Unplug in our rustic efficiency cabin on a working funny farm. This 3-room setup includes a full bathroom with a shower and tub, a kitchenette with a full-size fridge, sink, and all the basics for a simple meal. The front room combines a cozy living space with a comfy king size bed. We have air mattresses available. There’s no TV The cabin is best suited for quiet getaways. Absolutely no parties allowed. Maximum of 5 guests on the property at any time. Please do not book solely for pool access. The space This cozy 3-room efficiency cabin includes a private bathroom with a door. The front room serves as a combined bedroom and living space, while the second room functions as a kitchenette and dining area. Please note, there is no door separating the living area from the kitchen. **Important:** The pool is not included as a guaranteed amenity. While it is typically available, it may occasionally be closed for maintenance or cleaning. Please do not book the cabin solely for pool access. Guest access You are releasing The Screaming Goat Funny Farm, LLC, its owners, members, and affiliated businesses from all liability for any injury, accident, or incident that may occur on the property. You understand this is a working farm with multiple animals, some large. All animals, regardless of size, are unpredictable and may cause injury or pose a risk to your safety or life. There is a pool on the property. It is deep and there is no lifeguard on duty. The farm contains dangerous tools and equipment (sharp, rusty, heavy, etc.) and hazardous environments. You are responsible for supervising yourself and any minors and keeping them safe and out of harm’s way. You agree to use common sense and assume all risks associated with being on a farm. To ensure a safe and respectful environment for the animals and all guests, the following rules must be followed: 🚫 Do not pick up any animals 🚫 Do not enter or open animal pens without explicit approval 🚫 Do not feed animals processed foods — only fruits and vegetables are allowed 🚫 Do not chase the animals 🚫 Do not throw anything at the animals 🚫 Do not attempt to ride the animals ✅ Treat the animals with the same respect you expect for yourself This is not an exhaustive list. All guests are expected to act responsibly, respectfully, and use common sense at all times. The Screaming Goat Funny Farm is also a private residence, and all guests are expected to treat it with respect. The following rules must be followed: 🚫 No minors without an adult present 🚫 Do not jump off the waterfall 🚫 No diving 🚫 No loud music 🚫 No skinny dipping 🚫 No cut-offs (cut-off shorts) 🚫 No tanning oils (they damage the pool) 🚫 Do not pee in the pool 🚫 Do not leave trash behind 🛑The Main residence, its porches, driveway and garage are OFF LIMITS. Do not approach the main home, porches, garage or driveway. ✅ Please remember this is a private residence, not a public facility Violation of these rules may result in removal from the property without refund. The Party Barn is a shared common area and is directly attached to a private living space (the Bunkhouse Apartment). Please keep the following in mind: ✅ Be respectful of other people’s space 🔕 Quiet time inside the Party Barn is from 9:00 AM to 8:00 PM Note: Quiet hours may need to be adjusted depending on the situation or event schedule 🚪 If the large sliding door is closed, use the regular entry door 🎲 Please return all games and equipment to their original locations after use 🚫 Do not open or go through any cabinets 🗑️ All trash must be disposed of properly Use the dumpster located off the driveway beside the house 🐰Sometimes the Party Barn is unavailable or booked for special events. Under Texas law (Chapter 75A, Civil practice and remedies code). An agritourism entitiy is not liable for any injury to or death of an agritourism participant resulting from an agritourism activity. In Texas, the Farm Animal Liability Act (FALA) provides protection for landowners, farm animal professionals, and others involved in farm animal activities, including equine activities, from lawsuits arising from injuries or deaths resulting from the inherent risks of those activities. If you book any additional services on the farm, payment is due at the time of booking and is non-refundable. The property is secured by a gate. If the gate is shut and you have not been provided the access code, please call for assistance. IMPORTANT: You must inform us if you expect guests to arrive before you. We cannot have guests waiting at the gate unsupervised, as it is a safety risk. To protect our family, animals, and property, all guests must follow these rules without exception: 🚗 Drive Slowly: The speed limit is 10 mph Come down the driveway slowly If you speed, you will be asked to leave immediately 🅿️ Parking Instructions: When you reach the home, go left unless specifically instructed to park in the pasture Bunkhouse guests: Park at the Bunkhouse (big red barn on the left) Only 2 cars are allowed to park at the Bunkhouse. Highland Cottage guests: You can pull up to the front of the cottage. Only 1 car is allowed to park at the cottage. All oversized vehicles and/or vehicles with trailers must park in the designated pasture parking. All other visitors: Park in the pasture area in front of the “Parking” banner If instructed to park near the barn, pull fully off the driveway to allow others to pass 🚫 Do NOT park at the main home ⚠️ Zero Tolerance for Reckless Driving: Do NOT endanger our animals, children, or family If anyone in your party drives recklessly, your entire group will be asked to leave immediately You are fully responsible for the behavior of all guests in your party I hereby grant to Screaming Goat Funny Farm, LLC all rights and consent to copyright, use, re-use, publish, re-publish, copy, exhibit, or distribute all photographs and/or video of myself to be used for: Their website Educational, training, or promotional electronic or printed materials This permission is granted without restriction as to frequency or duration of usage and without compensation. This is both a private home and an event venue. While the atmosphere is generally peaceful and relaxed, please be aware: There may be other guests, families, or events happening during your visit. These can include birthday parties, weddings, or children enjoying the space. We work hard to ensure that everyone has a great experience and that the environment remains safe and enjoyable for all. While you may have privacy in your reserved areas, please understand that you will likely not be alone on the property. 1. Approval Required All pets must be approved in advance by Screaming Goat Funny Farm staff. No unannounced animals are permitted on the property. 2. Pet Fee A $50 non-refundable fee per pet is required prior to entry. This fee helps us ensure the safety and well-being of all animals and guests on the farm. 3. Leash Requirement All pets must remain on a leash, in a secure carrier, or otherwise under full physical control of the owner at all times while on the property. No exceptions. 4. Prey Animal Warning Please note: our farm is home to free-roaming prey animals including goats, pigs, donkeys, and mini cows. These animals may trigger instinctual responses in pets. If your pet cannot remain calm and controlled in this environment, it may be safest not to bring them. 5. Behavior & Safety Any pet that displays aggression, excessive barking, chasing, or disruptive behavior must be removed from the premises immediately upon request. 6. Owner Responsibility The pet owner is fully responsible for their animal’s actions, including any injury or damage caused to other animals, guests, or property. Screaming Goat Funny Farm assumes no liability. 7. Clean-Up Owners must promptly clean up any waste. Failure to do so may result in additional charges or refusal of future visits. 8. Right to Refuse Screaming Goat Funny Farm reserves the right to deny entry to any pet at its sole discretion, especially if it poses a risk to our animals or guests. No TV; Internet is not reliable. Some Guests do not have good cell service. Other things to note Private Farm Tours – $75 Message us to book your visit! Please note: The animals may not always be out and roaming. Sometimes they need to stay in their pens for their safety—and yours. If they are out, please use extreme caution. Our animals are friendly, but they are still livestock—large, strong, and sometimes unpredictable, especially those with horns.
