Our well-equipped kitchen comes with all the essential cookware, utensils, and dishware you need. You'll appreciate ample parking available in our long driveway. The space Looking for a comfortable and spacious place to stay for your next trip? Look no further than our two-bedroom house. Both bedrooms are generously sized, ensuring a comfortable night's sleep for all guests. Each bedroom also comes equipped with its own closet, providing ample space to store clothes and luggage during your stay. In addition to the bedrooms, our living and dining areas are perfect for entertaining and relaxing. The living room is equipped with a large sofa bed, providing even more sleeping space for larger groups. The living and dining areas are connected, creating a welcoming space for family and friends to gather and enjoy each other's company. We take pride in ensuring our guests have a comfortable and enjoyable stay. We believe our spacious rooms, ample storage, and family-friendly living and dining areas make our house the perfect choice for your next Airbnb booking. Guest access Guests are welcome to accessing both the front and back yards, as well as the driveway for easy parking. It's also important to be respectful of the neighbors and not make noise after 10 pm, as this will help maintain a peaceful environment for everyone in the area. Other things to note HOUSE RULES Dear Guest, We are delighted to welcome you to our Airbnb and we hope you have a pleasant and enjoyable stay with us. To ensure that your stay goes smoothly, we kindly request that you take note of the following house rules: Extra Guests: Please be advised that we use our external cameras to verify the number of guests entering our property for every reservation. Any guests beyond the number listed on your airbnb reservation will be charged a penalty of $25.00 per person per night. We reserve the right to terminate your stay without refund if you exceed the maximum occupancy of 5 guests. Children must be included within the total of guests' reservations. Infants (under age 2) are free. very important to please make sure to inform and alter your reservation at least one day prior to arriving. if you arrive and forgot to do this please message us to make us aware and then alter your change of guests as soon as possible. visitors: for liability reasons guests may not bring any visitors to our property at any time for any length of time. Only those individuals who are registered guests may enter the premises. We charge 25.00 dollars per day for each unregistered guest External Cameras: We have security cameras in the front and in the back of the home. Overall, it's important to provide a safe and comfortable environment for guests during your stay, and we want to be clear and transparent about expectations and amenities. Additionally, having cameras in the front and back yard is a great way to ensure the safety of the guests during their stay. Cameras are there for the guests protection Smoking: No smoking is allowed inside or anywhere in the premises on the property for any reason this includes vaping, marijuana, cigarettes, cannabis, electronic cigarettes, blunts, tobacco or any other similar items to these. If the smell of any of these are found after your stay you will be assessed a cleaning fee to a third party company of 140.00 to remove odors. Communication: If you need to contact us, please send us a message through the Airbnb app instead of calling us on the phone. We apologize for any inconvenience, but we receive a large number of scam calls and therefore do not typically answer the phone. To ensure smooth communication, we require guests to have a working phone number associated with their Airbnb account, so that we may directly communicate with them through the Airbnb messaging platform rather than a third-party. Parking: You may use the drive way for parking Quite Hours: We would like to kindly remind all our guests that we observe quiet hours from 10:00 pm to 8:00 am to ensure a peaceful environment for our neighbors and guests. During this time, we request that all noise levels from music, TVs, or conversations be kept to a minimum to avoid disturbing others. In addition, we kindly ask that guests refrain from playing loud music in the driveway or any songs with inappropriate content that could be heard by others, including foul language. This is in consideration of our neighbors when arriving or exiting our property. Furthermore, we request that guests avoid having loud arguments that include profanity or insults on the property, including in the driveway, as this can make everyone uncomfortable and may be heard by our neighbors. If necessary, please take these conversations off-site. Pets: Although we love pets, we regret to inform our guests that we do not allow pets on the property. However, we do recognize that assistance animals are not considered pets and serve a crucial function for their owners. Therefore, certified assistance animals are welcome at our property. We appreciate your understanding and cooperation in helping us maintain a safe and comfortable environment for all our guests. If you have any questions or concerns about our policy regarding assistance animals, please feel free to contact us Missing Items: We kindly ask our guests to be mindful when packing their belongings upon check-out to avoid any accidental removal of items from our Airbnb. We understand that oversights can happen, but we want to ensure that you are aware that any missing or damaged items will result in deductions from your security deposit. The most common items that guests accidentally pack are towels. Please note that we provide six towels per stay and any missing or damaged towels will incur a charge of $25 per towel. Thank you for your cooperation in helping us maintain our inventory and ensuring that all guests have a comfortable and enjoyable stay. If you have any questions or concerns about this policy, please feel free to contact us. No 3rd Party Bookings: The person who made the reservation must be the same person who stays at our property. We reserve the right to terminate your stay without refund if the guests are the result of an undisclosed 3rd party booking. Toiletries: Toiletries are provided as a courtesy to guests if they’ve forgotten something. Please feel free to use what you need during your stay, but do not remove them from the Airbnb (ex. taking all soaps, toilet paper rolls, entire bottles of items etc.). A $25 dollar restocking fee will apply. Bed Linens and Towels: Please remove all makeup before using the pillows. Please do not dye hair in our bathroom and then use the towels & bed sheets. Makeup/foundation, tanning products, face medications/creams, and hair dye will stain linens and towels, please take care to prevent stains. The cost to replace these items will be charged from the security deposit if stains cannot be removed. We are providing 10 towels. Sometimes guests accidentally take them. We charge $25.00 per towel if this happens. Designated Eating Areas: Please eat and drink in the kitchen area. Eating and drinking in the bedrooms is not allowed to prevent staining of bedroom linens. Security: Please ensure that you lock the apartment & turn off lights, stove, TV’s, AC, heater, etc. before leaving for the day. Please also fully close the gate so that it locks. Before leaving, check that the gas tap on the stove is off. Turn off the air conditioning and open the windows to ventilate the rooms. Accidental Damage: Please inform the host immediately if something is damaged (broken, stained) and arrange for its replacement or repair. Dispose of all trash in a trash can: All trash must be placed in a trash can. If the bin is full, please tie off the bag and take it outside and place it in the large trash can. Please place a new bag in the bin before putting more trash in it. Extra bags are found under the kitchen sink. There is a broom and a dustpan next to the refrigerator in case there is something that needs to be swept up. Laundry: We have a washer and dryer in our kitchen available to guests. You need no money to operate them. Please bring your own detergent. Late Checkout: We cannot accommodate late checkouts because we often have back-to-back bookings. We have a late check-out fee of $65.00 after 11:00 am. If a guest checks out 30 minutes past the check-out time, they are responsible to pay that day’s base rate without any discount. If you wish to extend your stay, please formally do so by altering your reservation through the Airbnb platform. Prior permission from the host is required. Any refunds that any other affected Airbnb guests get because of an unauthorized late check-out, you will be responsible for reimbursing us. Check-out time is at 11:00 am.
