Kate's Cottage - Rosyth Farm

Located just 6 km from the Armidale town boundary, this two room cottage has its own kitchen and bedroom as well as a private outdoor BBQ area. The latter features a fire pit, pizza oven, gas BBQ and all the cast iron cooking equipment to create a unique outdoor culinary experience. There is access to a flushing toilet and shower (in the main building, 40m away) that is private a for the exclusive use of guests. All this is set within a 6 acre small holding with gardens and views. The space The two room cottage has a separate bedroom with comfy double bed and heating/cooling facilities. The kitchen/lounge has a fully functioning kitchen with fridge, microwave and induction cooktop. The futon folds out to provide an additional sleeping option There is an additional charge for an extra guest (3 total). Leading off this is the outdoor deck with breakfast bar and its view of Mt Duval and adjacent farmland. This is next to the private and spacious outdoor cooking area with flirepit, BBQ and cast iron cooking gear. There is a small kitchen garden and a private covered parking space for guests. A separate bathroom in the main building (40m away) has flushing toilet and shower and is part of the recreation room that is for the exclusive use of guests (up to 10 pm). There is also a children's play area for supervised play. Guest access Guests are very welcome to explore the property but need to be aware that there are farm animals in residence, including dogs, horses and fowl. The extensive vegetable gardens may yield a crop in season as will the orchard and olive grove. There are a number of quiet spots to just sit and reflect. We like guests to enjoy the property, whilst respecting the privacy of other residents. Other things to note The nightly charge is for 2 people. One additional guest can be accommodated on a fold down futon and there is bedding available for that. The cottage is just 5 kms from Dumaresq Dam State Recreation area. The area is also famous for its gorge country and numerous waterfalls.. The property is also just 5 kms from the University of New England. its colleges, leisure centre, pool and gym.
