Set on 47 acres on a working farm, this two-bedroom, two-bath house has everything you need. Enjoy the heated pool, open May 1st - September 30th. Or take a walk or drive down the road to visit the cows and our farmer friend, Mr. Brian. Peace and quiet is what you will experience. The space Our 1,000 sq ft house is quant, comfortable and welcoming. The living areas all have brand new LVP creating an open, aerie ambiance. The open living room and eat-in kitchen share one open space with lots of natural light. The kitchen table has seating for 6. The kitchen includes a full-size refrigerator, stove/oven, toaster, microwave, dishwasher, Keurig and regular coffee maker, pots, pans, dishes, and utensils. Clean, filtered well water is drinkable from all faucets. There is salt/pepper, basic seasonings, and olive oil spray. The living room includes multiple chairs, including a full-size sofa bed, for relaxing, watching TV, or just hanging out. The hallway has a coat closet and one full bathroom with a bathtub and leads to the laundry closet and the two bedrooms. The smaller bedroom has one twin bunk bed set and a full-size bed. The master bedroom has a queen-size bed, a closet, a TV, and an en-suite bathroom with a walk-in shower. Both the living room and master bedroom televisions have smart tv’s which give you access to Netflix and Hulu accounts as well as other apps. We recently added a fire pit, some chairs, and a table in the backyard, providing a cozy spot for you to enjoy nature. You will find s'more sticks inside the house, perfect for making delicious marshmallow treats. You're welcome to bring your own firewood, but we also have options available. My daughter has chopped her own firewood into large bundles, which you can purchase for $9 each. If you prefer, you can also pre-request the firewood when you book your reservation. We provide 2 rolls of toilet paper per bathroom, linens, pillows, towels, blankets, shampoo and conditioner in the master bathroom, and Keurig cups in the kitchen. However, you'll need to bring your own paper towels, napkins, etc. The rental includes the use of the heated in-ground pool with a slide and children's swing set. It’s open seasonally from May 1st to September 30th. The pool area has multiple lounge chairs and umbrellas, sofas and tables, a ping-pong table, and a pool house with a shower/toilet and changing room. Mountain views are also included. The pool will also be available for use by the other rental house on the property. If you bring an EV vehicle, you can access a 240v outlet next to the house. You must bring your own charger cord to plug in. There will be an additional charge of $20 per night for this access. Do you want to bring a larger group and spread out amongst two houses? If you are planning to have a party or gathering, please note that this will not be tolerated, and your reservation will be immediately cancelled and guests vacated from our property. There is a $1,000 fine for any illegal party or gathering. For any exceptions, you must have our permission before your arrival ONLY. Avoidable fees: -Smoking indoors- Cigarettes, marijuana, pipes etc.- minimum $250 -Excessive messes $80 per hour -Party fine $1,000 and immediate removal -Extra guests above the ones on the reservation $150 per guest per night. Dogs—We charge a minimal pet fee, so we ask that pets not be allowed in beds or furniture. Removing pet hair is very time-consuming, and our cleaning crew will charge an extra $80 per hour, which we would have to pass on to our guests. We appreciate your understanding. The fees are the unfortunate result of guests not respecting our home, so we like to disclose this upfront. Save your money. It will get expensive if you break the rules. Baby equipment, such as a pack-n-play, high chair, and baby bath tub, can be left in the house for use if requested. Guest access Guests will have access to the entire house on one level. However, there are garages beneath the house that are not available to guests. Other things to note Our two small dogs have a doggy door from our house and may want to visit with you if you are outside. They are both friendly. If you do not want them to be around, please just let me know. There are also friendly cats that live in the barn that you may see around. ONLY the number of guests in the reservation may be at the house. Any additional daily visitors need prior approval. The house is dog-friendly, with a maximum of 2 dogs and a combined weight of 60 lb; exceptions can be made. Provided covers/sheets must be placed on furniture to limit fur transfers. Your dogs MUST be included in the reservation count. We cannot accept cats due to severe cat allergies. ::Places to Visit:: Hillside Farms- Fresh dairy and visit with animals. We have lots of great bike trails and state parks nearby. Frances Slocum State Park has great hiking and biking trails as well as a lake for non-motorized water activities and a playground. It is less than 10 minutes away. Lackawanna State Park is a beautiful state park with hiking, fishing, boating, picnicking and more. It is approximately 35 minutes away. Ricketts Glen State park has great hiking trails, a beach lake and amazing water falls. It is about 50 minutes away, but worth the drive for sure. Montage Mountain is 25 minutes away for skiing in the winter and concerts in the summer. Many ski resorts in the Poconos are within an hour's drive. The Mohegan Sun Arena is also 25 minutes away and offers amazing entertainment throughout the year. ::Food:: There are many restaurants in the area, but the independently owned ones are the best. Some of our favorites that we recommend are: Agolino’s, Grico’s, Valenti’s, Kevin’s, Fire & Ice, Rikasa, Bravo Tex Mex, Fuji’s Pittston & Canteen Central. Recommended nearby Italian/pizza places are: Napoli’s, Antonio’s, Demuro’s Pizza, TC Reily’s & Tomasino’s. ::Grocery Stores:: There are many grocery stores within 10-15 minutes away including Fresh Grocer, Weis, Aldi and Walmart.
