Beautiful natural-urban landscapes. You can occupy an entire house exclusively and privately, just for a safe break. Inside the complex you will find attractive and refreshing activities such as aquazone, pool, golf courts, basketball, soccer, volleyball, running circuit, pergolas, palapa-pond and children's games, just to have a moment of family togetherness as you were waiting for. Enjoy all these services at no extra cost. Self check-in. The space It has 24-hour surveillance. The weather is regularly warm, so all water activity is very attractive. (between 20° to 40°) The house has fans in each room to keep it cooler, in order to avoid respiratory diseases with artificial climates. Still, there are two air-conditioned bedrooms. It has all the services constantly. If you have any questions, we will be waiting to resolve them. There are times of wind and rain in the summer and harvest months. If you have a person in a wheelchair, access will be very easy for them. And you'll have access to all amenities. You will have to comply with some regulations. 1. General The following are forbidden: A. Store and/or deposit inside the houses, parking areas and common areas, all kinds of hazardous waste that may pose a danger or that produce toxic or annoying fumes. B. Produce or allow disturbances and/or noises that threaten the tranquility that must prevail in the condominium. Music, television, musical and resonance instruments should be used with extreme moderation (low volume) and with special consideration from 8:00 pm until 8:00 am the next day. C. Throwing garbage, papers, cigarette butts, etc. in green areas and common areas. D. Throw away waste, liquids or flammable substances and in general all kinds of objects that due to their size or characteristics may affect drains, pipes or cause obstructions in them. E. Shaking carpets, hanging clothes or similar objects on the terraces and/or windows of the houses. F. Give orders or instructions to the condominium service personnel, which will be issued only through the administrator. G. Carrying out any act contrary to morality and good customs or incurring omissions even inside your home, which injures or compromises the healthy coexistence, physical, emotional or moral integrity, safety, health and comfort of the condominium owners or the condominium. H. Use the balconies to hang clothes or any other object outside. I. Have pets in the common areas. They may only remain exclusively inside the houses of their owners, maintaining hygiene. Dogs must be walked outside the condominium. A leash will be used for their transfer and they must use the parking lot passage, being strictly forbidden to pass through the common areas and walkways. The owner will be responsible for collecting their pet's feces during the transfer. J. Play with balls in common areas (pergolas, green areas and parking). Only soft plastic balls may be played in these areas to avoid damage to parked cars, plants, trees and other condominium infrastructure. 2. Security and surveillance A. The security personnel will be in charge of the security of the condominium, as well as verifying that the regulations of the same are complied with, with the power to call the attention of any person who violates it and if necessary remove them from the common areas or call public security when the case requires it. B. Condominium owners will have access to their cars with the use of vehicle badges. Vehicle badges are for the guard to keep track of vehicle entrances and exits. (They will have to leave their ID to carry one indicating that they are going to house F-34) C. When the condominium owner for some reason does not bring a badge in his vehicle, he will have to identify himself with the security guard on duty. D. Each condominium owner must park only in the parking spot assigned to their house. Condominium owners who need to use more than one space may request it from a neighbor who will have to submit the space loan form. You will be given a loan badge with the house number. E. Any vehicle that is not part of the condominium (moving, taxis, visitors, etc.) must open its trunk for inspection when entering and leaving the condominium. F. Visitors must show identification and indicate which house they are going to and the name of the owner, otherwise they will not be able to enter the condominium unless the condominium owner is going to meet them at the entrance gate. G. It is forbidden to park on the streets obstructing the roads or in a parking space other than the one corresponding to your house. H. The maximum speed within the condominium is 10 km/hour. Since there are children playing, this will prevent accidents. I. Security and surveillance personnel will report those condominium owners who do not respect the regulations, as well as any other incident that may arise. These will be reported on the sheets provided by the company, as well as in the condominium log. 3. Visitors A. Any person who is not a condominium owner to enter the condominium, either on foot or by vehicle, must provide the guard with an official photo identification, by family or group, and the full name, place of destination, time of entry, vehicle data (if applicable), time of departure and observations will be recorded in the security book. The identification will remain with the guard and will be returned to the visitor when leaving the condominium. It is important that visitors clearly specify the location to which they are going. If it is incorrect, they will be denied access. B. Vehicle access for visitors in addition to the parking space owned by the condominium visited will be limited to: o In the high season (bridges, Easter, New Year's Eve and long weekends) one vehicle per condominium, restricted to the 18 existing visiting places. o Any other date of the year, two vehicles per condominium, restricted to the 18 existing visiting places. C. Visitors must park in the places expressly designated for visitors, and it is strictly forbidden to obstruct the access or exit of any parking space and the car circulation area inside the condominium. 