This house is in a quiet area, so after 10 p.m, the quiet times are to be respected. *We have a strict NO-SMOKING indoors policy at our properties. A standard charge of £1000 will be charged through Airbnb when we find evidence of smoking within the accommodation to cover cleaning costs and long-lasting damage on the property. *Any loud music, parties, and smoking indoors will also result in immediate removal from the accommodation as we will be highlighted via our noise and air monitoring systems located in the property. *For stays longer than a week, additional housekeeping can be arranged for a further fee. *To book with us, we require the lead guest to complete our online check-in form which includes an agreement to our T&Cs and the provision of a UK government-issued photo ID or passport. *Please note: We charge a £30/hour early check-in fee if you check-in before the time stated on the listing without prior approval and a £30/hour late check-out fee if you check-out later than 11 am. EXTRAS: If you require an extra night or wish to extend your booking, please contact us as soon as possible so that we can make sure the dates are available and book you in. PARKING: We have teamed up with EPC to offer all of our guests a 15% discount on 24-hour parking in the city centre! The car park is a 6-minute walk from our premises and is located on Lower Brown Street, LE1 5AF. Alternatively, we recommend all guests to use Newark Street car park which is just a 2-minute walk away. However, please bear in mind that it is not open 24 hours but will be open by the time you check in and check out. Hope this helps. If you want to drop your luggage off first then there are some 'loading only' bays in front of our building. Please be vigilant when unloading due to the traffic wardens on patrol. ADDITIONAL CLEANING POLICY: To ensure we maintain the property’s high standards and maximise guest experience, we require weekly cleaning and linen changeovers for long-term bookings (10+ nights stay) at an additional cost.
