It is really Comfy basement studio flat and all amenities available within walking distance. Just 4 minutes walk to the Saint James University Hospital. The space This really is a unique studio flat. It has everything you could ever need during your stay from a brand new hob and oven to essential cutlery and kitchenware to enable you to cook up a tasty home-cooked meal. There is an ironing board and iron also provided so your clothes can look their best. The bed is a comfortable double bed. Cleanliness is a top priority and the flat is serviced and cleaned the highest standard to ensure it meets the quality expected by guests of a modern studio flat. Guest access Guests can make entire use of the small garden which is just outside the property. Whether it's just for a cigarette or to get some fresh air feel free to use it whenever needed. It is solely yours for the duration of your stay with us. Other things to note Thank you for booking to stay in our property. We require photo ID from you. You can send a photo of this directly to us through the app. This ID requirement is mandatory for all guests and it helps protects our small business in case of any damage. It will be held only for the duration of your stay and kept confidential. If you have stayed with us before then we do not require an ID. Please check that the number of guests are correct on your request before proceeding. NOTE: The house rules. Just a gentle reminder for all our guests. Please do not wear shoes around the house- use the slippers we provided. In addition, since the area is a family-orientated neighbourhood, we have the following house rules in place and it is the main guests' responsibility to make sure they are strictly abided by. By placing a booking with us, you and any other guest(s) agree to the following rules: 1. No PARTIES or LOUD MUSIC in the property of any kind. This is so neighbours are respected and no complaints are raised to the hosts. Furthermore, this is so other guests in the property are not inconvenienced or disturbed. A fine of up to £500 will be payable if rule is broken. 2. Smoking is PROHIBITED in the property. This includes e-cigarettes. A fine of £80 will be charged to the main guest if we find evidence of smoking within the property. The garden is a suitable place to smoke and there is an ashtray provided. 3. Damages must be reported promptly and the cost to repair where possible or replace must be covered. 4. As we do not charge a cleaning fee, the property must be left clean upon checkout. All dishes and cutlery that are used must be washed. 5. The numbers of guests must not exceed that which is stated in your booking for the maximum number guests in this flat 2, (unless we have agreed beforehand). Visitors coming in and out of the property are NOT allowed. 6. Checkin time is anytime after 14:00 (code will be provided for the safebox). Checkout is by 10am. Guests must ensure they adhere to these times. Early checkin and late checkout is possible with a £10 /hr fee and this must be agreed beforehand with the host. 7. Where there is a parking permit issued, this must be returned to the safebox upon checkout or by 10am. Failure to do so will result in a fine of £5/hr for every hour the permit is not returned. 8. When checking out please remember to take all your belongings with you. Any belongings left behind will incur a fee for postage and time spent to send it back. In case of rule 1 and/or 2 being broken, all guilty parties will be removed from the property and the booking will be immediately cancelled. In case ANY of these rules are broken, we reserve the right to recover any monies that are owed or for the inconvenience caused. CCTV is recording 24 hrs outside the property for your safety. For your next stay ask us for full houses. We also offer full house listings with 2-3 bedrooms. Once we receive the relevant ID then check in details will be sent to you.
