Description

Perched on the penthouse of a 1975 retro Condesa building, this cozy, sunlit one bedroom apt with rare direct terrace access is a perfect hidden gem for solo travelers or couples seeking quiet & an unbeatable location—ideal for those who prefer a charming, lived-in apartment to experience local life, rather than a sterile, modern, hotel-like Airbnb. Stay a while, work remotely, and enjoy Condesa at your own rhythm in a peaceful, authentic home base surrounded by trees and above the city buz. The space 🔸ABOUT THE APARTMENT This bright sunlit PH apartment sits on the top 4th floor, offering both privacy and natural light throughout the day. Surrounded by trees, it has a peaceful, cozy feel perched above the city’s energy. The apartment is designed for travelers who value, tranquility, authenticity, sunlight and character—not hotel-like perfection and comforts. There are plenty of listings in Mexico City that cater to that experience. Instead, this is a warm, charming, lived-in space with a rare perk: direct access to a sunny calm rooftop terrace. The kitchen is small, but it includes all the essentials for cooking. The apartment is best suited for a solo traveler or a couple looking for a peaceful, central home base with everything you need to feel settled. We’ve intentionally set a 7-night minimum, and most of our guests stay 15 to 30 days, as we cater to long-term travelers, remote workers, and those seeking a slower, more local experience. 🔸PATIO / TERRACE Please note: the terrace is a shared space, not private to the apartment. The apartment is located on the top floor (PH) of the building and has direct access to the terrace. Since the building is small—only six apartments in total, one per floor—there are very few residents, and the terrace is rarely used. Because of this, many guests experience it as feeling almost private during their stay. It’s possible, though uncommon, that another resident may go up. We prefer to be clear about this in advance to avoid any misunderstandings. This is not a rooftop used for gatherings or events. It is generally a calm, quiet space intended for relaxing, reading, or enjoying the sun. The apartment also includes a small private patio with a couple of chairs and a washer/dryer. While small , this area is exclusive to the apartment and opens directly onto the terrace. The kitchen connects to this patio, and from there you can step straight onto the terrace, creating a natural flow between the indoor and outdoor spaces making it feel like an extension of the home. Many of our long-term guests especially value this feature, as it adds a sense of openness and connection to the outdoors. As seen in the photos, the bedroom window overlooks the patio/terrace, and blinds and blackout shades have been installed for your privacy. To maintain privacy and harmony, the patio has designated hours of use, and we ask all guests to respect the shared nature of the space. 🌿 MOTHER NATURE : Because the apartment connects directly to the terrace, it’s important to note that an occasional insect sighting can happen. It’s not something we see often, but with any space that opens to the outdoors, there is always that possibility. We do fumigate regularly to keep the apartment well maintained and minimize any risk. That said, factors like weather (especially heat or rain), as well as food or trash not being fully sealed, can sometimes attract insects from outside. For that reason, we also provide bug spray in the apartment so it can be addressed immediately if needed. 🔸ABOUT THE BUILDING This is a 1970s apartment vintage budiling impeccably preserved —It’s a small, quiet building with only six units in total, one per floor. It’s located in one of the greenest and calmest corners of Condesa, yet still right in the heart of the neighborhood. The atmosphere of the building is tranquil and we kindly ask our guests to match that same respect toward the space and its neighbors. 🔸THE NEIGHBORHOOD Located in the most residential and peaceful part of Condesa, a young artsy neighborhood. Our PH apartment offers a perfect blend of calm and convenience. You’ll be surrounded by tree-lined streets, local cafés, bakeries, restaurants, art galleries, and boutique shops—all within walking distance. Parque México is only a short walk away, making it an ideal spot for guests seeking a peaceful yet central experience. The area is safe, walkable, and vibrant which makes Condesa one of the most desirable places to stay in Mexico City. Other things to note ❗️IMPORTANT NOTE : 🔺NO ELEVATOR: There is no elevator, and the apartment is located on the top 4rd floor (penthouse level), so stairs are required to access it. Because of this feature it might not be a great fit for somebody with mobility issues or senior guests due to the stairs they will need to climb to access the apartment. 🔺THE TERRACE Please note: the terrace is a shared space, not private to the apartment. While compact, this area is exclusive to the apartment and opens directly onto the terrace. The kitchen connects to this patio, and from there you step straight onto the terrace, creating a natural flow between the indoor and outdoor spaces and making it feel like an extension of the home. Many of our long-term guests especially value this feature, as it adds a sense of openness and connection to the outdoors. Access to the terrace is required for these maintenance purposes : • The cleaning staff visits once a week to maintain the plants • The gas company accesses the terrace once a month for service refills •. There is also a person who comes once a week to water the terrace plants. 🔺KITCHEN: Please note it does not have a full oven for baking. 🔺LUGGAGE STORAGE We do not offer on-site luggage storage. However, we’re happy to provide guests with recommendations for secure locker services nearby, so you can store your bags safely if needed before check-in or after check-out. 💧 Mexico City has been facing a serious water crisis for several years and is getting closer to a potential “Day Zero.” As part of efforts to manage the situation, the government has implemented occasional, brief water cuts— usually in the early morning or late evening if they occur and if they occur which is arte it typically last only 1–2 hours. This is NOT a daily issue, nor is it predictable, but certain neighborhoods like Roma and Condesa may experience these interruptions occasionally, especially due to increased tourism and demand. Or a a heat wave in the city. While it’s beyond our control and impossible to foresee, It’s worth mentioning. Despite the slim chances of occurring during your stay.
