There is a large dining table, and a fully equipped kitchen. Also downstairs is Bedroom One with a king size bed, en-suite wet room and access down to the garden. Upstairs on the first floor, there is a lounge area with a sofa (see ‘Useful information’ re sofa bed) which leads to the other two bedrooms. Bedroom Two offers a king size bed and en-suite shower room, and Bedroom Three a double bed and en-suite shower. Outside, the beautiful tiered garden is fenced and accessed via Bedroom One and provides a table, chairs and 6 sun loungers. If the charge is not taken by this platform we will contact you after booking to arrange. - This property is not suitable for parties. Stag, hen and other party groups are not permitted. Other responsible single sex groups or groups of friends by prior agreement only, but please do check with us as we may be able to accommodate. - Trades and business bookings: with prior agreement only. - Once you have placed your booking request, before we can process your booking we will require some simple additional details such as postal address, guest names and direct email. Please do not book if you are unable to provide this information, as we cannot offer a refund on this basis. - Arrival and departure times are clearly stated. As our properties can be booked right up until the last minute, we are unable to confirm early check-in or late check-out requests until 24-72 hours prior to your arrival/departure. Should you prefer to guarantee any such request now, please add an additional night to the start and/or end of your booking. - Unauthorised late check-outs have a significant impact on housekeeping schedules and the next guests’ arrival, so are therefore typically charged at the corresponding nightly rate, for every hour or part hour you remain on the premises after check-out time. - Insects are an inevitable part of both rural and urban life, as is wildlife in gardens, but virtually all species found in the UK pose little or no risk whatsoever. While all our homes are cleaned and checked prior to your arrival, we cannot eliminate all insects or prevent them from making an appearance – nor prevent a spider from spinning their home in your home. - Kitchen facilities: single electric fan oven, 4 electric hobs, tall fridge-freezer, slimline dishwasher, washer-dryer, microwave, kettle, toaster, cafetiere. - Iron, ironing board, clothes airer, 2 hairdryers provided. - The garden is accessed via an external (lockable) door from the ground floor bedroom. It is is fully fenced including mesh and considered secure for small dogs, but we are unable to guarantee. - Sofa bed: This can be added for a supplement of GBP60 (this option can be requested up to two weeks prior to arrival, payable separately). Please note the total maximum capacity of the property remains at SIX guests only, the use of the sofa bed allows for greater flexibility of sleeping arrangements only. - One infant up to age 2 is welcome in addition to the total guest capacity. 1 highchair is available on advance request, please bring your own travel cot and bedding. - Free private parking on the driveway next to the house, with space for 2 cars (3 if parallel). - Gas Central Heating. - Wi-Fi: Up to 35 Mbps