4. Use of Pools, Green Areas and Pergolas A. Pool hours are from 8:00 am to 8:00 pm. B. When the pool is under maintenance and there is an information sign, its use is strictly prohibited, since the products used cause severe damage to the skin and eyes. C. The use of the pool is exclusively for the owners and their guests as long as they respect the regulations. D. Before entering the pool, users must shower to remove excess sunblock / sunscreen and dirt from the body. E. It is strictly forbidden to use the pool with any type of clothing that is not appropriate, such as shorts, pants, shirts, underwear, sandals, shoes, etc. The pools may only be used with a bathing suit or with garments specifically designed for swimming. F. Children under 3 years of age must wear special swimming trunks (no diapers) G. Children must always be accompanied by an adult. H. Consuming any type of food or drink is strictly forbidden inside and on the perimeter walkway of the pool. I. It is forbidden to place tents in the common areas of the condominium. J. The use of the pools while intoxicated is strictly prohibited. K. Diving and rough play are prohibited for your safety and that of others. L. The pool will be used in an orderly and quiet manner, not allowing conduct contrary to moral law and good customs. M. The use of grills and camp stoves is allowed in the pergola area, with the condition of cleaning up and keeping the area that would have been used clean. N. All green areas, as well as plants, must be respected. O. Do not block walkways with tents, tables, beds, chairs, etc. P. The pergola area and surroundings must be left completely clean, the garbage generated must be collected and placed in the garbage containers. 5. Garbage collection A. The objective is to keep the condominium clean, through the use of garbage cans and containers, which facilitate the collection and removal of the same. B. Condominium owners and visitors must collect the garbage they generate in recreational areas. C. Condominium owners and visitors may place their organic and inorganic garbage in different closed plastic bags, white bags for organic garbage and black bags for inorganic garbage, making sure that they do not contain liquids. F. Packaging (cardboard boxes, plastic bags, etc.) should be disassembled or compacted as much as possible in order to optimize the space of the garbage rooms and should be deposited inside the garbage room. G. It is strictly forbidden to leave garbage bags outside the houses or in any common area and throw it over the container fence. I. Garbage must be deposited to the bottom of the garbage containers in the barrels intended for this purpose. 6. Responsibilities A. Tenants will have to pay for all repairs that need to be made to the services, facilities and accessories of the condominium that, due to the fault, neglect or misuse of the owners, their relatives or guests, are damaged. Likewise, they will be responsible for the damages they cause to their neighbors, as well as to their respective houses. Parents will be responsible for all material damage caused by their children; therefore, they are obliged to monitor them and prevent them from causing harm or discomfort to their neighbors. B. Tenants will be responsible for closing the stopcocks located in front of the houses, when leaving the condominium, to avoid water leaks and flooding inside the houses. C. Tenants must use the private parking areas in such a way that the common areas and the car circulation area inside the condominium are not invaded. Guest access Identification is required for access to the residential development. There are health restrictions in common areas such as: Swimming pools, slide, sports courts, children's games. There are several swimming pools and children's playgrounds within the subdivision, but only the one corresponding to condominium F, which is located at the end of the street, can be used. The area called AquaZona, which is located in the center of the complex, is for the general use of all the Villas; it is where the slide, sports courts, training circuit, children's games, golf, lake and pergola are located. Other things to note If you are accompanied by pets, you will have to comply with the following sanitary measures: 1) They will not be allowed to climb on the furniture. 2) They must not urinate or defecate inside the house, much less on the furniture; the backyard will be ideal to cover this need. 3) They must be on a leash in common areas. 4) They are not allowed access to the pool or aquazone. 5) The cleaning of their waste is the responsibility of the owner, even in gardens. Please note that the cleaning service is not included in the cost of the reservation. The service mentioned in the app is the use of the platform.
