The Cottage at the Mill
Welcome to the Cottage at the Mill – we are so thrilled you are here. Let us host you in our one of a kind Pennsylvania home, where you will find yourself immersed in nature and luxury. Our 1800’s Grist Mill is situated on 7 acres, just minutes from Valley Forge Park, the King of Prussia Mall, and the Main Line. The Cottage at the Mill offers a quintessential Montgomery County experience from its architecture to its picturesque surroundings. The space Contemporary design meets historic building concepts and state of the art appliances and amenities, setting the stage for a refreshing taste of what is possible. The cottage at the mill boasts a sun soaked master bedroom (King) on the second floor with a full bath, step-in shower. The space is also infant-friendly. Guest access Guests have a private entrance to this cozy romantic suite, along with an outdoor lounging area and grill. There are two bikes and two kayaks available for Perkiomen Creek/Trail adventures! The gardening, snow removal, and all maintenance is done by my partner Lou and myself, your host. In the evening, you may even find us on the deck grilling out or making pizzas in our Ooni! We share the property but give guests privacy as best as we can. Other things to note Please provide an accurate guest count when booking, additional guests are not insured by Airbnb, even if they stop by for just a moment, everyone is better off being protected, we appreciate this respect in advance. We may be able to accommodate early check in or late check out depending on the reservation prior or after yours. We also ask that you limit the noise to quiet after 10 pm unless otherwise approved by the host. Any excessive cleaning needed will be billed at $50/hr with a detailed list of items. Kindly review the following – “Hold Harmless Agreement 1-7” before booking, and forward to your guests after. A booking or request to book is a statement of concurrence to all parts of the “Hold Harmless Agreement” by the guest and each party listed in the reservation: HOLD HARMLESS AGREEMENT: 1: HOLD HARMLESS The hosts and owners of the property do not assume any liability for any loss, damage or injury to persons or their personal property. Neither does the owner accept any liability for any perceived negligence or for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable, WiFi, electricity or plumbing due to weather conditions, natural disasters, acts of god, or other reasons beyond its control. 2: ENTRY BY OWNER Owners or their designees may enter the premises under the following circumstances: In case of an emergency, to make any necessary agreed upon repairs, alterations or improvements, and to supply necessary or agreed upon services. Landscaping services are a part of regular exterior maintenance of the property, this work may occur without announcement from 8:00 am - 5:00 pm, 7 days a week. 3: SLEEPING CAPACITY/DISTURBANCES Guest and all occupants will be required to vacate the premise and forfeit the payment fee and security deposit for any of the following: Occupancy exceeding the agreed upon guest count and names thereto, or occupancy exceeding the contracted guest count in the reservation, using the premises for any illegal activity, causing damage to the premises or any neighboring properties and any other acts that may interfere with neighbors rights to quiet enjoyments of their properties. 4: MAINTENANCE Please report any maintenance needs discovered on the premises and the host will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to electrical service interruptions, heating and air conditioning, appliances, televisions, cable, and WiFi. 5: GUEST COUNT AND NAMES As per booking platform rules names of all guests using the property must be listed on the reservation with the host. Any revisions to this list must be shared with the host prior to entering the property. Falsifying this information will result in termination of reservation without refund. Additional guests are not insured by Air bnb even if they stop by for a moment, everyone is better off being protected , we appreciate this respect in advance. All children of any age must be listed on the reservation without exception. 6: GUESTS of GUESTS No guest may invite any guest to the property that is not listed and named on the booking through the booking platform. Any changes to the original guest list must be agreed upon with the host though an altered reservation before any new guest is allowed to enter the property. If the guest list is amended on the day of check in a call to the booking agent may be necessary but in all cases no new guest is allowed to enter the property without being listed on the reservation altered or otherwise. 7: GUEST CONTRACTORS If a guest contracts any services during the reservation the host must be notified in advance. The contractor must be approved by the host who will require any such contractor to provide a valid insurance policy naming the property owners as beneficiaries of the policy.
