Private terrace for outdoor dining & relaxing. 500 metres to the village, and it's summer fetes & 800 metres to the 50 ha nature reserve ~ swimming lake, cafe, tennis, fishing, playground. Many local activities; horse riding, hiking trails, mountain biking, farmers' markets, gastronomy, wine-tasting, chateaux. The space Enjoy a calm and spacious place to relax and unwind in the renowned wine region of St Emillion. A charming and beautifully renovated cottage in the old stable of the house, with a large open plan living space (with double sofa bed) complete with fully equipped kitchen, dining area and comfortable sitting room. A lovely double bedroom (can be provided with a double bed OR two single beds) and bathroom complete the first floor and downstairs there's a large cool garden room, with two single beds, leading onto a private terrace/patio perfect for outdoor dining. A baby's crib bed and high chair are available, and a further single bed could be added to the garden room if you need it. The staircase has a permanent safety gate fitted on the ground floor, and a second gate is available for the first floor. The garden room is large enough to also provide a workspace and there is a desk with lamp and chair, and extra worktables can be provided should you need them. Featuring large windows and skylights throughout, this is a bright and beautiful house with views of the garden, many trees and vineyards visible in the far distance. Electricity and hot water supplied by solar power, so you are encouraged to use all the machines during daylight hours as much as possible. The TV has both ethernet and wifi connection, and there is a good fibre-optic internet connection throughout the space (download 17.2 mbps, upload 36.6 at last test) . There is also a tv decoder, and a keyboard for easier internet searches and streaming, than using only the remote control. The kitchen is well-equipped, and the owner is on site should you need any other items not already provided. The bathroom has a bath with wall mounted shower and shower curtains. All bed-linen and brand new waffle cotton towels are provided; beach towels are available if requested but otherwise please bring your own. *Please read the guidebook in the house for more detailed information * The large garden has plenty of trees for shade during the heat of the day. Outside on the private patio you will find dining table and chairs, as well as sofa, chairs and low table for lounging, and a double hammock between the mulberry trees for total relaxation. You can enjoy the hugely rich, diverse and peaceful outside space, which has, amongst other things; lime tree, acer, atlas cedar, king crimson maple, 4 mulberry trees, 6 black cherry plums, a palm tree and a magnolia. Lots of roses and lavender, sage, thyme, oregano etc You will see and hear a huge variety of birds and insects including collared doves, goldfinches, greenfinches, blackbirds, black redstarts (third year of a nesting couple), great tits, blue tits, red kites, buzzards, swifts, swallows and even hoopoe. Also, lizards, toads, butterflies, bees, bats and humming bird hawk-moths. Useful Information about the Accommodation; The Kitchen ~ The kitchen is fully equipped with a large choice of cooking utensils, including coffee machine, blender, sandwich/waffle maker. Above the gas hob, there is a small stainless steel bar, which when you pull this out, activates the extractor fan with 3 different speeds. The freezer has a special ice tray drawer at the very top, and there should be ice already made. There are three bins under the sink, for recycling, compostable waste and black bag landfill. In the garden by the side gate are the recycling bin, yellow lid, the black bag bin, and near the large gate, the compost bin is next to the hedge. The fire extinguisher is in the far right cupboard below the drawer. If there is anything you need that has not been provided, please don’t hesitate to ask me and I will do my best to meet your needs. The Living Room ~ The TV has a wide choice of channels, there are board games in the drawer beneath. The large sofa is a sofa bed for use when there are more than 4 occupants. The Bathroom ~ With bath and shower curtains to use when showering, shower gel, shampoo and conditioner provided. Your towels will have been put on your beds. In the cupboard and drawers you will also find a bath pillow, hairdryer and extra toilet paper. Please do not flush anything else down the toilet as the house has a septic tank system, a bin is provided for any other waste. The Laundry area ~ In the laundry area on the ground floor, you have a Hoover 11kg capacity washing machine, deep utility sink and tall storage cupboard containing the hoover, broom, mops, cleaning materials, washing liquid and iron. In the cupboard to the right of the sink you will find beachtowels, a cotton beach blanket, parasol and a 4 person set of badminton rackets. The programme ALL-IN-ONE, 2 turns to the left on the washing machine is very useful, you can choose 30 or 40 degrees and a spin speed up to 1400. All items likes towels and sheets are now known to be hygenic after washing at 40 degrees, and this also saves energy; but of course you can choose the programme that suits you. The instructions for the machine are in the drawer to the right of the sink, as is a first aid kit. The air conditioning & heating system ~ The air conditioning units can all be used, or simply one or two as you need. The very important thing to know about this, is that all the units must be set to the same function mode and temperature. You can’t have different temperatures in different rooms as this confuses the external heat pump exchanger circuit. So, if you decide to raise or lower the temperature you require, you must do this for all the units that are switched on. Equally if you decide to change to automatic mode, all of the units must be in this same function mode. The instruction manual is in the kitchen drawer to the far right of the stove. If it stops working, please tell me and I will cut the power in order to re-set the system.
