Double bedroom & en suite wetroom, Inc. breakfast

Your downstairs room is clean, quiet and with an ensuite wet room. To maximise space there is a fold-away table, fold-up chair and a fold-out hanging rail. The TV is wall mounted and there is shelving space for clothes, etc. Your window looks out through the conservatory and into the garden beyond,.It has reflective film fitted so that no one can see into your room from the outside. We will leave breakfast out for you in the morning in the kitchen. The space Our house is a 4 bedroom link-detached family home in a quiet residential close. There is usually one space for parking on our own drive, but there is never any problem parking on the road that runs to the side of the house. You are free to share our conservatory or garden seating, if we are not using them. Guest access BEDROOM: Your room is on the ground floor so you will not need to go upstairs. The bed is a small double with a medium firm mattress, sprung, with a memory-foam upper. There is an electric oil-filler radiator with a smart timer which you have the ability to override. We can set the timer to fit with your routine (just discuss this with us on your arrival). There is a fold-away table and a chair, suitable for laptop working, and a fold-out hanging rail and hangers. There is also a smart-TV in the room, hairdryer, first aid kit and a kettle with tea and coffee supplied. WETROOM This is the ensuite and with an open on-demand electric shower, basin, toilet, mirror with shaver point and a heated towel rail large enough to heat the whole room. Again this is on an overrideable smart timer that we can set to fit with your routine (just discuss this with us on your arrival). KITCHEN: This is open plan with the dining room and has a breakfast bar. You are welcome to use the microwave, refrigerator, toaster & kettle. GARDEN Our fully enclosed back garden (walled and wooden fenced) has a couple of benches that you are welcome to sit out on. During the summer time there is also a garden table chairs and parasol. You are welcome to use this too, when we are not. During your stay We love meeting new people and are happy to chat, but will leave you to it when you need your own space. One thing is guaranteed - Billy, our goldendoodle, will be thrilled to meet you! Other things to note The breakfast we offer is a serve-yourself combination of toast, cereal, fruit juice, tea or coffee. Our adult daughter Chloe is currently living with us and is studying and working locally. Billy the dog sleeps in the utility room next to the kitchen, but generally seems to know the noises we make that mean it's time to get up - so he is unlikely to disturb your breakfast with any barking.
