The space This modern and bright suite is designed for comfort and convenience, featuring a dedicated private entrance. • Living & Dining: Relax in the inviting living room, which includes a comfortable sofa bed for extra guests. Enjoy your favourite shows on the Smart TV with all major streaming apps. The adjacent dining area is perfect for sharing a meal. • Kitchenette: While there's no traditional stove, our fully equipped kitchenette allows you to prepare a wide range of meals. It includes two induction hotplates, a large toaster oven, a slow cooker, a microwave, and all the essential cookware and dishes. • Bedrooms & Bath: Two private bedrooms, each with a queen-sized bed, feature room-darkening shades and premium bedding to ensure a restful night. The pristine full bathroom includes a relaxing bathtub, and we provide shampoo, conditioner, and body wash for your convenience. • Work & Family: A dedicated workspace with a monitor and computer accessories makes remote work or study a breeze. For those travelling with little ones, we provide a pack 'n play, high chair, and a selection of kids' books, toys, and board games to help you pack lighter. • Convenience: Enjoy the ease of a private in-suite washer and dryer, complete with provided detergent. The suite is also equipped with air conditioning for your comfort. • The Location: Tuxedo Park is one of Calgary’s hidden gems—central yet peaceful. The #3 bus stop is just one block away, whisking you Downtown in minutes. Instant access to 16th Ave (TransCanada Hwy) gets you to the Mountains or the Airport easily. Minutes from SAIT, Foothills Hospital, Telus Spark Science Centre, and the Calgary Zoo. Guest access Guests will have exclusive and private access to the entire basement suite. Entry is through a separate, dedicated entrance with keyless entry for your convenience. You are also welcome to use the shared backyard space. Ample free street parking is available directly in front of the property. Other things to note • Climate Control: The suite has both A/C and heating. The system is shared with the upper unit and maintained at a comfortable temperature of 21-23°C (70-72°F). We also provide space heaters and fans so you can fine-tune the temperature to your preference. • Basement Living: As this is a basement suite, you may occasionally hear footsteps or muffled sounds from the guests above. We appreciate your mindfulness of noise levels for their comfort as well. We ask guests of both units for quiet hours between 10 pm and 8 am • Pet Friendly: We love furry friends! We ask that they not be left alone in the suite if they are prone to barking or damaging furniture. • Parking: Free street parking is readily available, but is not assigned. Please be mindful not to park in designated handicapped spaces. • Safety & Security: For your safety and security, please be aware that exterior security cameras are located on the property. • Business License: Our property is fully licensed for short-term rentals.
