One deeded parking space & many visitor parking spaces. Gated complex with 24 hour security. Next to bus lines. Walking distance to the mall, restaurants, Sprouts, Starbucks, and park. Hospitals within 15 minutes drive. Note: signed lease and $150 move-in fee required before the key is issued to tenant, per HOA. The space This unit is one of eight townhomes within the building. Unit has its own entrance. The front door faces east and is within a few feet of the clubhouse and the lower pool/hot tub. Downstairs is the living room, kitchen, laundry room, and patio. There are eleven steps to the upstairs. It is a loft style bedroom with a linen closet. (Walk-in closet is not available to the tenant.) It is a full bath with shower and tub. There is also an office nook with a sit/stand desk and an office chair, printer, and a computer monitor to connect a laptop. Guest access Guests have access to all amenities unless closed by the management company. A fob key is required to enter the shared areas such as the clubhouse, pool and gym. Guests have no access to the mailbox and the walk-in closet. Other things to note This is a large complex with over 900 units. It is also on a flight path. Despite this, the area is fairly quiet. The windows are double-paned. There are plenty of places to take leisurely walks within the gated complex. Note that the complex is next to a well-manicured cemetery and it is partially obstructed by tall pine trees. Landlord is responsible for up to $90.00 of the utility (PGE) and up to $50 of wifi/internet (Xfinity) bills. Tenant is responsible for the aggregate amount. Statements for both accounts arrive at the end/beginning of each month. Landlord will total the final amount for the length of stay. Move-in fee of $150 is required by HOA and will charged to tenant. Per Airbnb, collection of any amounts owed will be administered through Airbnb Support. Guests do not have access to the mailbox and the walk-in closet.
