Your chance to have your own front door in Edinburgh! The flat is on a quiet street but only a few minutes from lively Tollcross shops, sociable pubs in the Grassmarket, the huge and leafy Meadows park - oh, and a real ale pub round the corner! Ideal for small families, this flat has a double bed and a single bed, as well as two bathrooms. The space If you'd like a central, easy flat as a base for visiting the castle and other attractions, then this quirky ground floor flat in a street of traditional Edinburgh tenement buildings would be perfect. It is important to say that for many years this was our regular family home. We have two young children, so there are a lot of toys and books. As much space will be cleared for you as possible, but please bear in mind that this will not be a 'perfectly empty' home! Heating - this is an old house, and in our experience of living here for 8 years, it's very difficult to get it to a temperature like one might experience in a hotel or modern dwelling, or as hot as other world locations. There is heating, but there are naturally draughts, and the rooms all have high ceilings. In comparison to other places, it is surrounded by other flats on 4 sides so not as cold as a big house! Please therefore be realistic with heating expectations - we also supply electric blankets on the beds, hot water bottles, and ordinary blankets for watching TV with. A new boiler was fitted in early 2025, so there should be no issues with the overall system. Vestibule - small entrance hall with large city map of Edinburgh for planning your adventures. Living Room - High ceiling with decorative cornices, a tiled fireplace, sofa and armchair. Exposed wooden floors throughout the flat, and the window shutters work which is rather fun! There is a wide selection of DVDs to choose from, a medium sized TV and access to Netflix (no other TV stations but we do have a Roku box so you can sign in to your own services if you wish) . There is WIFI throughout the flat. Main Bedroom - This room used to be a kitchen, so features an impressive old range as well as a double size bed with new mattress. There is an en-suite shower-room with loo, sink and shower. Please don't light the range as the flue is blocked. Second Bedroom - This room is on the lower ground floor, accessed by a short staircase. Photos show a bunk bed, however this will shortly be changed to a single bed. Window to the garden, and morning sunshine. Please note from Summer 2025 this will be a single room, not bunk beds. Main Bathroom - With roll-top bath and 'rain' shower, this is a little bit of luxury! Mind the step on entry - the floor is higher here than elsewhere in the flat. Hallway - The bedroom and main bathroom come off the hall, and it also leads to the kitchen. Downstairs is a tool cupboard with freezer, and the second bedroom. There are plenty of interesting books to choose from, mainly travel, architecture, Scotland and cooking. Kitchen - Facing west at the back of the house this gets the evening sun. We have dining table and chairs, gas hob, electric oven, extractor fan, sink, fridge and plenty of workspace. There is also a kettle, toaster, and plenty of crockery. Feel free to use oil /spices. The cupboards will have our food in - if you need to use something please feel free to but we'd appreciate a replacement, thank you. Laundry - A cupboard with washing machine and tumble drier. Garden - A small courtyard style garden to the front, hidden from the street by a hedge. Bench for a sunny seat in the morning. If the weather is hot, please water the plants as they can get very dry! Guest access Afternoon arrivals are preferred. You will have access to the whole flat and the front garden. The back garden cannot be accessed. Other things to note As mentioned previously, this was our regular family home for many years, so it is by no means pristine in the normal hotel sense. It's a rare chance to experience a real Edinburgh home. But, it is clean, warm, welcoming and we hope you'll enjoy your stay. Please remember this is an old property. It is not fully draught proofed and can get chilly. We have plenty of blankets to keep you warm! Our licence allows for 3 adults (ie persons over the age of 10). There are 4 beds, so if you have a child under 10, they can be included as part of a group of 3 adults. So you could have eg 2 parents, 1 teenager, and 1 under 10 year old.
