“The Blue House” is a modern, newly renovated 4BR Catskills retreat set on five private acres in Callicoon. Perched atop a hill, it features a full-length, south-facing deck with sweeping mountain views, perfect for group getaways, family trips, and relaxing weekends in nature. The space Whether you’re here for a quiet reset, exploring nature or a fun weekend with family and friends, The Blue House is designed for both relaxation and connection. – Start your morning with coffee on the deck overlooking the mountains – Spend the day exploring nearby towns, hiking, kayaking or simply staying in and grilling outdoors – Gather around the fire pit at night under the stars – Wind down indoors with a fire and a game of pool The Location: Located in Callicoon, in the western Catskills near the Delaware River. – Short drive to Jeffersonville, Roscoe, Narrowsburg & Livingston Manor – Great area for hiking, river activities, and exploring local shops/restaurants – Peaceful, private setting, but still close to everything Bedrooms: Each of the four bedrooms features: – Comfortable queen-sized bed – Private closet – Views of the surrounding property For comfort, we provide: – Hypoallergenic white linens – Four pillows per bed (2 soft, 2 medium-firm) – Down-free comforters – White noise machine and fan in every room – Fresh towels and basic toiletries are included. Living & Dining: The open-concept living and dining area is bright and inviting, featuring large windows and a sliding door with scenic views. – Antique dining table for shared meals – Direct access to the south-facing deck – Comfortable seating for relaxing and gathering Outdoor Space: The outdoor setup is a highlight of the home: – Spacious south-facing deck with outdoor dining table and seating – Gas grill (April–November) with retractable awning – Large fire pit area with 8 Adirondack chairs and string lights – Perfect for outdoor meals, sunset views, and evenings under the stars. Kitchen: The fully equipped kitchen includes everything needed to cook and entertain: – Electric stove, full-size refrigerator, dishwasher – Microwave, toaster, blender – Coffee setup (drip, stovetop espresso, pour over, grinder) – Pots, pans, utensils, and serving ware – Complimentary coffee, olive oil, and basic spices Bathrooms: – 2 full bathrooms and 1 half bath (double sinks) – Stocked with shampoo, conditioner, body wash, hand soap, and lotion – Hair dryers provided in each bathroom Entertainment: The lower-level game room is perfect for downtime: – Pool table – TV with Roku – DVD player and selection of DVDs – Board games Essentials: – High-speed WiFi – Washer and dryer If you’re looking for a comfortable, scenic Catskills escape with space to relax, gather, and enjoy the outdoors; The Blue House is a great fit. Feel free to reach out with any questions, we’d love to host you! Guest access Guests can access the house via smart lock with a key code. The driveway can fit up to 4 cars. The host is available via text for ideas and assistance. CAMERAS: There are two actively recording cameras with flood lights overlooking the driveway and deck stairwell which are set to record video only. The deck and front lawn are NOT recorded. There is also a ring doorbell on the porch which records video only when the button is pressed. All devices are on the exterior of the property. Other things to note For heating in the winter months, each room is equipped with a baseboard electric heater controlled by Mysa thermostats. The living room also features a beautiful wood burning fireplace with a bundle of logs for use. The lower-level wood burning stove is not currently operable due to maintenance issues. There is no air conditioning, but thanks to our location in the Catskills, summer nights are often cool and comfortable. We provide fans in each bedroom, and the home is designed to take advantage of natural cross-breezes. Most guests find the temperature perfect for relaxing and sleeping well, even in July and August. The Blue House is surrounded by plenty of tall trees and woods and the 2nd floor deck has stairs so please keep an eye on children. There are plenty of cleaning products for your use should they be needed. In the winter, a car with all-wheel drive that can handle the snow is recommended since the Western Sullivan Catskills are full of winding, icy, dirt roads! The grill is propane based. Please note the grill will only be available from April 1st to November 1st.
