it. The items will be sent to the collection, the shipping costs (envelope, box, postage, registration, etc.) will be charged, plus the shipping fee of 18.45 euros. 16. Stays for 7 nights will have a change of towels in the middle of the week, as a rule they are left inside the wardrobe and the guest is responsible for the exchange. Change of sheets will only be made for stays equal to or greater than 10 nights. For stays of 10 nights or more, a superficial cleaning is done with a change of towels. 17. Towels on the floor will not be changed. Towels should be handled carefully by guests so that they do not become stained. If they have stains or makeup, the following fees will apply, to be deducted from the security deposit: Per bath towel – €20.00 Per face towel – €8.50 For bath towels – €7.00 Per set of single sheets - €25.00 Per set of double sheets - €35.00 18. Changing furniture or decorative pieces will not be allowed without authorization from Clever Details. If this is not respected, Clever Details will charge a fee of 100 euros from the security deposit. 19. In accordance with Article 45 (1) (a) of the Convention Implementing the Schengen Agreement (CISA), the accommodation of foreign citizens must be communicated to the SEF, meaning all those who do not have tax residence in Portugal. Thus, Clever Details is obliged to communicate it within three working days to the SEF, thus collecting all the information from the identification documents of all the occupants of the property at the time of check-in. 20. As this is a Temporary Accommodation service, Clever Details reserves the right to intervene whenever any equipment in the property has to be repaired (e.g. air conditioning unit, refrigerator, oven, etc.). This intervention will be communicated to the guest. 21. In villas or apartments with a private pool/garden, the maintenance and disinfection of the pool is done by the person hired by the owner and will be done with the help of daily filtering/purification (scheduled by clock) eliminating much of the dirt introduced by weather factors (rain, sun, wind) and pool users (bathers). The addition of chemicals will be done weekly in order to eliminate bacteria, algae and viruses. The intervention by the employees is short but it is essential to maintain the quality of the service and equipment.
