A truly unique place to stay, located only 40min drive from Edinburgh yet with miles of empty drove, forest and hill tracks for walking, hiking, biking, leading literally from beyond the garden gate. The space The cottage is a labour of love, painstakingly renovated, curated and designed over a number of years to offer guests an off-grid escape to remember. There are stunning, Southern Upland views from every room, especially the bijou porch with bench seating. The open plan kitchen and living area is filled with southerly light and features a huge, original arched stone fireplace with wood burner for cosy autumn and winter nights, a dining table, sofa-bed and bespoke oak parquet flooring. Outside is the raised patio, with comfortable seating for lounging amid the stunning vistas and a magnificent old beech tree. The generous bedroom faces directly on to the beech, and as well as a stylish platform double bed, there’s a generous sofa-bed, small antique table, chest of drawers and hand-picked selection of books. The bathroom has piping hot water on tap for long, lingering baths, with a view, partially heated via solar thermal panels. The small off-grid plant room offers access to the back garden. The rear woodland garden has an alfresco dining table and various nooks and crannies to discover. The rest of the land with the cottage has been left to grow wild for biodiversity. Guests are welcome to explore this at their own risk as there may be hidden declivities and hollows; particular care should be taken on the wooden bridges across the stream. Bike storage is available on request in the drystone outbuilding. Guest access The access track has now been upgraded and, while rough and bumpy in places, is absolutely accessible to all vehicles without the need for a 4x4 except in deep snow. As the cottage sits on the fringes of a working hill farm, guests are kindly requested to respect the countryside code and close all gates. There are three gates to traverse on the access track and it is extremely important that these are closed behind you. Other things to note Note that it is an entirely independent off-grid cottage with off-grid infrastructure and private water supply, unconnected to and unsupported by utility companies. Things inevitably can and very occasionally do go wrong; if this happens during your stay don’t panic, contact myself immediately and I will endeavour to do all I can to remedy the situation.
