Only about 2 minutes by dirt bike or ATV to nearby sand dunes and desert terrain. The river is even closer... roughly 1 minute by car to the water’s edge, making it easy to enjoy a spontaneous dip, boating, fishing or a riverside sunset (the best sunsets). Easy access to both desert trails and rive, giving you the best of both worlds in one getaway. Whether you’re returning from a ride through the dunes or a float on the river, you’ll appreciate coming back to a peaceful, inviting home base. Inside, the home comfortably sleeps your group and offers plenty of space to unwind after a day of exploration: restful bedrooms, a full kitchen, and cozy common areas for relaxing. Property can accommodate small boats, seadoo, trucks, and cars. Up to three vehicles/desert or river toys can fix on the lot. Other things to note During your stay: -Thoroughly read over house rules and relay to your entire party. We are permitted in compliance with the city, and all house rules are strictly enforced. -Before you head out to adventure, make sure windows and doors are locked when leaving the house. -You will find fresh towels in the laundry room in the big dresser. -The totes in the laundry room have games, water toys, chairs, and an easy up. You are welcome to use all the stuff, just please put everything back prior to leaving. -Please take off all the bedding and put it on the floor next to the beds that have been used. -If you’re there on a Wednesday or Thursday morning, please make sure the trash can is out for pick up. -First aid kit and fire extinguisher are in the laundry room. NO WARRANTY / CONDITION OF PREMISES I accept the premises in its current “as-is” condition. I acknowledge that I have had the opportunity to inspect the property and that no representations or warranties—express or implied—have been made regarding the safety or condition of the premises. ________________________________________ 9. SEVERABILITY If any provision of this Agreement is found to be invalid or unenforceable under Arizona law, the remaining provisions shall continue in full force and effect to the maximum extent permitted by law. ________________________________________ 10. GOVERNING LAW / VENUE This Agreement shall be governed by and construed in accordance with the laws of the State of Arizona. Any legal action arising out of or relating to this Agreement shall be brought exclusively in the state or federal courts located within La Paz County, Arizona. ________________________________________ 11.
