Inside you will enjoy three livings areas, large kitchen & dining, while appreciating all the modern conveniences that make you feel at home. The space Our beautiful modern family home is perfect for your next stay in Ballarat. There is plenty of space for your comfort and enjoyment. Boasting 3 large living areas, 5 bedrooms, 2.5 bathrooms, full enclosed backyard with pool (spring/summer), spa, and multiple outdoor living spaces. BEDDING: We can comfortably accommodate up to 13 guests: Main Bedroom: King Bed Bedroom 2 (Downstairs): Queen Bed Bedroom 3: Queen Bed Bedroom 4: Queen Bed Bedroom 5: 3 Singles beds (trundle x1) Living Area 2: Fold out Sofa Bed (Double) WiFi is available throughout. All 3 living areas have smart TV's with Chromecasts. You also have access to our entertainment apps such as Netflix, Stan, Disney & Prime. The fully equipped kitchen is perfect for cooking at home, stainless steel appliances, microwave and plenty of space for storage. Great additions such as the Breville Barista Express Coffee Machine & Thermomix. The main bedroom has a full ensuite, and the main bathroom has a shower, bath, and vanity. There is also a separate upstairs toilet, and downstairs toilet with vanity. There is ducted central heating throughout, upstairs evaporative cooling, downstairs split system air conditioner, and another split system air conditioner in the bedroom downstairs. All upstairs bedrooms have ceiling fans. Outside has a plunge (6.2mtr x 3.4mtr 23,000ltrs) pool. This is only available in Spring & Summer due to outside temperature. There is also a 5 person spa that has fresh clean water ready for your use. Multiple outside areas are available for your use, including the undercover alfresco 4 person lounge area, outside dining, and an additional lounge with a cantilever umbrella. Outside Smart TV including a 3-zone amplifier will keep you entertained with all your favourite tunes, sports, or shows. There is also our Polito Giotto Pizza Oven available for use. We recommend some experience here prior to utilising, as it can be a little tricky to learn for a beginner. Breville Barista Express coffee machine provided with beans. There are also multiple kitchen conveniences that we leave behind for your convenience and use. Bathroom & laundry items are also included. Within an easy 1-2km walking distance is multiple outstanding cafes, including the Olive Grove Delicatessen, The Yacht Club, The Lake View, Racers, and the Boatshed. Plenty of great variety. There are multiple restaurants available within similar walking distances from the property. We do recommend walking a little further of 3km (or driving) to Ballarat's famous "eat street" which includes some great places such as Roy Hammonds, Pancho's, Meigas, Grainery Lane, Moon & Mountain, Ragazzone. Please reach out for any help. You have access to the entire home except for the garage, upstairs linen cupboard, under the stairs, laundry lining cupboards, and 3 kitchen cupboards. We use these to store personal items. There are 4 carparks spots available off street (driveway), and then multiple space along the street.
