Fully furnished, three room flat with hot water shower located in the heart of SJDS, one block from the Waterfront, It's an easy walk to markets; shops; banks; restaurants and public and private transportation. Claro fibre optic Wi-Fi and water are included but you must pay for electricity. New A/C was installed last year. Rooms have ceiling fans and gated doors and windows to maximize air flow. Additional discounts are offered for long-term stays. The space The apartments are located on the main street coming into town (Nica 16). The entrance is beside the Villa del Pan bakery. A gated hallway leads from the street to the patio and apartments. There are four fully-furnished apartments that are equipped for long term stays. Unit 1 and Unit 2 are large, main floor units with access to the roof, where you can wash clothing, hang laundry, enjoy the views and ocean breezes or partake of sand-free tanning. Unit 1 has a kitchen with a gas stove, fridge, microwave, cofee maker and other small appliances; a bedroom with an armoire, storage bin , lamps and night tables, a bathroom and a work and sitting area with a TV. Windows and doors are gated to allow for air flow and there is a ceiling fan in each room to minimize A/C use. The apartments were painted in June and new A/C units were installed earlier this year. New windows were installed in 2019. We frequently host long term stays and returning clients can negotiate rates according to length of stay. Electricity is charged in addition to rent. A cash deposit is required to cover electricity charges. Metres are located in the front entrance so you can monitor your electricity use. If little or no A/C is used electricity averages at approximately $95/month. Guest access The entrance to the apartment is beside Villa del Pan bakery. The hallway leads to a small main floor courtyard where Units 1 and 2 are located. Stairs at the south end lead to the second floor and Units 3 and 4. A narrow set of stairs takes you to the roof. The hallways, patios and roof top are shared spaces. Apartments are private with private gated entrances. Each apartment has a wooden door and a metal door. All of the windows have screens and metal grates. To reduce A/C costs keep your doors and windows open. There are motion activated lights in the hallways, stairs and patios. Non-smoking is strictly enforced and is not tolerated anywhere on the premises. Any contraventions will result in immediate eviction. Other things to note TRAVEL DOCUMENTS The government requires businesses to register their guests. Bring a passport orvlaid travel document to be preented during registration. CASH DEPOSIT The property manager will secure $100 cash deposit that will be credited towards your electricity bill. Any balance is returned to you upon check out if the flat is in good order. ELECTRICITY COSTS Electricity is approximately $100 per month with moderate/a few hours per day/ A/C use. You can monitor your electricity usage. The metres in the entrance hallway. There are ceiling fans in each room and the windows and doors have iron gates that lock so you can leave them open to allow for air circulation. WIFI SERVICE We recently switched to Claro fibre optic WIFI which is the fastest available. However Nica is a thrid world country and from time to time power outages occur. Obviously no power, no WIFI. 1. On occasion Claro has outages. Anyone that uses another provider in town will have WIFI, including Harry’s office and numerous restaurants. 2. Should an Claro outage occur you can grab a table at El Timon, or other ocean-facing restaurant, as they provide WIFI--but it has to be a different provider than at the apartments. Or check and if Harry's office has WiFi you can work from there. 3. If you are working from SJDS please make sure that you can use your phone to create a hotspot in an emergency situation. We do not compensate guests for shortages of water, electricity or loss of Wifi signal as these things are beyond our control. We do have a reserve water tank but luckily have not needed to use it during the past year. We do keep our premises and equipment in top working order...so if one of our routers breaks or a pipe bursts we cover that.
