Private guest house in downtown Merced

Steps away from the rose garden in Applegate Park, our renovated guest house is centrally located in downtown Merced. This guest house is separate from the main house and is located in the backyard of the property. It is 3 blocks from the Amtrak and YART, and an easy 10-minute walk to Main Street in downtown Merced. A bike path along a creek, playgrounds, and the local zoo are also walking distance. Merced is a wonderful place to visit on a trip to Yosemite and those looking to visit UC Merced. The space Guest house located an established neighborhood near downtown Merced. This renovated guest house is located in the backyard of a 1930s Tudor-style home. There are two rooms in the guest house. The first is a kitchenette/dining room, and the second is a bedroom with seating and office area. The bedroom has a queen bed (a twin-sized air mattress is available upon request). There is a full bath off of the kitchenette. Guest access Guests have access to the entire guest house which is a separate building from the main house. It is located in the backyard of our property. Guests enter from the front yard of the house and pass through the side yard to the backyard. There is a lit path to the guest house with two entrances. Other things to note The kitchenette consists of a large sink, toaster oven, mini fridge with dedicated freezer, electric hot plate, microwave, coffee maker and electric kettle. There is a queen-sized bed, as well as an air mattress available upon request. Additional guests can be considered on a case-by-case basis. There is also a Pack 'N Play available for travelers with infants and small children. There is a desk with an ergonomic chair and a large HD monitor and a printer available for use. WiFi from the house is also readily accessible. The space provides a perfect working environment and can readily be used as an office. The wall AC unit in the bedroom doubles as a heater. There is also an electric space heater for added comfort. Please note that our guest house is a small space suitable for 1-2 guests, and the water heater is small (15 gallons). It provides enough water for ~12 minutes of continuous hot water. Most guests do not experience an issue with having sufficient hot water, but if you take a longer shower or multiple showers back to back you may deplete the hot water. Please allow at least two hours between running the shower if more hot water is needed. Yard service is at 7am on Fridays and can be noisy.
